Lots are now available for Unit 84/The Enclave. A video is available and states that homes built in this unit will be a mix of designer homes and reimagined premier homes. Goldwingnut was correct. Premier homes have returned to the villages The floor plans of some of the new models appear to be the same as those being built in Middleton.

We were given a heads up before release, as a just in case we wanted to build on larger lot. View lot would be about the same view (not looking at interior) just larger, that we could build 3-4 garage. Some lots aren’t much more than the price in other custom build lots, in different villages.
Premier designs start at $600,000, which is less than what our designer build was. The bond won’t be a deterrent, if you are building on a large view lot for under 100,000, plus house starting at $600,000. Bond probably won’t be even a thought.
What concerns me is I build a 4000sf premier, and next door builds a 2000sf base designer

Actually when you pull up Enclave’s lots for sale, it gives you all the Premier models, with plans. Then designer models with plans. There are designer listed with 2000sf.
There isn’t any rules on minimum sf In Enclave. So one can buy the $180,000 view lot and plop down any designer. That has never happened before in a Premier village. But Enclave isn’t a Premier Village, so any designer can be built.
So our thoughts are why would you take a chance of building a premier home, and have a regular designer next door.

During design, I was required to increase the sf of our home (maximum bumps) when moving to a larger view lot.

When you have lived here for as long as we have, and bought 4 homes one knows the track record of where and how you should invest your money. We started with a PV as an investment, then Cottage for investment, then a designer. We just built an expanded Warbler.
Enclave is the first neighborhood that if you choose to build a 5000sf premier, or any designer could be built. It’s a matter of how you want to invest money.
Designers without lots can be $600,000 to a million, they can also be $250,000. Premiers start at $600,000.

In the Enclave, it appears all homes will be one story. The largest premier homes are the same floor plans the Villages has been building for 20+ years. It is not an exclusive neighborhood. You can find the same homes scattered throughout the Villages and in Middleton.

We have driven the golf cart down to those homesites a couple of times, and they appear to be very nice. But, they are way to heck and gone down there. If you lived in the Enclave, and wanted to play golf at, for example, Mallory Hill...that is a one hour cart ride, each way! Sure, amenities will eventually catch up, but that will take years. Look how long it took for folks in Fenney, Marsh Bend, Monarch Grove, etc to get a simple gas station. No doubt, however...they will sell.

I stand corrected. Just went to homefinder, and Warbler is now 4/2 Premier. 2 months ago Warbler was listed as a designer.
When we went to our first design appointment on Labor Day, of 2022 our Warbler was a designer, 4/3. Base dollar for home was just under half mill. We bumped out front bedroom 6’, and rear primary, garage, and lanai 4’.
No wonder I am getting reps wanting to sell this house, Thanks to the developer, our new designer build got bumped to a premier.
Looks like they may build a Warbler in Enclave, will have to see if there is upgrade from our designer now premier.
In past premieres have always had more architectural rooms, that made them stand out, compared to a designer.

Nothing is new! The designer homes are the same as those built throughout the Villages. The reimagined premier homes are the same floor plans that are currently being built in Middleton. And, the largest premier homes are the same floorplans the Villages has been using in all of their premier areas with a few updates. The garages and lanais seem to be much larger than the standard ones built throughout the Villages and Middleton. Perhaps, homeowners will have an opportunity to customize the homes in The Enclave.

We built a designer home in Fenney and were required to stretch it to meet the minimum size requirements for the lot. This was fine with us considering we wanted to stretch it anyway. It may have changed since then due to the precast walls but I would be surprised if they changed that rule especially in a Premier Area.

A swallow - designer, is exactly the same as a warbler - premier. Same square footage and room layout. 4 bedroom, 2 bath which to me is a very odd setup.

As you enter Enclave mail box on right. Its very Secluded And private... If you travel to Orlando to work or play its ideal.

