I have a couple of good friends who live there and they love it. I'm over there often and it is great. More mature landscaping, and good views from the hilltop country club. Everyone I've met there is very friendly.

Most of this area are manufactured homes. Nowadays people are having them removed and replacing with a frame or concrete block homes.

You might have told them what kind of area you're looking for. And you were told this area doesn't meet your criteria. It depends on what you want, and WHO told you not to buy in this area. It could be that THEY just don't like this area, and decided to impose their choices on you.
Those are the reasons why you would be told not to buy in Orange Blossom.
You need to have an idea of what you WANT from your new home. Close proximity to supermarkets? Walking distance to the medical center? Easy access to Florida's Turnpike? Mature landscaping? Disability-friendly rooms and doorways? You have to determine your affordability. How much can you spend on a home? Will you need a mortgage? Do you want a brand-new house, or are you specifically looking for one that's been pre-owned, or do you not have a preference as long as the dimensions and price are right?
You have to check the risks vs. rewards of each type of location as well.
Beautiful swamp view in the back = higher risk of gators and mosquitoes at your back porch.
A courtyard villa with high walls = less chance of actually meeting any of your neighbors - but high chance of HEARING them if you're both outside in the back yard at the same time.
Somewhere super close to the town square = higher traffic, especially during peak hours and festivals.
The simple, relatively quiet, and natural-looking beauty of the "historic section" (Orange Blossom Gardens, Silver Lake, Country Club Hills) = higher chance that the only options will be manufactured double-wides or mobile home single-wides.
The upside to the older areas is that the oldest no longer have any bond obligations, and the older (but not oldest) are pretty close to paid off.

You can pay it all off at once, OR you can pay it monthly, with insane interest, and not be allowed to pay it off early if you change your mind.
The interest rate for the bond in my area is 2.43% pretty INSANE! But also, it can be paid off at any time. I just believe it has to be paid before a certain date to be reflected in the following tax bill. If someone still has a bond it usually gets paid annually with the property tax bill.

Many explanations. First of all, the homes there (even the brand new builds) tend to be a bit lower priced. As far as we've observed, there are no (or very few) homes in the 700K to 1 million plus category in that area. To some, that means "safer" neighborhood, which probably does not prove valid when one begins to investigate "incidents" in the villages; drugs, domestic disturbances, drunken altercations, child pornography, on and on. In the final analysis, the price of the home seems completely unrelated, people are people, violent people, emotionally disturbed people, sociopathic personalities, and even those with actual dementia, live in every part of the villages and purchase homes in all price ranges. Another factor is an on line "news paper" that gets a great deal of attention by featuring any and every incident in that area, right down to disputes among and between neighbors. Although I don't live there, I would definitely consider it. In my opinion that area has the nicest of all the country clubs, is very well kept with immaculate homes and residential streets. Originally, the villages began as a kind of "upscale" trailer park, country club, golf courses, etc. In recent years those original "trailers" have been removed and some really beautiful homes in lovely settings (such as on a lake) have been built. I directed family members considering a move here to really get to know the OB Hills area, to play golf there, have some meals there, and drive through the area before "counting it out" in favor of brand new villages across the expressway. Told them to check out everything: "bonds", tax rates, utility rates, proximity to major shopping areas, etc. You really have to explore these things ...

I lived there for 5 years, owned for 3. I loved it. My house had problems with the copper pipes, which I deemed too expensive to fix, so disclosed and sold it. Still miss that area.

I would have to say that jealousy is a terrible thing, it will eat you up. They must be off their rocker to look down at that area. It has some warts but overall the great things about the entire area outweigh the drawbacks. We spent 7 great, phenomenal years in Country Club Hills and highly recommend it. Very peaceful and neighborly.
We moved inside The Villages because I wanted to score on the price of the house and live in something that was new. We expect another family member to join us soon, and the old house wouldn't work. We needed something with no steps.
When I went back the other day to see the neighbors it was really rough on me to see the home still sitting empty. I love where we are but definitely miss The Hysterical Section. (Said Lovingly) :thumbup: We still take the ride to swim with our friends and they come down this way too. :clap2:

The sheer number of repeat offenders, child molesters, druggies, domestic abusers, and various other unsavory characters that reside in the historic and Spanish Springs areas is disturbing, to say the least. Any "child" who has given up on life and wants to mooch off of elderly family members until they take a dirt nap should have to pass an extensive background check, and no repeat offenders/convicted felons need apply.

