View Full Version : Missing adjustment screws in an adjustable door threshold

My front door has a gap at the center of the threshold. It is an adjustable threshold with 4 adjustment screws. However, the 2 middle adjustment screws are absent, and have consequently let traffic across the threshold push down the center.
Are those screws replaceable, and if so where can I buy them? Or does the threshold need to be replaced? (Yes, I'm a DIYer but haven't solved this problem yet.)

I have never seen an adjustable threshold, ours has 4 screws, but these are to hold the threshold down. If you have a gap at the bottom of your door check the rubber sweep, we have had to replace ours. The only other option I can think of is to go to ACE hardware on Wedgewood, as they seem to stock a lot of Village specific parts and may be able to help you. On a side note, one of our thresholds had a rubber gasket between it and the main (wide) threshold. I tried to replace it and could not find the part anywhere, I ended up using a CLEAR silicone between the 2 pieces, which has been working very well.

Can a door threshold be adjusted?
Raise the threshold where light enters by turning the nearest screws counterclockwise. Set a straightedge (such as a framing square) on the threshold and adjust the other screws to make sure the adjustable strip is straight. Close the door and check for light. Readjust the threshold until you've eliminated the light.
I would remove 1 of the remaining screws and check thread metric or SAE for replacement. Blow out the threads before replacement.

Villages Warranty office can tell you who installed the door, I'd bet they have info about the installation.
Whether under warranty or not, they can tell you who did the initial work

You don't say how old your home is-still warrantied? Threshold pushed down in the middle?
What has been moved in or out safe, Refrigerator? I would first check with a straight edge, long level etc to be sure it is in fact sagging. Ours, our door was not properly hung. That prevented the lock from working properly. As it was not working properly the sweep, rubber under the door was damaged. Was all repaired under warranty-N/C.
If, not under warranty, IT IS COLD OUTSIDE. They used to make a fabric, snake you would tuck under a bottom door seal that was N/G. I would wait till it is warmer to tackle this project. For me what should be a one hour job somehow ends up at least half a day.

Middle screws missing. I assume you are saying there are holes there with no screws in them. Sounds like whomever put in the door was a they will never see that aftsman.
If, you take the other screws out, you will see what they should be and why the center screws were left out. Cement below the threshold with holes in the wrong place? They
were ripped out when heavy stuff, refrigerator was installed etc. If, the screws go into
wood, termites?

For those who have not seen an adjustable threshold, this YouTube video (https://www.youtube.com/watch?v=spvakJF4UDU) gives you a quick answer about adjusting them.
My problem is that the middle 2 of the 4 adjustment screws are missing. I SHOULD have asked if someone has taken one of these things apart and knows if the screws can be replaced without having to rip out all the rest of the threshold assembly.
BTW, it is definitely not the sweep. The front of the house faces east and in the morning one can see a sliver of sunlight cast on the floor inside the door. It's definitely the threshold, probably caused when rolling in the "that's too small for Florida" gun safe. :)
As for other questions, the home is just over 2 years old and this is the one thing I missed putting on the warranty repair list. I have met the builder and might call him as @JohnN suggested.
That suggestion sparked another idea. Our purchase contract included an exhibit that lists details of virtually every thing used in construction, down to the types of bulbs used in light fixtures. Off to search that exhibit for door sills or thresholds ... which says "Eversill and Everframe" for exterior doors.
The question remains: has anyone had one of these things apart without having to remove the entire threshold?

See who the manufacturer is at the door call them up and they probably could send you to the screws. Look on the hinges.

I believe the OP means the weatherstrip at the bottom of their door. Many U or L shaped weatherstrip have oval shaped holes for the attachment screws that allow for the weatherstrip to be adjusted up or down so that it sits down on the threshold.

Not to correct you but there are adjustable thresholds from one Pennsyltuckin to another. Exterior doors only.

I had the same problem and while it was under warranty I had it worked on 3 times. The first they came out and adjusted the threshold. It lasted a few weeks until being stepped on enough to push it back down in the middle. I called it in again and this time they put a shim under the threshold. This appeared to work, but when I had my 11 month inspection done the inspector found light between the door and the threshold. It was written up in my report and they came out and did more shimming. I will see how long this stays in position.
I do know that you can find this exact threshold on Amazon for around 35.00 if you need to replace it yourself.. If your house is still under the first year warranty al it in.

I have never seen an adjustable threshold, .......I assume this is what he is referring to. Used to have one up north. Worked great.

I did an internet search on "Eversill and Everframe", and found what appears to be the manufacturers website which was much less than useful. I was hping to find some actual information on the door sill and possibly some installation instruction, no such luck. This one has me currently stumped.

Same results here. However, a company named Endura produces a product that looks identical to mine (https://www.enduraproducts.com/products/sills-sill-systems/z-series-adjustable-inswing-sill/).
Better yet, I found a DIY sheet on how to replace the adjustable cap (https://www.betterdoor.com/wp-content/uploads/2018/06/Adjustable-Cap-Replacement.pdf).

Therma Tru makes an adjustable threshold. Depending on when your house was built, The Villages installed thousands of this brand of entry doors. Romac Door Division (Lady Lake) stocks these adjustable thresholds. You might want to stop by or give them a call 352-753-3333.

Thanks to all who had suggestions. It turns out that the product is an Endura Composite Z-Series Adjustable Cap (https://www.betterdoor.com/shop/exterior-door-sills-thresholds-replacement-parts/exterior-door-threshold-sill-replacement-caps/endura-composite-z-series-adjustable-cap/).
It is made of "synthetic" material, "plastic" to this unsophisticated man. The original was probably broken when we rolled in our "too small for Florida" gun safe. Those adjustment screws I thought were missing weren't missing at all, just shoved aside by the event.
Replacement was easy once I searched around and found out what to order. The replacement was a fraction of an inch too long and easily cut with a handsaw. After that, it was a simple drop in.
