Hi all,

Can any folks give a (very) ballpark estimate as to the difference in property taxes between a home with houses on either end vs. one on a corner or at the end of cul-de-sac?

Same thing with lawn maintenance, pest control, irrigation, etc.

Or are there definite benefits of a corner/cul-de-sac (over and above less neighbors and/or noise?)

We live on a corner lot in a patio villa. Nice not to have a neighbor on both sides, feels not as enclosed in. More grass to maintain and your corner lot will be used and abused by everyone who owns a dog! Also large trucks will run over landscape bricks and lawn grass. With all this happening we still like the corner lot! Taxes are a bit more as assessed value is higher.

No idea on the differences on the expenses, but lots on cul-de-sacs tend to have larger pie shaped lots, where we live some of these houses also appear to be larger, due to the larger lots. More land, larger house, equals higher taxes, higher maintenance costs. The same would go for houses on the outside of a corner on the street. The houses in the center of the block will tend to have the smaller lots.
IMHO, if you have a sales agent I would ask them, also, taxes are public record so you could pick a couple of representative houses and look up the taxes. A call to 1 or 2 of the larger lawn maintenance companies may get you the information for say a 6000 sq. ft. lots versus a 12000 sq. ft. lot.

Corner lots are better because you have more dog crap to pick up, and that keeps you in better shape.

We have an OUTSIDE corner lot with an incredibly small front yard, you can barely get one car parked on the street on either side of the driveway (for contractors, etc.), however we have great backyard space over 160 feet wide! We did widen the driveway to fit 4 cars easily, and better access to the golf cart garage.

We have a corner lot on a cul-de-sac and love it. Nice only having one house next to us. We have enough lawn between our house and street to not really bother us. The only thing we sometimes notice is some cars driving too fast.

I live on a corner in a ranch, and I find people let their dogs do their business on my lawn on that side of the house that I cannot see. but not on the front of the house. In addition, living on a corner increases the amount of water you use from the sprinklers, and your landscaping fees are more. Also, pest control /fertilizing fees for your lawn are more, and your taxes are more. I would not buy another house on a corner. Weeding beds and general upkeep of flowers/shrubs that I do is getting too much for me to handle. Not having neighbors on one side is nice ( a little more privacy), but not enough of a trade off.

I own one of each, both with the same Amarillo model 3/2. It's $20 more per mowing (x maybe 2O cutting per year, about the same in water (monthly), and the same in fert/pest service (monthly). You probably will also have extra trees that will need pruning. I don't have a dog poop problem at either property. The privacy is nice, but that is replaced with traffic, not a lot, but it's there.

When we were shopping for a house "between the 6's", two different realtors told us to plan on a corner lot adding $25K to the price, and, no more than $100/yr to the property taxes.

As to the complaints of others who have responded to your post, I guess we are fortunate. Our mowing, pest, and lawn services charge us the same amount as they do our neighbors. As with all neighborhoods in TV, we have lots of dog walkers; however, we have no problem with them picking up after their dogs. Such problems often arise from being anonymous. Invariably, dog walkers follow the same path. Take a moment to walk out to the street, introduce yourself, and it is likely you will not have a problem.

The best advice when considering any house or lot in TV is to avoid a street with a double yellow line as they are the "through" streets with a high-volume of traffic with people who are not your neighbors. Save yourself some time when looking at listings on The Villages >homefinder or the MLS, and watch out for double yellow streets.

We have had a CV corner oversized lot for 3.5 yrs. Never have a problem with poop in the yard. Never had a problem with anyone running over the curb. $30 extra per month when we have them mow the back. But when we’re there we mow the back. Very easy with the cobalt battery operated mower. Always have our guy mow the front and edge the front and back. Love that we only have a neighbor on one side. Other 3 sides are quiet streets. Keep the landscaping simple for easy maintenance. As far as comparing taxes I’d do as suggested previously, check the public records.

I thought being on a cul de sac would make it quieter. It does not. The landscapers and contractors with their trucks and trailers constantly use it as a turn around and they fly through.

Ask the County Property Appraiser’s office about taxes.

Be aware SOME corner lots have zero backyard privacy.

We downsized from a corner designer to a patio villa with a wall behind. Could not be happier with less lawn, sprinklers, trees, bushes and overall maintenance. As you get older (as I did) it all becomes a factor.