Would you be so good as to back up your opinion with statistics such as the total number of residents in those historic Villages and the number of offenders that live there - as well as the number of offenses by the categories you have listed. And about that "a supposed 55+ "retirement/active adult" community" comment - nothing "supposed" about it! Just like any other Village in the 55+ Community development called the Villages up to 20% of the residences/roofs may be occupied by individuals younger than age 55 and older than 18. Orange Blossom Hills is preferred by many due to its location, mature trees and landscape, affordability, and friendliness of the residents. Very quiet and relaxing environment.

I totally disagree with the negative opinion you received OP. I live in OB and I love it. I spent 2 winters renting to check out various areas of TV and I found my fave area here. I much prefer being in a mature landscaped area (it still makes me say "SO BEAUTIFUL" every day), the ease of shopping for anything really close by, the feeling of the place has much more character and friendly neighbourhood. A lot of the manufactured homes need updating, but that wasn't a negative for me. The purchase price reflects this and it's fun to have projects to renew a home for me.

I live in Silver Lake which is in the same area. We live in a very modest manufactured home and 100% love it here. Super friendly and helpful neighbors. We are 5 minutes to Spanish Springs and 19 minutes to Lake Sumter by golf cart. All major shopping stores, restaurants, medical facilities are within the same time frame or less. Vast majority reachable by golf cart too, same time frame.
Paradise Rec Center, one of the originals is about to be completely rebuild. Silver Lake Rec center was renovated last year with new pool tables too.
It’s a beautiful area for a cart, bike ride or just walk around. Plenty of outdoor activities, including the Archery range where most classes are taught.
From a financial aspect, it’s a great place to live when your resources are low. Inexpensive homes, no bond and if the home is in good shape most only need some basic renovations. During our search we saw one that didn’t need anything all. Also you will see nicer homes that people have built, replacing the original ones.
My recommendation is to rent a house here. Plenty around to do that. Stay for at least a week but if more time is available, better. And figure out for yourself.
Who ever told you that about Orange Blossom, has no clue. That there some problems here, of course like any other part of The Villages. But they are minor when compared with the awesome and relaxing lifestyle we enjoy around here.
The historical section has three main areas: Orange Blossom, County Club and Silver Lake, just for your reference.

Every aspect of crimes committed, are everywhere in The Villages. Not only the historic area.
Did you forget how Swat was called last year to a residence? Do you remember the area? Just in case, it wasn’t the historic side. Look it up. Still all those crimes are way lowers than areas outside The Villages.

Well said. I think most Villagers have never actually been there. It’s clean and neat and nicer than I expected. I like it. It’s the least expensive part of The Villages because most of it is 30 years old or more, and a lot of the houses are double-wide mobile homes with carports rather than garages, and at that age there is often quite a bit of repair necessary to plumbing, electrical systems, windows, roofing. Some people are buying these inexpensive homes on lakes and replacing them with much more expensive homes, but still, the value of a new home is also influenced by the neighborhood. Even an inexpensive mobile home on a lake may cost $200,000 or more, and for that price you can get a very nice lot in the Deep South of The Villages and build in a new neighborhood. A disproportionate share of what little crime there is in The Villages happens there because there are landlords renting these old mobile homes cheaply to people much under the retirement age, some of them drug addicts or criminals of various sorts. There are some amazing trees and shrubs there worth seeing.

