Anybody have a recent cost (2022-2023) for a roof replacement on a 1600 sq foot home?
Seeing anything from $6,000 to $30,000 online, just wondering what it could be for a home in The Villages.

Our house is a bit larger at 2300 sq ft and we paid $17,500 June 2022. We used McGinnis Builders and couldn't have been happier.

Why are the roofs so expensive here? Just had one done in Asheville for 12k on a 2800 square foot home! Are we getting smoked in The Villages?

You could probably get it pretty cheap if you just use the same cheapo 20-year shingles the Developer used. And why not? Your insurance company will refuse to insure it when it hits 15 years, anyway, and you'll wind up replacing your perfectly good roof with 5 years remaining on the warranty, just like you're doing now, even if you put a 50-year roof on it. A good roof will just waste 35 years of roof instead of 5.

The roofing scammers, in cahoots with the insurance companies, created this insane only-in-Florida level of corruption, so why reward them by buying an expensive roof from them that you'll never use?

I've got a perfectly sound 20-year roof that the insurer removed from coverage the moment it hit 15. There's a law that says they can't do that. They did it anyway. Which tells you who's running this state. It sure ain't the voters.

Wow ! We've all been comparing notes on our block. Several have used the ones you mentioned. None of the bills came close to 23 THOUSAND, the neighbor paid $1600 in Aug. for a 2100 sq ft model. Did you have some kind of extra work done ? Bad wood replaced, other extra work ?

It would seem so. I had a roof replaced in Minnesota four years ago; 1,650 sq. ft. four-bedroom rambler, attached garage, for $7,000.

The “free roof“ idea has my feathers ruffled. What are they talking about? Have you not paid your insurance premiums over the years in case you need to make a claim and you have not until now? Is it not the insurance company that is demanding that you get a new roof or they won’t insure your house? If that wasn’t the case how many people would care how old their roof was as long as it was working? This “free roof” must be an insurance company ploy to try to make you feel guilty about something they impose on you in the first place.

Just had APC roofing replace my roof this January. 1530 sq ft home and the cost was $12,000. They were excellent.

We used Batterbee. Great job! The roof was still under warranty, so, the replacement was free, but the estimates in late 2022 were around $19,500 - 20,800 [three of them) for our 1600sq ft home. Careful with the material to be use and make sure as they bring the stuff down, that you are getting what they offered you.

1500 sq ft April 2022 $16,000 West Orange Roofing was absolutely great.

Getting a roof done in one day actually scares me. Why the rush? Mine took two days by "The Roofing Guys" and their price was just a little higher.

The SF of your home has nothing to do with the amount of roofing there is. Depending on the style of roof you could have a lot more roofing surface. Roofing is generally quoted by the number of squares of roof plus waste (10-15%). 100 sf = 1 sq of roofing.
Plus you have the cost of “tear-off” and debris removal. Not sure want the going rate is now for shingles. You probably have between 20-24 sq of roofing. Even at $400 a sq which I think is high you would be at $9600 plus tear-off and removal costs.

1,397SF Courtyard Villa. McGinnis Builders $10,400 just a few months ago.

Why? With the right crew, it can be easily accomplished in a day...

Less chance for rain to damage what they haven't finished...

Is that the cost to just put on new shingles- or new plywood as well?

We also used McGinnis - quick response, good communication on our options /choices and what to expect, was there when scheduled and did great clean-up. Smaller company than Batterbee, who we also called. McGinnis was done before Batterbee could get someone to us for a quote (and they wanted me to put an app on my phone for their drone to fly by before quote), and I liked that with McGinnis I was talking to the owner - Batterbee is large enough that I just talked to sales people and receptionists. Both companies have good reputations and I'm sure would be a solid choice, but I liked supporting small and local.

Batterbee $23,000. McGinnis $10,000. For a 1700 sq ft house. Haven’t had mine done yet but have friends who have. . Batterbee spent an hour or so giving me a well polished sales pitch. I guess that should have been my first clue.!

We have 1,650 feet and paid $14,000 from the Roofing Guys. I got my shingle request too. Don't go cheap on shingles either. Their is a big difference in quality.