Taxes are based on property value(mostly market value and size of home) Lawn pest etc should be the same. Main reason why cul de sac is good is: less vehicles.

We also live in a CYV. My suggestion for the OP?

Get the largest model end unit CYV on an “inside” corner backing up to a golf course. No corner property to maintain. Make sure it has a golf cart garage. Also that it has a straight driveway. They are out there. Find one with a bond paid and pay their asking price. Then sit back and enjoy. Wish I had done that (sigh).

You can have fewer neighbors also by living on a lake or golf course. But, fish don't hit your windows with golf balls.

Cars are driving TOO fast in every Village on every street or road, especially the lawn care people. I guess that the Villages needs ROBOTIC Police because apparently, human ones cost too much taxpayer money. And the Community Service people are too busy doing........Oh, remind me what DO they do? We are always walking on our grass to prune our bushes and check for weeds and water our flowers.
. If you ever tracked dog poop into your house - you should smell it! Can you give me your address so we can direct our dog walkers who do not pick up to your house and that would solve our territoriality issues? Thanks!

I would prefer to be on a cul-de-sac because I have an overly keen sense of hearing and smell. On the high-traffic streets, the older Golf carts (especially the ones with jacked up governors) are both LOUD and REEK of unburned gasoline.

Most people are dog lovers when they meet a dog and its owner on neutral territory like at a softball game or at a park. But when their OWN yard is involved, the territory response takes over.

I am outside often in the front yard. If the dog poop is fresh I can smell it and avoid it. After one or two days it hardens and loses its smell. People worry that the dog poop will destroy a small part of the grass, but the sprinklers, for most people, come on once per day and will flush the Do Do away into the soil. I see it as beneficial fertilizer. I don't remember ever stepping on any poop in my yard, let alone bringing it inside. I have stepped on that stuff at a square, park, or softball field once or twice, however.
........Funny thing, I have stepped in geese do-do as they fly over often here, but it was pretty dry by then. (when stepped on)
.......Dogs are capable of doing a lot of positive things. They will protect their owners. Some are capable of barking and warning anyone in an area of a danger such as a fire, an alligator walking down a street, and even a beginning earthquake. They bark and chase away burglars. Burglars avoid neighborhoods with lots of dogs. Dogs have saved drowning children and grandchildren.
.......So, I conclude that because dogs are man's best friend - they can spread some fertilizer on my yard whenever they want.

You actually have dogs walking up to your bushes and flower beds to poop? I can honestly say I have never seen that happen...

A neighbor posted about that exact thing happening in another other forum. I checked my cameras and found the event. Played the video backwards and watched a different camera show the dog walker coming out of their house.
Showed video to my neighbor. They had a talk with the dog walker, who denied everything. After a bit of conversation, dog walker seems to have seen the stupidity of their actions.
Neighbor now has cameras.
Problem has not repeated since.
It's a shame that a very small number of people seem to cause the majority of problems.

Pick a street, look up the particulars on the county assessor’s website.

JimJam....dog poop is NOT good fertilizer. Only animals that eat grain only. I feel bad for your lawn cutter. That crap on their blades is not wanted or needed

You missed something.

Neighbor A took their dog for a walk.

Neighbor A allowed their dog to wander into everybody's front yard. Dog was on a very long retractable leash. Dog was allowed to go all the way up to the actual house structure, often through the landscaping people have directly in front of the houses.

When dog was allowed to wander into the landscaped area of neighbor B house, the dog did #2.

Neighbor A watched dog during this time. Was well aware of what was going on. Did not make any attempt to clean it up. Nor did they seem to care. Just walked away.

Neighbor B posted about finding the "evidence". Was quite upset that someone was so inconsiderate.

Video showed exactly what Neighbor A dog did on Neighbor B property.

So that "I've never seen that happen here" is not an accurate summary of things that go on around here by inconsiderate people.

I have corner lot with courtyard villa n love it for xtra space n is quieter!

I have had no issues with folks or their dogs. I am on cul de sac so everyone is a neighbor n they r very responsible n courteous about their pets.

If you decide you want a corner lot, be sure you know what the set back is and how it might impact your future plans like installing a pool, addition, etc. You do not get
to use the whole space provided by the corner lot.