Orange Blossom is a VERY small old section started as trailer/houses and you have to go over the old 27/441 bridge to do almost anything. If you want to easily take your cart to many stores/golf courses stay out off there and ABOVE hwy 44

Google "Spot Crime". Go to that website. Input any home address in Orange Blossom that you want to buy. Crime off the chain in that area. That is why. Also, do not be fooled into thinking your Village "Gates" will keep the burglars out. They do not. Orange Blossom is an incredible crime area. Infested even. Where is the crime coming from? CLOSE proximity to affordable housing, which is where it always comes from. Young teenage kids ON drugs, supporting their buying habit by breaking into your cars and homes for small items to sell or cash. Join Nextdoor website (in that area) to SEE all the home videos captured of these young kids doing this. Home owners post about it all the time with close up videos for all to see. Also, the police simply do an incident report and that is the end of it because it is so rampant they give up on capturing the individuals. Avoid this area and if you don't believe me then look at these social media sites yourself to SEE videos for yourself. I already know people will reply negatively to my post due to my comment about affordable housing. No matter what they say...it will not change the fact that it is true.

We lived there for 5 years and it was great. Homes are older which might sway some folks, but there is no bond.

It's called the "historic district" because it's the original section of The Villages. TV started as a mobile home park, Mr. Schwartz thought people from Michigan would enjoy spending the cold months in Florida. To me, it's the prettiest part of the Villages, the mature trees, and hills have a whole different atmosphere than the new areas. It has more "personality" too, yard ornaments are allowed, unlike the new sections. When you drive though, residents are outside, working in their yards and visiting with their neighbors. You might see gnomes or pink flamingoes. There are many people who look down on those who live in single and doublewides. If you are a snob, it's not for you.

Great response. My experiences in T V over 4 years ago and of recent is the first response to home buying in T V by T V realtors has been all the reasons not to purchase pre-owned homes but only direction toward NEW. If one isn't interested in the new areas THEN they suggest pre-owned and certainly NOT at the north end of T V where homes are generally manufactured.
I found that strategy on their part to not settle well with me. To each their own in need and want. If a person is looking for a home Village realtors should NOT push NEW first, giving all the nitty gritty info. and their "opinions" of the negatives of the historical areas in T V. It is beautiful up that way!

I can tell you that where ever I go the people love the area they live in for the most part. Thats not to say you can't have a bad neighbor or your priorities change. i.e. a bigger house, move closer to shopping or activities. Many choose to move around and some are on their 3rd or 4th house in 15 years.

Adult children living with their parents is not confined just to the "Historic" side. It's rampant throughout The Villages. Personally I like the historic side. Since it's transitioning to site-built homes, if you buy one of those now your property values will probably increase even faster than elsewhere as the transition nears completion.

Since it's transitioning to site-built homes, if you buy one of those now your property values will probably increase even faster than elsewhere as the transition nears completion.
It's my understanding that the developer stopped their teardown program. This "transition" will take more time than most of us have.

There is good and not so good regarding all areas. It is a personal choice. I live in OB and will not return to the center ever again.
Why??
-Location to everything by cart or car
-Lot size
-Trees and lakes
-Views
-Friendly neighbors
-Paid bond