Swallow doesn't have all 10' ceiling s and 8' doors. Our rep told us all 10' with 8' doors is now a Premier. Its a dramatic look when u walk through those 8' doors. The lots we looked at is more expensive corners. If u want to live in Enclave u will drive to most championship. Sawgrass is 20 minutes by cart Brownwood is 46 minutes by cart. But if want peace and quiet it will be the place. Nobody is going to drive out to see u

If you read all the posts, designers with all 10' ceiling 8' doors are now Premier.
Not all designers maybe 3 models.
Bigger question is if you have no desire to live here, why spend time on posts

Some people change the color (which I find hard to read, especially when they pick yellow or blue against the green background).
But enlarging a passage has always been used for emphasis...

So a Swallow -10 is the same as a Warbler lol. Time was they just listed the model with the 10 tacked onto the end. Ivy and Ivy-10 come to mind. As a short person, those 10 foot models make me feel even more short.

Since we built our Warbler as a designer, I didn’t look at the premier models, on Enclave’s site. Why would I we built a designer

If you wouldn’t have pointed out my designer just was visited by the Premier Fairy, I wouldn’t have even looked at the floor plans.
Now big question for us is, we love this model, if we build again would we spend a “Million Dollars” for the same home. Then again the upgrade for this house will definitely reflect on higher market value. We have had 10 agents contact us in 2 days to sell this house. It’s only 6 months old

LOL... I can scarcely type. I was reading through this thread and got to your comments and it was like you were snatching my exact thoughts right out of my mind ..... eye rolls and all. I suppose if some film or sports star built a 4.5 mill or up mansion in a location with no zoning, and some one built a 4 room on a slab next door, it might be a major issue to the person in the mansion. But here, it's just so amusing I actually laughed out loud as I read your comments, so true. You know, Mr. Swartz used to push that idea, the place where ordinary people can belong to "country clubs" and live like millionaires. I don't know what would happen to us if someone built a lowly ranch next to us... do the still have those "ranches"... what would probably happen if someone built a small ranch next to us, we would have very financially astute new neighbors. Have you ever read The Millionaire Next Door... there are some who consider those who live in the older villages absolute trash. If you read The Millionaire Next Door, those are the people who are likely to be able to "buy and sell" their snooty neighbor ten times over...LOL...people who know how to save and and multiply money..LOL... and no one ever suspects, they look so... "ordinary".

I am not understanding how your designer home, built in a designer neighborhood, on a designer size lot, is now a premier home. If I wanted to purchase a premier Warbler home, I would expect it to be on a premier size lot.
My wife is a realtor, if you received 10 calls asking if you want to sell your home it is because business is slow at this time. I received 15 postcards in the mail and get a daily call asking if I want to sell my house.

Dont forget to add the cost of the lot. Some of the interior lots are only 50,000 or less.

Joe You can look at the sales price of the homes in Middleton. The identical, reimagined premier homes that will be built in the Enclave have been built and sold there.

My guess, not the home but where its located. If its Richmond each build lot and spec release had 30 plus names. So far 2 homes have hit the market with closing date after New Year. $150,000 more than original price. One sold in a few days

It’s 5% some are negotiated for less. Two up for sale are investment long term. No improvement and 30,000 plus in rental, and 150,000 plus from original buy. Not a bad return for little effort in a year

Not sure how a few to multi thousands dollars watch compares to hundreds of thousands for a house anywhere in the US, not just TV.
But on a side note when our Granddaughter graduates med school, I will pass on my stainless Rolex as tradition (can be new or legacy watch) in this family

What a travesty that “regular” designer homes will be next to premiers! Glad I have zero interest in living there as I wouldn’t want to live with people that have that mindset

I thought Richmond homes were built 2-21/2 years ago. So much construction, I am getting confused. Congratulations!
One year mark in Richmond on some spec homes is September/October. Build lots around November/December 2022. I believe some of the last homes closed sometime in April 2023. Our build was delayed didn’t close until end of February 2023

What mindset please explain yourself
Not my post, but I am guessing the mindset that lowly designer homes (which are the next most expensive builds in the model category) are not worthy of being built next to the highfalutin premier homes. Next they will expect reserved parking in the squares and separate lines for restaurants for them. The Villages is not an exclusive place - whatever home you live in. Deal with it.

So does that mean she can't afford either. So dump on the ones that can...maybe pick up checkers or chess so you can focus on something positive...
