We have 2 small dogs and like the idea of being fenced in. Does anyone know if they are building new Courtyard homes with 2 car garages and the fenced in yard like the older Courtyard Villas?

When we were there in September they were building lots of courtyard villas but they had a one car and a golf cart garages. Some of the locals may have more up to date info. We also have 2 chihuahuas and are planning to buy a CYV.

There are courtyard villas with 2 car garages. But you will really have to search for them. Many villa neighborhoods may have a few 2 car garages within the area.

I want to say that the larger 3 bedroom villas are the models that have these garages, but I may be wrong. Sometime the 'corner' villas do also.

You can check with a realtor but I think there are villas in the Marion County area also with the larger garages.

I would suggest getting a copy of the villa floor plans and comparing sizes for garages.

As regards fences/walls, it all depends on the location and design for the villa neighborhood.

I see that this is your first post. :welcome:
If you are looking for new, your Villages sales agent should be able to tell you if any new ones are planned. If resale is an option, use both a Villages agent and an MLS agent. Let them know your requirements and they can find one for you if it's available. I've read here that 2-car CVYs are not that common, so it would make sense to have agents who are familiar with all the listings to find one for you.

We have a 3 BR, 2bath CYV, and the 1 car w. 1 golf cart garage, and all the positives of the CYV make up for the small garage.

The wall is really nice for privacy--we don't want to see people behind us nor to have them seeing us sitting on our lanai. At the same time, the wall is low enough that we do not feel too closed in (the neighbors behind our back wall have tall, beautiful palms with spotlights shining upward in them at night, and we enjoy the breeze rustling their palms).

CYV's are good for dog owners and for meeting/knowing neighbors who are kind and caring. Our neighbors and we babysit each others' dogs while on vacation, cruises etc. The dog sometimes stays in its own house with neighbors coming in to care for him several times a day. And sometimes, people who no longer have a dog miss that in their lives and they might like to take a neighbor's dog for a walk or just spend time together on the couch.

There's no place like The Villages! Enjoy! Don't debate it too much--you can't go wrong here unless you're ultra persnickety about the little things. (Don't sweat the small stuff.)

I can tell you this is a great listing. It was the one I bought that fell through on closing day (see previous posts). It looks like it was never lived in. Great location, there is a really high wall in back for privacy and it of course has the two car garage. Good luck...

we bought a 3 BR CYV over 4 years ago - 1/1-2 car garage. In our villa neighborhood, there are 2 villas with a 2 car garage, and they are both 2 bedroom villas. I have kept a pretty good watch on resale and new listings of CYVs since I bought, and in all that time I have only noticed one 3 BR with a 2 car garage, and it was a resale several years old.

Some people have a real problem with only a 1-1/2 car garage, and end up moving to a designer or ranch/cottage. We are fine with ours, but our model (Bonita/Foxglove) has an extra deep garage that holds quite a bit, plus you can fit 2 golf carts and a car inside. Many others park their car(s) in the driveway.

Spend some time walking or golf-carting in villa neighborhoods and checking out open garages. Stop and talk to anyone who's outside - most will be happy to show you how they work it out.

Yes, all CYV have walls. Some that are adjacent to a golf course, or a nature preserve, or a pretty view have two tall walls on the side, and a shorter wall in the back.

Fences or walls are not permitted for homes other than CYV.

We moved to a 3 bedroom CYV with 1 1/2 car garage. I got a corner lot so my children, I mean dogs, have lots of room. We are even adding on another 12 feet to our lenai and still have plenty of grass and room for them. I have been to a few of the newer Villa developments but have not seen any two car garages.

Unless you both need cars for work you van easily get by nicely with one car and a golf cart. We came here with two cars and sold one within the first week and replaced it with a cart. Plus there is no reason why you cannot park in your driveway.

Your kidding , right ??? Time on the couch with the dog ?????
My wife doesn't even like me to sit on the couch .......she has so much leather dressing on it that the last time I tried it I slipped off the cushion onto the floor and busted my But you know what I mean, Besides if I had a dog , who would walk my pet RAT.......Its tough out there dodgeing dog poop and side stepping dog urine.......One of my nieghbors even has a little doggie outhouse and you know that HAS to be against the rules...........