Simply put, some people have the stigma that it’s the low-end of the Villages. Some have even told me it’s only trailer-trash that live there. Some, who have never ever crossed the Spanish Springs bridge to the Historical section, have told me how bad it is - hmmm…
Of course what they don’t know is that I live there. You see, when asked where I live, I say, “Country Club Hills.” (which is true). Most people have no clue where that Village is much less the many others. With a pretty name like Country Club Hills, they just assume I live somewhere west of 441. Lol!
Let me dispel a lot of rumors and ignorance about the Historical Section. First, the Villages of the Historic section (Silver Lake, Country Club Hills & Orange Blossom) are unique in the Villages as they are not, and never have been a CDD. The Historical section is the only place in the Villages that was never a CCD. CDD statues weren’t established until after this section was developed. So what does that mean?
Well for one, many people will tell you the Historic Section is old so pretty much all the Bonds there have long been paid off. Not true. The three Villages of the Historic section never had bonds, never will.
All the other Villages are CDD’s which means they are (or eventually will be for the newer CDD’s) managed by a Board of elected residents. Each CCD has common areas they are responsible for maintaining, and it’s different for each CCD. To maintain those common areas, the CDD collects a maintenance fee from each household (again, different amount for each CDD) which is billed as non advolorum in the property tax bill. This is not the case in the Historic section. We pay no maintenance fees as again we’re not a CDD. Our maintenance of all our common areas is a function of three entities: Lake County, Lady Lake, and the commercial VCCDD. The latter is a board selected by the “Developer” (you’ll hear a lot about the “Developer” after you move here. Lol!). The “Developer” is the Morse family.
As a result, our property taxes over here are a bit higher than Sumter County (but with no maintenance fee, it’s about a wash) and about the same as Marion County.
What’s good about the Historic section? Yeah, it’s very mature and beautiful landscaping - should be, we’re the oldest area. Lol! We have one of the most beautiful Country Clubs in Orange Blossom with restaurant and bar (run by FMK), And the nicest pool with a waterfall and huge hot tub behind the falls (and speaking of hot tubs, there are only 3 in all of the Villages. Two of them are in the Historic section). Many agents bring potential buyers to the Orange Blossom Club and bill it as the Flagship Country Club of the Villages. It is unique. And of course it has an 18 hole championship course.
We also have two Executive 9 hole courses over here, Hilltop and Silver Lake, the latter which was completely renovated last year.
In a lot of Villages, you have to drive a ways to get to a neighborhood pool, Village or Regional Recreation Center. In the Historic section, we have two neighborhood pools; Hilltop and Southside, Paradise is our Village Rec Center, and La Hacienda is our Regional Rec Center. I can be at any by golf cart in about 5 minutes (10 to Hacienda). Did I mention that our pools stay open until 11 pm? In all other Villages they close at dusk. We have lights. Lol!
We also have a dog park over here, archery, softball field, all the lawn games, tennis courts (2 locations) and of course pickle ball. Lol! Another benefit that I love is the variety of shopping by golf cart from the Historic section. There is no other place in the Villages where you can go to as many stores and restaurants as you can from here (Southern Trace comes in second). We even have our own little golf cart gate to get out to Lowe’s, WaWa, BJ’s, Super Walmart, Bealls and a host of others (a list way too long to include here).
So now to the big question…. Do we have trailers over here in the Historic section? Yes, we do. A few singlewides remain and there are double wides (they are called manufactured homes here). Use whatever vernacular you choose. Lol! When Harold Schwartz started the Villages, you could buy a lot with a mobile home here for $9,999, and of course people did. There are also manufactured homes in Mira Mesa and Del Mar Villages across the bridge west of 441. In the beginning Harold and the Morses lived over here. You can drive by their past homes. When it’s all said and done, the Morse family has a soft spot for the Historic section. The design of the Paradise Rec Center was one of the first projects Tracy Morse worked on. She has since designed all the Rec Centers in the Villages.
So we have a few mobile homes, a good number of manufactured, but also a good number of stick and cinderblock homes here, too. We are quite diversified - a microcosm of all of the Villages, if you will. There are 5,700 homes over here, the largest of any Village. Price points run from just under $200k and top out at about $500k.
Anyway, this has gotten long enough. Lol! In the Historical section we are different as I have explained. Are we different like some uninformed people say. No. We are just a beautiful community here over the bridge, just like many other areas of the Villages. Retired neighbors, younger retirees and older long time retiree residents, living the same lifestyle as all other Villagers. Hope this long explanation sheds some light for you. Google "Spot Crime". Go to that website. Input any home address in Orange Blossom that you want to buy. Crime off the chain in that area. That is why. Also, do not be fooled into thinking your Village "Gates" will keep the burglars out. They do not. Orange Blossom is an incredible crime area. Infested even. Where is the crime coming from? CLOSE proximity to affordable housing, which is where it always comes from. Young teenage kids ON drugs, supporting their buying habit by breaking into your cars and homes for small items to sell or cash. Join Nextdoor website (in that area) to SEE all the home videos captured of these young kids doing this. Home owners post about it all the time with close up videos for all to see. Also, the police simply do an incident report and that is the end of it because it is so rampant they give up on capturing the individuals. Avoid this area and if you don't believe me then look at these social media sites yourself to SEE videos for yourself. I already know people will reply negatively to my post due to my comment about affordable housing. No matter what they say...it will not change the fact that it is true.
I live in The Villages but if I were a newcomer, I would be confused by what is being discussed in this thread. Either Orange Blossom is a quiet serene lovely mature landscaped neighborhood or it is a crime scene of epic proportions. Which is it?

