What and Where is Unit 84? It’s a new section of houses in The Villages that’s unlike anything we’ve seen in several years. I’ve included a quick history of the different home types here in The Villages that I hope you’ll enjoy as I introduce Unit 84.
I’ve also included a tour of the new Franklin Recreation Center in Newell, there’s a new Then-And-Now segment where I take a look at Bradford and Hawkins and how that area has changed. There’s a brief look at Moultrie Creek, Shallow Creek Championship Golf Course, and the VPSD station 84 location. There’s a look at Middleton and Eastport, as well as 7-11 and CVS at Magnolia Plaza. I also looked at the Hacienda Hills area under construction.

Another great video. Very informative! While watching your video, I look at the Feb. 2023 Continuing The Dream map to figure out where you are.
You said that permits have not been pulled, but what will be built on the corners of Warm Springs and Meggison? I thought a rehab facility is targeted for one of the corners.

Don, the most surprising thing in your video is the small golf practice area at the new Middleton high school.
It looks like a putting green and two sand traps to practice bunker shots. I have seen a lot of people 'skull' practice sand shots and send the ball flying over the green and endangering other people. It must have been a non-golfer who designed that practice area.

Yes, a medical/rehab has been announced, the property is all designed for commercial development.
If find it amazing that there haven't been more CTD episodes to come out in recent months, as you mentioned Feb23, that was the last one. over 4 1/2 months since it came out. Even then, the last 3 have been minimal information at best.

It is my understanding those practice facilities are for the high school golf team, along with indoor practice bays with shot trackers. My guess is the high school will be producing some high caliber golfers in the years to come.

Really enjoyed the video. And the Unit 84 piece at the end was quite interesting. I wondered about the lack of premier homes south of 44 when there were premier villages and neighborhoods and even a smattering in the family sections to the north.
They will probably sell out quickly.

Great post Don! The last few homes in Deluna that were able to "Premier" their homes got in right before the rule change. I've been in a few of them and they truly are amazing.
With the tax rates that Unit 84 is located in, its definitely a bigger lift than most would want to manage.

One of the tenants in the center behind 7-11 told us it’s a permitting issue and they haven’t been able to secure the permits needed to occupy / open.

An observation. Driving around the villas, in the video, I couldn't help notice that at least 99% had only rocks and no grass in front of them.
I was wondering how long it would be before someone made a comment like this. Each community has its own specific rules. Generally, Courtyard Villas can have rock yards instead of grass. In my CYV neighborhood nearly half have rock yards, 3 were built that way and the reset got ARC approval as it was allowed in our deed restrictions.
In the patio villas, just like the CYVs, they each have their own rules.
If someone files a complaint, so be it, the issue is NOT the person filing the complaint, it is the resident not abiding by the deed restrictions of their community. For those who take the stand of wanting to face the accuser the answer is simple, look in the mirror, you will see the one who failed to live up to their agreement and responsibilities.

I love it, another Bugg Springs fan! I grew up in New London, CT, the home of the Naval Underwater Sound Lab. They develop sonar and other underwater military scientific stuff. Bugg Springs is one of their test facilities for sonar devices. It's somewhat unique because it's very deep yet small in surface area. The facility is supposedly still in use. I'd love to know if there are people in the area who worked there and have any interesting stories.

I did three tours out of New London on the Webster, Topeka, and the GW Carver. There was lots of submarine history there and a very pleasant climate, but no real desire to go back unless I was going back to sea on a boat, but at my age it's not likely to happen.

The taxes are something to consider certainly. Of course the people who have been fortunate enough to create a nest egg sufficient to purchase a $1M+ home are less likely to be overly concerned about a few hundred dollars more in taxes each year.
The location today has some challenges but in a few years when the commercial development kicks in on 470 around the Turnpike, the Dabney, Lake Denham and Newell locations won’t be such a detractor. It will just take a little time.

From my experience travelling, the kind of "commercial development" that is built near turnpike exits is not where I want to live.

This always reminds me of the movie My Cousin Vinney where he finally gets some peaceful rest when he was thrown in the county jail for contempt of court, the din of the jail's noise obviously was akin to what he was used to in NYC.

Looks like construction along the Turnpike will soon be drawing to a close for the foreseeable future.
Commercial development in Middleton will be interesting to watch. Seems likely there could be some interesting new options, catered more to the younger/family demographic, coming to their commercial area.

