Where is 466b? I think you mean 466 and 466a. Also, I doubt you will find anything in this price range, there are 2 houses in our neighborhood that I think would be suitable however the price for each is over $400k. You may find a villa in this price range, but be sure you understand the side access with your neighbor, as well as all of the other restrictions on these units.

I concur with others on here... a 2/2 for $250K ? ? I've seen mobile homes in the area where the villages first began, selling for more than that. Not trying to be like the "snarky" types on social media, but just go to the villages website, or a site like zillow, and type in a 1/1 villa and see what comes up. I think even the 1/1 will come up more than $250K range, but, if you're serious, just keep checking the websites. Could also go the sites of specific RE companies like Remax, Caldwell, etc. and put in the zip area you are seeking. You can do a LOT of research before you even arrive. I can tell you a good friend visited when we first moved into our home. They had no intention of buying anything here. During their visit, they went to see a villa "out of curiosity". It was a 2/2 colony cottage, they bought it with NO forethought or planning. The price was $102K. They rented it out most of the time, they used it themselves as a vaca home, they kept it very nicely but no remodeling with new floors, granite counters, nothing like that. They just sold it in December for $319K !

That's for sure, "we'll take a couple of those please"...LOL ! Seriously, I doubt it would ever reach the listing phase, surely an agent, or the listing agent, would buy it, or have it sold before ever appearing in an ad !

There are several homes between 466 and 466a that are under $300,000. Check out the Villages’ website.

There are a number of VLS homes in the 250,000 to 300,000 range - so getting one for 270,000 is possible. Most are north of 466, about 6 are between 466/466A

If willing to go new build in the South (Newell) you can snatch up a 2/2 patio villa around $255 and up.

You should look north of 466 if you want that price range...Spanish Springs and surrounding area. Mature homes and landscaping, no bond to pay, etc., But beware in that price range you'll likely need to invest some additonal money to bring it up to livability.

The only one I found close to your price was in the MLS. The cheapest on VLS was about $290k. This is listed at $260k and has an open house today. 309 Emmalee Pl, The Villages, FL

When you search just put in 2 BR and then sort by low to high price and that should get you what you are looking for.

Where is 466b? I think you mean 466 and 466a. Many houses between 466 and 466A that are NOT in The Villages but East or West of it might be in that price range. You, are right, though, that the price is too low by far for IN The Villages except in the Historic Villages.

Snarky people please just stop. OP is asking a legitimate question. He wants to see if someone who bought when prices were $145-165 is willing to sell for $250 without realtor to him. You never know someone who wants to sell fast and make $100k might be willing to do. It might be do to OP circumstances that is all they can pay. Not everyone in TV has deep pockets with unlimited disposable income. Please just remember the golden rule and treat others the way you want to be treated. OP I think you will be able to do your price range this summer especially when prices are lower. Also, contact a MLS and TV agent sometimes they will send you a POV before house hits open market. Also, look for sale by owner on Zillow. Good luck

LIVIBILITY?? I'm hoping you just used the wrong word! There are some beautiful homes surrounding Spanish Springs which I am sure are move in ready. Sheesh, How pretentious!!!

If you are not familiar with the various neighborhoods in The Villages (covers 4 counties), I suggest you get a briefing by visiting The Villages 101 The Villages 101 The perfect place to start learning about The Villages "Florida's Friendliest Hometown". Learn about neighborhoods, house rentals, activities, and pointers to the many other resources. Your best resource for renters (http://www.thevillages101.com).

You should start conducting your own online search on realtor.com. Be aware that there is a difference between MLS real estate brokers and the 375+ real estate sales agents on the payroll of Villages Sales.

The market is slowly softening and houses in The Villages are now selling for BELOW asking prices, but still a lot higher than just a few years ago. BTW, as others have mentioned, owners in The Villages take a very dim view of investment and short term rental owners.....

I know of one (patio villa) in Lynnhaven that sold recently for $349.00 It had a few upgrades but not anything special.