It's called the "historic district" because it's the original section of The Villages. TV started as a mobile home park, Mr. Schwartz thought people from Michigan would enjoy spending the cold months in Florida. To me, it's the prettiest part of the Villages, the mature trees, and hills have a whole different atmosphere than the new areas. It has more "personality" too, yard ornaments are allowed, unlike the new sections. When you drive though, residents are outside, working in their yards and visiting with their neighbors. You might see gnomes or pink flamingoes. There are many people who look down on those who live in single and doublewides. If you are a snob, it's not for you.
For me, all those yard ornaments is one reason Orange Blossom has a different "feel" than The Villages south of 466. Personally, I prefer the areas south of 466. The newer more modern homes without all those chotskies is the look I like.

There is good and not so good regarding all areas. It is a personal choice. I live in OB and will not return to the center ever again.

-Views

I drove my golf cart one time north of 466 on Morse Blvd to go to Spanish Springs and then back south on Morse to get home. NEVER again. But.....that is just me.

I know very little about that area. We did drive to see the pool with jacuzzi and it was really nice.
We bought just South of 466A because we only wanted a new house.
It does have many positives such as being close to the hospital and near shopping and restaurants.
The good thing about T.V. Is there is something for everyone and every budget.

Simply put, some people have the stigma that it’s the low-end of the Villages. Some have even told me it’s only trailer-trash that live there. Some, who have never ever crossed the Spanish Springs bridge to the Historical section, have told me how bad it is - hmmm…
Of course what they don’t know is that I live there. You see, when asked where I live, I say, “Country Club Hills.” (which is true). Most people have no clue where that Village is much less the many others. With a pretty name like Country Club Hills, they just assume I live somewhere west of 441. Lol!
Let me dispel a lot of rumors and ignorance about the Historical Section. First, the Villages of the Historic section (Silver Lake, Country Club Hills & Orange Blossom) are unique in the Villages as they are not, and never have been a CDD. The Historical section is the only place in the Villages that was never a CCD. CDD statues weren’t established until after this section was developed. So what does that mean?
Well for one, many people will tell you the Historic Section is old so pretty much all the Bonds there have long been paid off. Not true. The three Villages of the Historic section never had bonds, never will.
All the other Villages are CDD’s which means they are (or eventually will be for the newer CDD’s) managed by a Board of elected residents. Each CCD has common areas they are responsible for maintaining, and it’s different for each CCD. To maintain those common areas, the CDD collects a maintenance fee from each household (again, different amount for each CDD) which is billed as non advolorum in the property tax bill. This is not the case in the Historic section. We pay no maintenance fees as again we’re not a CDD. Our maintenance of all our common areas is a function of three entities: Lake County, Lady Lake, and the commercial VCCDD. The latter is a board selected by the “Developer” (you’ll hear a lot about the “Developer” after you move here. Lol!). The “Developer” is the Morse family.
As a result, our property taxes over here are a bit higher than Sumter County (but with no maintenance fee, it’s about a wash) and about the same as Marion County.
What’s good about the Historic section? Yeah, it’s very mature and beautiful landscaping - should be, we’re the oldest area. Lol! We have one of the most beautiful Country Clubs in Orange Blossom with restaurant and bar (run by FMK), And the nicest pool with a waterfall and huge hot tub behind the falls (and speaking of hot tubs, there are only 3 in all of the Villages. Two of them are in the Historic section). Many agents bring potential buyers to the Orange Blossom Club and bill it as the Flagship Country Club of the Villages. It is unique. And of course it has an 18 hole championship course.
We also have two Executive 9 hole courses over here, Hilltop and Silver Lake, the latter which was completely renovated last year.
In a lot of Villages, you have to drive a ways to get to a neighborhood pool, Village or Regional Recreation Center. In the Historic section, we have two neighborhood pools; Hilltop and Southside, Paradise is our Village Rec Center, and La Hacienda is our Regional Rec Center. I can be at any by golf cart in about 5 minutes (10 to Hacienda). Did I mention that our pools stay open until 11 pm? In all other Villages they close at dusk. We have lights. Lol!
We also have a dog park over here, archery, softball field, all the lawn games, tennis courts (2 locations) and of course pickle ball. Lol! And then there's the crime in the historic district there are a lot of owners with their adult children and/or their adult grandchildren living with them, this is a fact. Another fact is that most of the crimes reported online that are committed by residents of TV are committed by these same adult children and adult grandchildren living in the historic district. I'm looking on spotcrime (dot) com and plugged in my address. I zoomed in, then out, and found ZERO crime reports within the properties on the east side of 441 belonging to The Villages. None at all.
However, there are quite a few between 466A and 466 off Buena Vista and Morse.
A couple dozen reports of theft and some categorized as "other" around Lake Deaton.
Another couple dozen various reports (including one burglary) south of Fl. Turnpike in the "new-new" area.