There is a 2 lane road running n/s from Chandler Drive to Unit 44 that both cars and carts will take into the area. Basically, a residential street so it will be no different than any other residential street here in The Villages. Traffic will not be either an issue or a major concern as there is only 121 lots in Unit 84, this is about twice the size of a regular villa community or about 2/3 the size of one of the larger villa communities (Antrum Dells, Alden Bungalows, etc.) all of which only have one road entering and exiting.

That's the postal station for Unit 84.
Commercial property planned for the south side of 470 on the 550 acres purchased last year.

Yes, the bond is higher than seen before, the cost of everything goes up over time. They haven’t had lots this larger in over 5 years (Conservation trail area), so many have never seen a high end home’s bond. Do some math and you’ll find that the bond rate per acre throughout The Villages has tracked pretty close with inflation. Trying to compare the bond for a home in CDD5 with the bond for a home in CDD14 must take into account the cost increases for 18 years, there are some differences in cost also based on the land’s characteristics that must be taken into account, when all factors are taken into account the adjusted bonds are of similar values.
As far as the 30 year cost goes, the people buying the homes in 84 will likely be paying 7 figures for their homes and have sufficient means to afford it, but will more than likely will just pay it off, just as most of the homes will probably not have a mortgage on them.
Most don’t realize that the bond is just a part of the cost of the home that will always have to be paid, either rolled into the cost of the home like most developments do or as a separate cost like done here.

I would think they would have to tell the district the truth of what they are building. Can they tell the district that they are building a two story building and then build a 5 story building?
PS. I hope they are premier homes! Would hate to pay a $72,000 bond for a designer home!

Marketing, it’s all about marketing, the same thing happened in districts 10 & 11. It’s just a homesite until marketing department says it’s something else.

NO THANK YOU! I’ve never received a dime from the Villages for my work and don’t plan on it in the future. As soon as I work for them I lose credibility for being objective. All I did was bring the information to the people based on what I was able to find by digging in public documents. Did I burst their bubble by beating them to the announcement? Probably so, welcome to the 21st century Villages.
I love where I live and hate misinformation, this is what drives my videos.

Thanks, you're right though, my videos have helped make a lot of people decide to buy in The Villages. In January of 22 I had a bet, for a beer, that I had helped at least 100 people decide to buy here and asked people to respond either to the video or on social media. In less than 24 hours over 200 people responded yes, and 2 responded they decided not to buy here because of my videos. All were probably the right decisions. Needless to say, I won my beer easily.
I'm not trying to sell houses for the developer, I'm just trying to bring good information to people, there's way too much misinformation out there.
I'm generally a positive person and try to see the best in things, if you're looking for bashing and someone to malign the developer for no valid reason, you'll not find it in my work. What's good is good and bad is bad, I'll just deal with the facts. If someone wants to seek out negativity they can go to that pseudo-news website or the next door site, both seem to traffic in negativity.
To be honest, I do get a little bit (okay, maybe more) of pleasure out of beating the marketing department to the punch.

Other than easier access to the turnpike, i dont see the appeal of that area. Not even a lake or pond - just one small one. It couldnt be any further from Villages amenities either. Unless they think the folks putting a couple of million into a home wont want to associate with the great unwashed.
Along side the entrance are some sketchy looking houses. A security system should be the first investment after purchase.

When we were down there a few weeks ago buying a house we rode the cart by sawgrass grove a few times. I kept telling the wife, “we should just park here on these new plants next to Megisson. Why bother riding around to the lot.” Lol.
Anyhow, love the videos and while I won’t be a permanent resident for a few years, I’ll certainly buy you a beer or 3 when we visit.

Privacy, preserve sites, large lots. Once Eastport is done they (and us in lake Denham and dabney) will have lots of cool stuff nearby. Plus we can visit uncle Gino in the prison.

Nope, not private, because of the wetlands area, the road leading into it is a public street and access to it can't be obstructed. There are actually 3 gates at that entry to Dabney retarding access to The Villages homes/areas.

