1,400+ homes 'Closed' in the 1st quarter means about 5,000+ homes will be sold this year. That is mind boggling. Five years ago they were selling around 2,000 per year. Production and sales continue to increase. The 'bubble' keeps getting bigger, but will it ever burst?

Remember these are only homes being sold by the Villages. There are many more homes being sold through the MLS by Realtors. So, if you’re boggled by those numbers. . .

851 new homes would trend towards 3,400/ yr or 65/week.
That's roughly a new village complete every 3 months. (Assuming 1,000 homes per Village)

The developer is developing like never before and we all are enjoying the best years of our lives. The original villagers who have passed likely never imagined this growth or prosperity. My hat’s off to the Morse family for still giving to the community in so many ways.

how can U find how many were sold thru MLS brokers?
Good source for MLS sales- go to UTube and look up "David is in the Villages". Hes a MLS agent who posts sales weekly from MLS listings. This is very helpful!
It paints a very different picture than what The Villages are reporting.

[keep in mind this shows ONLY the homes sold by The Villages aka Developer. Not For Sale by Owner or through the Multiple Listing system the numbers would double

Simply amazing as "The Villages Morse Money Hungry Mouguls" actually offer nothing for the buyers to do or go to when they purchase a home South of CR-44.

When we bought in Feb. of 2009 in the "Village of Amelia" all the stores and clubhouses were up and running to attract us as new purchasers. This included the fairly new "Lake Sumter Landing Town Square" as it had opened a year or so before to attract buyers. Seems there are no new "Town Squares" built south of CR-44 are there? Correct me if i'm wrong.

Now what does one get? They (new owners South of CR-44) get the opportunity to get in their Automobile to drive north of CR-44 to enjoy what The Villages was always about since its inception back in the 1980s on both sides of 192.

Would a new resident please let me know just how many Publix are open South of CR-44? Shameful "The Morses" (Grandchildren) will not spend the money to build shopping South for all new owner's convenience. I only know of just one Publix.

Can't conceive what is going on there now other than what our friends who still live there tell us.

Hmmmm.....I was not aware the Morse family builds or was responsible for building Publix, Winn Dixie, or any other retail outlet. Do you know something we don't? :bigbow:

First, you complain that there are no stores/squares, etc south of 44.
Then, you complain that you moved because of all of the traffic that was due to the stores...
So which is it?

2020 was the start of the massive covid pause. Not much traffic and empty pools even when Florida opened up in July of that year. Now that things are back to normal I still have never been in bad traffic here.

Long term price should increase but a real estate we know and trust told us prices down about 10% on resales in past 4 months or so.

We live in Osceola Hills, which is just north of Route 44.
When we leave our neighborhood "to enjoy what The Villages" has to offer, we usually head south to the newer areas. We especially love the walking/biking trails and the new pitch-n-putt golf courses. Yesterday we went to the beautiful Fenney area and walked around the nature trails and played pool in the recreation center. Life is good.

Brownwood is NOT south of 44 - it literally is at 44 - so probably closer for most south of 44, than those around 466a.
The developer can not FORCE Publix or WinnDixie where to open stores. In fact, WinnDixie made th opposite choice, they bought land on 466A to open a store and are opening another one on 466.
There’s plenty of commercial space available south of 44, all a grocery store needs to do is call.

Yesterday we went to the beautiful Fenney area and walked around the nature trails and played pool in the recreation center. Life is good.
I also live in Osceola Hills. The only time I venture south is to play golf, or for the occasional lunch at the Fenney Grill (their fried chicken caesar salad is amazing!)
My wife likes to go to the Aviary Rec Center for some exercise classes...
That's what's great about TV. Something different for everybody...

Sawgrass Grove is a town square south of 44. Very popular as well, gets quite busy on most nights.
Most people south of 44 are a short golf cart ride from Brownwood. 5-10 mins for most in the villages of Richmond, St John's and DeLuna. We also have Edna's on the green south of 44 which is a venue with no equivalent north of 44.
There's one Publix south of 44 (Magnolia Plaza), but also the Grand Traverse plaza on 44 is a very short golf cart trip or car ride for most of those south of 44. I certainly don't feel like there's a Publix shortage for the current size of the population in the area. So basically 2 Publix locations serving a much smaller area than the rest of TV combined.

It's the developer's ballgame and they said from the beginning that it's not a square.