Paradise and the Country Club pools are both in walking distance to my house. Hilltop is a 5-minute golf cart drive, the one at Silver Lake is maybe 8 minutes, when I don't get lost (I can't ever remember how to get there).

Orange Blossom is a VERY small old section started as trailer/houses and you have to go over the old 27/441 bridge to do almost anything. If you want to easily take your cart to many stores/golf courses stay out off there and ABOVE hwy 44

That's for sure ! Whoever wrote that bit of garbage about all the druggie adult children living with retired mom and dad ONLY in the OBH area must be on drugs themselves... or doesn't understand how to research such statements before throwing them out. And NO, we do no live in OBH, but we are well aware of the great neighbors but their less than desirable adult children living between 466 & 466A. Soon after we built our home, the adult "druggie child of a lovely couple, along with a couple of her druggie "boy friends from Ocala area", shot their own parents to death in their home near Nancy Lopez area years ago. Then there was the drunken adult "child" near us, who committed a hit and run on OBT, killing a man, and then "hid out" at his parents home in a village near LSL, and so it goes. The latest child porn freak in the paper last week lived, like so many others (if you bother to look it up) did NOT in Orange Blossom Hills. And no, we do not live in OBH so I am not being "defensive", however, I do know from personal experience, not "villages rumor, that this type of activity is everywhere, home price, village, location, etc. seems to have no correlation at all !

When I was visiting in December and I told people I was thinking about buying, I was told not to buy in Orange Blossom. Can anyone tell me why?
Everyone has different expectations as I am sure you have. You state your expectations based upon what you say, how old you are, where you came from, the car you drive, your health, activities you enjoy, family status, etc. Perhaps the recommendation that you received was based upon the expectations you personify. If you come a high price area and expect the same quality, you would not be thought to want a remanufactured home. If you are young and athletics, you are likely to drift to newer areas with younger neighbors.
One reality that you can easily note is that the northern area is older and has older residents. My area of Caroline near Lake Sumter Landing was full of early 60 year old residents 16 years ago but guess what , now there are more residents in their mid 70's. So, you come here in your 60 year old mode and your neighbors are mostly 70. Are your interests the same?
Just think about it. Our real estate agent made a comment to me when I mentioned I liked the landscape better in northern areas. He said, just remember that more mature landscaping is means the people are more mature.
Best thing is to use your own judgement, but recognize the realities.

As a Villages resident you have access to all of the amenities all over the Villages - except the Country Club pools which are priority pools and require a 'membership' fee. Adult [Hilltop n Southside] pools require residents to be age 30 or older. The pool at Paradise is a Family pool for all ages.

Yes, you have access to Hilltop, Southside, and Paradise pools. If you have upgraded Country Club pool access you can enjoy the Orange Blossom CC pool. Come on a Tuesday and enjoy the Double Stack cheeseburger and beer special. Of course the Friday Fish and Chips special is good, too!

