Looking at a home listing near Pinellas Pl and Morse Blvd and noticed that there is a landfill nearby

Anyone in the area have any input on smells or noise from the landfill?

I live nearby & have never smelled anything from it. I am probably several blocks away. I guess it may depend on where the house you're looking at is located. I would judge from the property - not golfers who are right next to it. Do you know anyone in the area who can drive over & take a whiff?

I commend you on your research. Everyone should be so diligent before making such a major decision.I always scope out any potential new dwelling using the satellite view and the regular map view on Google Maps - it's very handy for seeing potential problem areas (dumps, trailer parks, ball fields, shopping centers, pass-thru roads, etc.)

Using your instead of you're is a common mistake with no argument about it.

Mind you, my arm pits on a hot day can be a bit choice as well.:shrug:

The dump on Escambia golf course. Never noticed a smell. I would think they cap it and build on it when finished. Common in Northeast

I have been told that landfill is for construction debris, not smelly household waste. Large trucks bringing the debris can be noisy.

Best to park in the Walmart Neighborhood Mart lot and observe for a while.

Friends of ours have lived in the villas just down the street from Morse on Pinellis place. They have lived there 10 years with no smell. When they take a walk to that intersection they say some days you can smell it.

If you are talking about the one behind Moyer Rec Center, this landfill is for building construction and plant debris, not household garbage.
I live on Wise Way in Pine Hills and can see it from my house. I've never noticed an odor in the 2 1/2 years that we've been here, however we have noticed that our Lanai becomes very dirty because we live on the east side of it and the wind is predominantly from the west.

We live about a quarter of a mile away in the Village of Sanibel - for 11+ years. We have never smelled bad odors from the dump during the day; once in a rare moon we get drift of a smoke odor from burning there which must take place during the evening and/or night hours. The convenience of this general location far outweighs an occasional night-time smoke smell.

It's not that type of dump. It's for construction material. There are 3 executive courses and 1 champion course that are right near there. There is no smell and it soon will be filled up. Your mill tax rate is higher east of mourse than west. East it is .16 and west it is .10.5 that's about 3k more for a 500k house. Good luck

Well, as always, there are many different answers. That contradicts each others. One thing that nobody said is what about resale value if you’re concerned about it what about the people buying your house when you sell it will they be concerned about it to?
I would never buy next to a landfill or a sewage treatment plant or anything of the kind unless it was a substantial discount, and probably not even then

Many who live there say no smell. Was it something else maybe? Dog poo on your tire? That happened to me once. Took me four holes to figure it out.

There have been about 4 TOTV threads on the smell from the dump over the past 12 years or so. It is not continual and depends on several factors. The problem has been attributed to sheetrock (with high gypsum content) getting wet and reacting with biodegradable materials.
From the internet:(Although it is not hazardous waste, if gypsum is not disposed of properly it can cause problems. Therefore, regulations state that “non-hazardous gypsum-based and other high sulphate bearing materials should be disposed of only in landfills for non-hazardous waste in cells where no biodegradable waste is accepted.”

So the smell depends on what is disposed in the construction debris dump, how much rain occurs, and how the material is covered, etc. I do not know what the dump operating rules are and what materials are accepted. Construction debris in the dumpsters at the construction sites certainly contain biodegradable materials such as untreated lumber, cardboard, etc. I understand that the construction workers are instructed to keep all non construction waste out of the dumpsters especially lunch waste.

The decomposition of gypsum and biodegradable material can produce H2S (hydrogen sulfide) which smells like "rotten eggs".
In the past, this rotten egg smell has occasionally occurred (every few years for a short period). I have noticed the smell a few times on Morse Blvd that I travel may times per week. At those times, there were periods of a week or so every 3 or 4 years. So, IMHO, there is an occasional problem but it disappears in a reasonable amount of time.

I played there yesterday also and didn’t smell anything out of the ordinary. I also live pretty close in Sanibel and I’ve never smelled anything unpleasant.

I assure you, the guy from NYC who asked about decent hot dogs thinks a fried Nathan's is the gold standard, not a Vienna on a steamed poppyseed bun with proper fixings. But he probably also thinks the pizza is better in NYC than Chicago, so....

When I had a NYC "dirty-water" hot dog party, I had to serve my favored natural casing Sabrett's. Tracked them down to Sam's Club in Brooksville. They still stock them in 3 pound packages.

Stuffed pizza is good every now and then, but you don't have to fold thin crust pizza in Chicago. If i want a thin crust sandwich I'll go to NYC.
