View Full Version : Guest Pass for Rental Property

I have hunted on-line but can't find the answer to this question: a few years ago, I rented out my 2 bedroom house in the Villages to a very nice elderly lady and bought a second, three bedroom to use on the rare occasions my family and I get to come there. Now, I find that being an absentee homeowner no longer works for me, at least not for the larger house which remains empty much of the year. So, I plan to sell the larger house and keep the rental. I don't care about the rental income, but I am not heartless enough to evict the lady who rents from me. And therein lies my Delima: If I do sell, can I get a guest pass through my renter's account for my family and me if we should come there? We will have to stay in a hotel for the short time we are there, but that's no problem. It is the guest pass question I need to know about. I know I could call the Villages to get my question answered, but I don't want to do that if I can keep from it. I am a little strange that way.

Then the question is whether a renter, who should have a non-owner ID, can submit an application for a guest pass?
In order to submit an application you have to sign in with your Villages ID number and PIN. Does your renter have one of those?
And what the heck, just try it. Have them submit the application for a one-day guest pass for you using your out of state address.

I don't think you can have it both ways...When you got the guest ID for your tenant the Villages takes your owners ID in its place, the idea being that your tenant is now taking your spot. You can't have a tenant in a rental using her guest pass and ALSO retain your owners pass for amenities tied to the same house. They will issue another guest pass to the address of the house for you but cancel your tenants pass at the same time.

I'm thinking the computer will flag the name and birthdate as a resident/owner who gave up their amenity rights to the renter of the house.

You're giving a lot of credit to the programmer.
You do have to give up your Villages ID card if you want a renter to be able to get a non-owner ID card. The question is whether the non-owner ID card carries with it the ability to apply for guest passes. I would think that it does. I would think that someone in a home for a year would be able to have guests down and take them to the pool.
I also believe that anyone with a permanent residence out of the area can be a guest of a current resident whether they own property here or not.
But it's easy enough to try to submit an application and find out.

When we rented for two months, we were able to get guest passes for my daughter and her fiancé when they visited for a week...
We went to a regional rec center with our "renters" pass and it was no problem...

Way I understand it he’s selling his house in villages and keeping the rental property. Which means he only has one residents and it’s filled with renter. IMO he on the outside till he repossessed the house. So, by rules posted no he can’t get guess passes but the renter can cause she possess the house. I guess he could get her to request guess passes for him. He would be guess I would think now?

When you as a landlord rent your place and agree to get the lessee a residence pass ($50 for those of you that know the system) you have surrendered your rights to all TV amenities that require an ID pass. The lessee now has the right to get guest passes the same as you did before you surrendered your right until the lessee period is expired.

I think his idea just might work. First, the renter now has the Rental ID, and it contains a golfer ID number and the owner has relinquished his ID number. That Renter can use that Rental ID number for all of the amenities in The Villages, including requesting guest passes for their family and friends. Since the owner has a legitimate out of state address, on his drivers license, I suspect that the Renter could request a Guest Pass for him as if he were going to stay in the home while he is visiting the Renter. I doubt The Villages computer system would catch it. Like some of the other posters have indicated, I think you should give it a try right now and see if the Renter could request a Guest pass for you for a day or two. If that works, then just have the Renter request a Guest Pass whenever you planned to visit.

Only if they are under 19 or are using an in-area family pass

It would be just the same as when you have family or friends visiting from out of town. You request a Guest pass so they can use the pools and the rec center activities. You either go over to the REC Center in person and request a Guest Pass or do it on-line. You give their name and permanent address, which has to match their drivers license if they would ever be asked to prove it (but I doubt if anyone has experienced that). That guest can then use the Guest Pass for many activities without the person who requested the pass from being present. So, in this case, the renter would request a guest pass for one of their "friends" (who just happens to also be their landlord) and that guest can use the amenities of The Villages for the time period requested on the Guest Pass. And if all the Owner wants to do is use the pool, everyone on this forum keeps complaining that no one checks for ID's at pools anyway, so I say like they say in gangster movies, "don't worry about it". But I would live to know if The Villages system would check ownership reoords - - - but then, maybe a Villager programmer is making those changes right now as we read this forum thread.

Renter should have a blue id and owner hold the green. Renter is not the ultimate authority or liable person for the property, owner is.
Deed compliance and use of ammenities per compliance is on owner you would think should something seriously adverse happen not a renter using owner status.
Seems strange to me to give a renter owner identity. Surprising but not surprising T V is okay with owner id not matching the property id.

This is a guess but here goes. As long as you own a home here and can produce proof of ownership you should be entitled to use of the amenities. Again, that’s just a guess. Good luck.

There is no such thing as an "Owner ID." What I carry is a green Resident ID with my picture. What long term renters have is a blue (?) Non-Owner Resident ID with their picture. What shorter term renters have is white Resident ID with no picture. In all the cases it indicates residency, not ownership.
As explained somewhere above, if an owner wants his/her tenant to be able to get a Resident ID card then the owner must first turn in their Resident ID card.

Just to clarify, your renter has a Lifestyle ID which has all the privileges of a resident ID. The renter can request guest passes for you up to 30 days in length which gives you a subset of privileges like using the pools and executive courses. You cannot live in the tri county area for these guest passes which sounds like you do not.

I have stayed at the Villages and used a guest pass for a month. During that month I was able to apply for passes for our guests. I would think it would be no problem for your renter to apply for a pass for you.

This is the correct answer. Since the renter is long term, they should have a blue ID (all it requires is owner permission and bills with the renter name and address of the rented home) and the owner retains the green ID. You only turn in your own ID for short term rentals.

Then it is your belief that the owner of the home retains his ID card and can utilize the amenities at the same time as the long term renter has a separate ID card and can utilize the amenities. Therefore, there would be two household utilizing the amenities for a Villages address even though one of the households does not reside in the Villages? Does that really sound right?

Not strange at all. It's common among people who know what they want to do is probably against the rules. They don't want to check "officially" because then they're stuck knowing "officially" if the answer is "nope, you can't do that."
What they want, isn't to find out if it's against the rules. What they want, is to find out how to bypass the rules.
And now our members have provided you with quite a few ways to do that.

Might want read up on renting rules. I think you can’t rent you’re cake and eat it too, unless you own two cakes.

I suggest you swallow your fears and call the District Customer Service 352-753-4508, not sales!
Really they couldn’t be nicer. Remember, they are the entity and the government that runs this community, NOT the sales department!

Although it was years ago, I had to surrender my id for the renters. That is so whoever occupies the property has use of the facilities and they can probably get guest passes. That ensures that the amenities are not double dipped by owners and tenants thus causing overcrowding. I am appalled at all the “cheating tips.” Hope their security blocks you from doing that.

Why would you tell TV that the person living in your house is a tenant and give up your owner ID.
Could've just brought the person who is living in the house to the rec center and got them a non owner ID. They could renew it every 3 years on their own without you being there.

Sorry folks but I am against asking renter to take on responsibilities (submitting for guest pass) that avoid following Policy/Procedures. And, if I was the renter, I'd say "NO". Would not want to jeopardize my rental standing in the community.
Don't be sneaky... just do the right thing -- whatever that may be.