It's a Country Club pool. You can't use it if you're not an actual member of the country club, or a registered guest of a member.
It's owned by the country club, it's not an amenity. Families may use it, as long as they are either paid members, or registered guests of the members.

Yes, except for the Country Club pool since it's not an amenity, it's a feature that comes with paid membership. Use of the pool actually costs extra now, there's no umbrella membership package anymore, it's a la carte. My husband is a member of the Country Club, and I just have the pool add-on for myself, since I don't play golf.
The restaurant is open to the public.

So OK - I decided to get myself over and check out Orange Blossom (I’m writing this from the Orange Blossom CC bar- I drove over since I have tickets later on for Bernadette Peters at the Sharon .) Drove the village - stunning beautiful landscaping - lakes and hills - has a much different feeling from the rest of TV. The pool is definitely a resort- style pool - talked with gentleman at gate - I can join for about $200 per year - I’m really thinking of doing so — food and drink service at pool — food is A+ and great bartenders at restaurant - homes on huge lots, many with million dollar views - most homes well kept - however there are quite a few homes in utter disrepair that are eye sores - don’t understand how they are allowed to continue without being sighted - I guess no CDC here to enforce - that would be the reason I wouldn’t buy here - but that’s just me - as those that are here seem very happy - so good for them! Looking forward to occasionally hanging out here and making new friends in this part of town.

Just another "Bravo" and "Amen", thankfully from someone who knows, and remembers the TRUE FACTS, not their personal version of "the facts". Everything you stated is true. We sometimes wonder if we made a mistake when we passed on a home near O.B. Country club, but, what is done is done. I can tell you this "I'm better than YOU" attitude is something that evolved over a period of time. When we purchased our lot (yes, at one time you could purchase your lot and delay building), we spent a lot of time at O.B. C. Club, talking to residents, playing golf together, and we expected all the new villages to have similar. Well, we all know how that turned out, and the next nicest and most impressive country club, Hacienda Hills is now history, so those in OBH, S. Lake, etc. are very fortunate, as time marched on corners were definitely cut, so to speak. If we ever move, it would be to downsize to a villa. IF they ever build courtyard villa neighborhoods in the original area, that would definitely be our choice... as long as they don't decide to tear that country club and pool down in favor of high rise apartments ! That would sure spoil the beautiful location on the "hill" !

So OK - I decided to get myself over and check out Orange Blossom (I’m writing this from the Orange Blossom CC bar- I drove over since I have tickets later on for Bernadette Peters at the Sharon .) Drove the village - stunning beautiful landscaping - lakes and hills - has a much different feeling from the rest of TV. The pool is definitely a resort- style pool - talked with gentleman at gate - I can join for about $200 per year - I’m really thinking of doing so — food and drink service at pool — food is A+ and great bartenders at restaurant - homes on huge lots, many with million dollar views - most homes well kept - however there are quite a few homes in utter disrepair that are eye sores - don’t understand how they are allowed to continue without being sighted - I guess no CDC here to enforce - that would be the reason I wouldn’t buy here - but that’s just me - as those that are here seem very happy - so good for them! Looking forward to occasionally hanging out here and making new friends in this part of town.
We live near Lake Sumter area, but one point about the OB Hills area, and yes, we have seen the few really neglected properties, but what has been obvious to us (and this is a very GOOD thing !) is the TREND is definitely toward more "upscale" homes, not trending downward to more and more neglect. Not sure why CDD would determine if a property was not kept to standards... we've lived in a variety of "ordinary" towns, no CDD, but the towns all had standards; no weeds or over grown lots, no "eyesores" (such as "gaudy" multi-colored homes) roofs in disrepair, or "junk" in yards (such as non working autos, riding mowers, etc.)... so don't know how all that works but would think someone does have authority over the properties that are "run down"... of course, there are plenty of those in ALL the areas of the villages, have you seen some of those sights ! Unbelievable, and it goes on for months, years, due to legal battles ! So one could say, most things here, and everywhere, are not confined to certain areas. Many like to think they are, but drug deals and killings go on in some of the most expensive mansions in Florida... might as well live where wants to, rather than try to figure out where one is 100% "safe"....LOL !