Thanks, you're right though, my videos have helped make a lot of people decide to buy in The Villages. In January of 22 I had a bet, for a beer, that I had helped at least 100 people decide to buy here and asked people to respond either to the video or on social media. In less than 24 hours over 200 people responded yes, and 2 responded they decided not to buy here because of my videos. All were probably the right decisions. Needless to say, I won my beer easily.
I'm not trying to sell houses for the developer, I'm just trying to bring good information to people, there's way too much misinformation out there.
I'm generally a positive person and try to see the best in things, if you're looking for bashing and someone to malign the developer for no valid reason, you'll not find it in my work. What's good is good and bad is bad, I'll just deal with the facts. If someone wants to seek out negativity they can go to that pseudo-news website or the next door site, both seem to traffic in negativity.
To be honest, I do get a little bit (okay, maybe more) of pleasure out of beating the marketing department to the punch.
Have pored through FAQ's, done "searches" in the forums for info, and even sent a PM to whoever runs ToTV, but ain't got no satisfaction to date.
I waste a *lot* of time on various forums (fora?) and am inclined to try to encourage the folks who supply interesting and informative info (ala Goldwingnut) in hopes of getting more of same. Found myself clicking the "thumbs up" icon a *lot*. However, I grew curious about whether those "likes" actually ever "go" anywhere - whether they are "received" in any manner.
I also note that only "some" of the posts have both a "thumbs up" *and* a "plus" icon awaiting clicks - what determines *that*?? I see that when *both* are clicked, I then see who all have, apparently, "thanked" in such manner as I. Also noticed that were I to click *only* the "+" that nothing happened, but then if I were to subsequently click the "thumbs up" icon that the list of "thankers" then showed up.
I also notice the stats next to my moniker, and have now seen how a little info about those can be mined and dug out of my "page" - but. But, as best I can tell, and this is my main question, does clicking only on the "thumbs up" merely send that "like" out into the ether, luminiferous or otherwise, with the like-ee never catching wind of it? TIA

Nope, not private, because of the wetlands area, the road leading into it is a public street and access to it can't be obstructed. There are actually 3 gates at that entry to Dabney retarding access to The Villages homes/areas.
We took a drive through over the holiday. Very isolated, quiet area. Nice views from the boardering lots. Feels unique to the Villages, seemed like more northern country than Florida.
Small mail station with no neighborhood pool. Do most Premier's have pools?
The connecting road does not appear wide enough for diamond lanes. Is Is a MMP planned to connect to the rest of the world?
The interior lots may take some time to sell. Do Premier's in other area's have kissing lanai's?
The retention ponds are small and do not appear to be connected to the storm water management system? Looks "water view" lots could be more seasonal than others if they dry out during dry season?

There is a pool in Newell, but if you drive in Premier neighborhoods not all but maybe 40% have their own pool.
Not really kissing lanai because property is so large you rarely, have any issues. We have almost bought 2 different Premiers, but given the age, and how far north, we choose not to.

As I pointed out if you want to build a home with all 10’ ceilings and 8’ interior and exterior doors, it now a premiere model. Which with lot could be 1million to build. But Enclave is allowing designers to be build, which is a new concept. So one could build the same model as a 8’ ceiling design for about half. So same footprint just a very different dramatic effect.
It’s not a hard no, but sitting on the fence on 84. Lots will sell, but would like a better definition of how small of a designer one can build. But that might not come until $$ is on the table.

3 VLS have said they have no idea if there will be a SF minimum. I know it brings ugly conversation of are you better to than me?
Not what potential buyers are thinking. If I put a premier house(it the only model with the ceiling and doors) @ 3500sf with a pool, and 3-4 car garage. How many will build a 1500sf designer, because that’s the house they love.
I would hope the $71000 bond will influence the build, but nothing is put in stone. If I could build my same designer (ivy10, warbler) anywhere else I may do that instead of taking a chance on Enclave. I do love the seclusion, feels like your own world, yes it takes awhile to get somewhere, and golf cart use is minimal. But love the area

Clicking the thumbs-up adds a like to that post that will be logged in three different places:
1. A "+" will be added to the post. You may not see that when you initially click the thumbs-up but if you refresh the page or come back later it will be there. If you click on the "+" you will see all who have "liked" the post, including yourself. If you are one of those listed under the "+" then there will also be a link to remover your "thanks."
2. For each user there is a counter for Total Thanks. This counts the number of times that user (you) have hit the thumbs-up button. This number will be incremented.
3. For each user there is a counter for the number of times your posts have been Thanked by other users. That number will be incremented for the poster who submitted the post that you hit the thumbs-up on.
There are NO notifications sent to either user for any of that. The only way a user would know that his post was Thanked is by looking back at the post to see the "+" or by noticing that his "Thanked by" count has increased. The "Thanking" is not sent to the ether, it is recorded, but it is not announced.