To the OP: prices are high but are inching downward. There are some houses near ours that have been for sale for some time, and on one of them the price has been reduced three times. That, in comparison to a year or so ago when houses stayed on the market for hours, if even that.

If you're not too anxious and grab at the first thing that comes along in your price range, your patience may well be rewarded. I'd give it a few months.

I definitely remember a new patio villa listed for somewhere around $314K back two years or so ago. If memory serves me correctly there were a number of them listed for between $285K and $300K. I remember it because we live in a patio villa and was surprised how much they had gone up since we bought our house.

There are mobile homes in the northern area that you can get for around $175,000-$200,000 roughly
Anything there’s not a mobile home is going to be a 1/1 you might find around 200,000 which would be older and up north as well. You can find. 2/2 for around $275,000 and up.

Due diligence is #1, especially in ‘The Bubble’! There certainly are available homes in that price range-new or pre-owned. As 1 NICE poster linked in Newell. One caveat though, if important, Newell is in Lake County and there is an additional % in property taxes. We have been looking for awhile (2 bros there). It is both beautiful & confusing in pricing but maybe take a visit & check it out if you haven’t yet.

Before you arrive, contact a Villages realtor and non-Villages realtor. You can discuss what you are looking for in a home and the price points. If the home is listed with a Villages realtor, a non-Villages realtor cannot show the home. If the home is listed with a non-Villages realtor, a Villages realtor cannot show the home. The realtors will be able to show you the pre-owned homes available. Good luck

There was a beautiful 2/2 Colony in Duval that needed a little updating but no because it was unlivable like one poster said! It was listed got $280 and that’s what it sold for. You must be super aggressive, no loyalty to any one agent and be here with your checkbook ready to strike like a Viper when you see a deal. The deals are here I promise you. People are fishing for big money and most are kidding themselves. Some houses need renovations from the doorbell back. Others are fine for a reasonable price. I have a great,fantastic realtor. I don’t want to give you her name because that may limit your potential to contact MANY REALTORS. I also want to help you and not give her name to you and turn this into an advertisement for a specific realtor. From what I’ve seen with my own eyes in the last 60 days your request is reasonable and are you ready for this, a little bit on the high side at $250,000.

I know that this is not a direct answer to your question but MICHAEL61 came up with a perfect alternative. New areas south of 44. People who speak badly about this area are misinformed, jealous or just want to be controversial. You wii be GOLDEN. Be ready to put some work in on your search. Realtors must list the previously owned homes they have the privilege to sell but they don’t have to list them quickly! They try to sell it so they can double dip on the commission, I would do the same if I was them. Good Luck! Wanna see you get a killer deal, we did!

I saw one, off Morse blvd, for $260K...

Kelly, For $250,000. You’ll probably pay that much for a Courtyard Villa. Even some patio villa’s, could $200,000. or a little more. But I wouldn’t look for anything bigger than that. Keep looking you might find something where someone just wants to get out of TV. But if you do find something there, you’ll love it, lots to do but you’ll still run into all kinds of people from all walks of life!

Lot's of cheap houses in Village of Newell. Check on proximity to turnpike before you buy. There is a reason they are priced well below other more desirable locations. Best of luck.

tkelly, I commented once, something like "good luck trying to find something with 2 br and 2 b for that amount, but today (Sunday) did see ONE 2/2 for $269K, the lowest I've ever seen. Don't know the condition, so that might be a factor, but perhaps if you are patient, you will find what you are looking for.

Such good advice. Just so many factors, personally I think more confusing than most places. With the villages in 3 counties, you have to check out all tax structures and WHICH utility companies you will have, what choices you have in TV, internet, what the school taxes are in each country, what the BOND (that's a really important one !), and a list of other things that could go on for many paragraphs on here. We thought we did our "homework" thoroughly when we built new, LOL ! Soon the cost of paver bricks (not essential of course), of plantation shutters, of simple things like ADDITIONAL closet and garage shelving, additional outlets on lanai or outdoors (over the standard in a new spec home), the list was endless. So many "extras" in a resale home, things you never expect to add up to some much, but then again, we are all different, none of these things may be anything you would want anyway !