The bond is a financial obligation over and above the cost of the home. So if you see a house listed in the new construction section for $300,000, that doesn't include a bond that could be $20,000 on top of that. You can pay it all off at once, OR you can pay it monthly, with insane interest, and not be allowed to pay it off early if you change your mind.
I live in a "newer" section south of 44. Bought my home last June.
I've never heard of anyone paying insane interest on a bond. Mine is ridiculously low (around 3.3% if you include the admin fee) and so is everyone that I've talked to that have bought in the past few years. I've also NEVER heard of anyone not being allowed to pay their bond off early. It's literally an option that's been presented to us from the beginning that it can be paid off anytime.

No doubt, I heard all crime is banned in the newer villages, maybe ONLY banned past the Brownwood area ? I know the latest child molester and child porn fan is in our area between 466 and 466A, we're the area with a number of DUI habitual s and a couple wife beaters, and oh, yea, one grocery store thief, and a couple with an adult son who hit and killed a person on OBT. I guess our only choice would be to move to one of the new areas as you commented ! But then, what IF some of the people there turned out to have the same percentage of human failures ?

I'm looking on spotcrime (dot) com and plugged in my address. I zoomed in, then out, and found ZERO crime reports within the properties on the east side of 441 belonging to The Villages. None at all.
However, there are quite a few between 466A and 466 off Buena Vista and Morse.
A couple dozen reports of theft and some categorized as "other" around Lake Deaton.
Another couple dozen various reports (including one burglary) south of Fl. Turnpike in the "new-new" area.
I am so confused. When i look at Realtor.com, the outline of the villages, only a small Northeast corner seems to be inside the villages east of 441?

I doubt there will ever be a 'courtyard villa neighborhood' built on the historic side - how would the Developer get all of the current residents out of their homes in order to do that?
But - the Developer did buy some manufactured homes when they had been for sale, cleared the lot and built patio villas in their place. That's an attractive thing about the historic side - no room for major development that comes with commercial traffic and noise. One new house at a time style of gentrification is enjoyed. And no bonds to be paid on new builds there either - to go along with the larger lots and mature landscaping and walkability/bikeability - and one of the few hot tubs in all of the Villages!
It's no wonder some new residents have seen the possibilities and potential of buying there. What with the younger folks and the heirs of original owners, if it weren't for the Nancy Lopez complex the historic Villages could be referred to as the Legacy side rather than the Historic side!

That is correct. On Realtor.com's map, start at 441 from the southwestern corner, of Griffin Avenue. Make sure you're looking at the correct one, there are a few Griffin (somethings). I guess some guy named Griffin was famous once upon a time eh? You can tell it's the correct one because it crosses 441 and becomes Avenida Central.
You'll see Legrande veering off Griffin. That's more like a "back road driveway" for a Lady Lake police satellite office, a tire store, the Lady Lake post office, a few banks, and a mexican restaurant on one side, and a bunch of small medical offices including a veterinarian on the other end.
That connects with an MMP (multi-modal path) that runs parallel to 441, which then connects to Paradise Drive. Follow that to Lauren Ln and west to West Schwartz. That is the other "inner perimeter" road and everything contained beneath it will be The Villages. West Schwartz curves around and becomes East Schwartz. East Schwartz curves yet again at the lower right via Jason and Mark roads, into Tarrson. Tarrson is the southern-most road in the area, and runs parallel to Griffin with two gates exiting onto Griffin.
Everything contained within these roads I've mentioned are the "Historic Section" of the Villages, the original three neighborhoods of the original trailer park and extensions.
It is actually a VERY large section of The Villages, the largest in fact, and has more homes in it (over 5000) than any other section.
FYI the Dowling Circle area, east of Boone Park and East Schwartz Blvd - is not the Villages and has no access from their neighborhood. That community's entrance is off Rte. 25.
