Does anyone have any inside information, or even educated speculation about whether the newly purchased plots of land in Lake County by the developers will enable Multimodal connectivity from Central Parkway/Easton to Dabney and Lake Denham along 470? If so, the value of that real estate just went up in my mind. From being a 'wing' of TV-those lower Meggison areas would become almost a true 'center' in the future.

Good things will come to those who wait.

IMHO developer is too smart not to be planning on this, just might be a ways away.

It makes sense, that section of Dabney seemed too remote to be attractive. To get anywhere, you would have had to golf cart up toward sawgrass, then turn north/south/east.
Looking at that map of the new purchase it makes sense you will be able to cross the TP on either 470 or 48 - makes that pocket VERY attractive. I would guess more land acquisitions on the south side of 470 and east of Turnpike.

Too difficult to route around the 470 cloverleaf. There would have to either be another bridge built or residents will have to use the Bexley Bridge.

Hmmmm, the developer has a road agreement with Lake County similar to the one in Sumter County to expand 470 to 4 lanes from where Central Parkway meets the Lake County line east to the end of where the Village of Dabney is. This includes building a second span across the Turnpike. Considering the tax base increases Leesburg and Lake County are about to receive from the new development in Lake County, I’m sure they’ll fine some room for discussion to accommodate the needs of The Villages and the developer. Just a thought…

Interesting. Anything new probably requires at least safer accommodations for both bicycles and pedestrians .
Maybe Turnpike widening to 470 will be funded by that time.
Any updates on funding approval to widen MBT to Central Parkway?

Great News about potential tax increases after I just got my "potential" tax bill for next year. I was never told about the difference in taxes in Lake County when we purchased in Pine Hills. We can see the county line from our front yard! :swear:

Makes total sense-I was down there today in a golf cart looking at homesites towards the end of Chandler Road-which looks like it will also have a 'gate' onto 470. My checkbook is half open. Appreciate the educated conjecture!

Don,
Any chance in the future of a cart bridge over the turnpike on Warm Springs?

Perhaps when they replace the older south span, the problem will be funding it. It would have to be funded by the CDD or whatever PWAC that CDD12/13 will belong to at the time. It will be a lot of cost to add the lanes (7 figures) and not something that would be easily justifiable to the residents who should have to pay for it - the developer will not pay for it, they’re done in that area and the county won’t pay for it either. Overall, it’s probably highly unlikely to happen.
