I just read that Whitney Morse -- daughter of Mark Morse, listed her house at 260 Oak Hammock Path for $2,900,000 and it has a contract pending on the sale but is still looking for back-up offers.

The interesting thing is that the property was NOT listed with the Properties of the Villages.
It was listed by a MLS Realtor.

Hmmmmmm . . . so what does that tell you? I guess she wanted more exposure.

Is that actually part of the Villages? The gate gives the impression that it was not.

But sure, the people shopping for $3M homes probably are not the same as those shopping for $400K homes.

Also states that the house was built in 2023. I'm guessing it wasn't really "Her" house, but a spec home. 260 Oak Hammock (https://www.zillow.com/homedetails/260-Oak-Hammock-Path-The-Villages-FL-32162/2057604722_zpid/)

Spec house for sure, on 10 acres. The look it has is how houses are being built and remodeled quite recently. Frankly the look does not appeal to me.

You are thinking of Hickory Head Hammock the neighborhood with the gate
This is Oak Hammock off 466

Oak Hammock Path is north of 466 behind a gate with a sign that reads Glen Oak Hammock. According to the Villages Districts map it is not within one of the CDDs.

That house has been for sale for a couple of months. Without a doubt, one of the ugliest houses I've ever seen.

I agree with many of above statements.
Cold, sterile, etc. its minimal on steroids.
My garage is more homely than that place.
Even the patio and outside area is bleak.
Could spend the asking price on something much nicer.

It’s an amazing house. Not my style per se but I’d love to have that view from my kitchen window. I don’t really understand that Morse compound and how the real estate works there though.

I concur with many. Very sterile. Never lived in, completed in 2023. Not *really* her house, where she lived or lives.

It is built in that very "I want everyone to think I'm eco-friendly, but I'm really just snobby" decor style with the polished concrete floors, some wood thrown in for "rustic organicness" which I am sure is claimed to be from some sustainable forest somewhere. The fake grass above the garage that serves as your outdoor patio/sun deck is not enticing, but that outdoor kitchen is out of this world.

The description states, "Not part of an HOA" meaning , NOT in The Villages or with Village amenity access despite the address being in The Villages mailing area.

It will probably sell to someone from the "mink and manure" crowd, the wealthy horse folks who want to have someplace for them and their animals while doing their polo thing at the polo grounds.

For 2.9 million dollars, I would give up the 9 acres I would never use and prefer a home that is ocean adjacent.

...

Just to note, the Villages does not have an HOA. No home in the Villages is part of an HOA yet all homes in the Villages have amenity access.

They may very well have intended to mean just what you wrote but strictly speaking, the words they used don't actually indicate that.

I used to live in a house in Tierra del Sol South on the golf course with that 2x4 mile mostly unbuilt area beyond the fairway. My understanding is that it has never been part of The Villages and was owned by others. The developers are good at business, and they don’t buy parcels of land they consider overpriced where they won’t get enough profit if they develop them. This is why there are several attractive parcels in the area that have gone up for sale but they don’t acquire.

I love the inside.

My question: Where is the POOL?

Velvet
07-30-2023, 09:10 AM
Well, the house looks clean, possibly industrial. Looks like it was not built for seniors, or a family, more likely for business purposes. That would explain the sterility. If a family moved in they would likely do a lot of renovations. The location is wonderful, lots of space between homes.

Those properties are in The Villages. There are 7 properties in Chatham Acres that are 5.25 acres each, where horses are welcome. My understanding is that since the developer is no longer offering premier homes, an outside contractor is building the homes.

That's one ugly house. It looks like a conference center not a home. And inside full of steps, the kitchen cupboards look like they belong in a locker room, well I could go on and on.

I think that is the whole idea. That is why there is no pool or anything looking comfortable. This house says strictly “business” to me.

Not a part of the Villages and most comments seem to be out of jealousy from individuals who can't afford a home of that value. Why even comment, no one cares if you truly don't care for it. Why not just be happy she got a buyer?

I do not care for the Scandinavian style, the industrial modern style, nor the polished concrete flooring. This open concept reminds me of a warehouse.

I was just reading all the comments on this home. It may not be your taste, but it was theirs. It’s a very modern home and I think it’s lovely and it’ll be a buyer who also thinks the same. There’s a house out there for everyone. I don’t know why we have to have negative comments all the time it’s asking anyone to live there unless they want to have a great day.

Just out of curiosity, why would a young bachelor want to live in the dead center of a very large retirement community?

I think it is a spec home and never been lived in. I like it, not as it looks now, but I can imagine it with "stuff", real stuff, not the awful stuff they have in it now. Real comfortable furniture, pictures on the walls, lots of pictures, really good orientals on the floors. I could visualize it being totally transformed and made into a home. A home for a young upwardly mobile young couple with a couple of children. Nice. Of course, it needs redecorating, get rid of that grey everywhere.
