................."we're done!!" :1rotfl: Sandy and I had our closing today, right on schedule, and are now the proud owners of a nice Patio Villa in Duval! Woo-hoo! Closing went smooth as silk - no glitches, no hiccups....everything worked out great. Fortunate for us that we bought the place furnished so we only had to get kitchen "stuff" (pots & pans, utensils, dishes, etc.), towels for the bath, a couple of new televisions, and the other typical minor things you'll need in any house. Been working most of the afternoon and evening getting everything situated then we'll have about a week to play til it's time to head back to OH. Sniffle. We'll still be snowflaking it down here for a good while yet - just coming down whenever we have the chance to get away.
Just so glad to finally have a place to call our own! :-)

Enjoy and that is a great feeling.
I bought mine turnkey also. Been enjoying for the past year. Each time I come now for a week it becomes more difficult to go back north.

Congrats!!!! We'll be closing on our house in less than 2 weeks...can't wait. Our's is partially furnished, we'll be bringing down plates, utensils, etc. so the house will always be ready for us. We're hoping to become full-timers sometime within the next six months.

We too bought furnished. (Ours was even stocked with the kitchen and linen stuff.) For snowflakes, it's a great way to go.

A bit of advice from a lesson we learned the hard way - be sure to pay to have the house inspected before settlement. We bought a turn-key house built in 2005; it looked like it was in great shape and came with a warranty so we didn't bother with the inspection. Turns out the appliances were MUCH older than the house. We've already replaced the refrigerator and the dishwasher is on it's last legs. We've also had trouble with the clothes washer, although I think it will last awhile. It's very hard to get the warranty company to replace something, we learned, and it's $60 each time they send someone out. So don't be penny-wise and pound-foolish as we were - get that inspection done by an professional.

We were snowflakes for 4 years and spent every vacation day we had at our home in TV. The time will go fast until you become a snowbird or frog. Congrats!

It's a great feeling to have your own place, and be an "official" snowflake. We are Seasonal Residents and cherish our months in The Bubble.

It looks like you will be leaving before we "move in". We closed (by mail) in Sept. but haven't been able to get there since.
This Christmas should be great for us. We get to spend the morning with our grandchild and then spend our first night in our villa. I wish we could have found a turn-key that we liked, but it wasn't in the cards. We found one that was 6 years old with all new carpet and recently replaced appliances. And a great view out the back (the view is what got us).
Hope we get to meet some other "snowflakes", as well as TOTVers, while we are there.

My girlfriend who came down with me and I walked out of Wal-Mart with two huge carts and barely had enough room to stick it in the Escape. Also had to call the credit card company and let them know I was buying stuff for a new place as they had shut me off. Always good to let your credit card company know when you come down here to buy things so they don't think it was stolen. Good luck shopping!

All - Thanks for your kind thoughts and feedback. And yes, L&L - as redwitch said, we did have a thorough home inspection done (compliments to red for referring the fellow - he did a great job). That and a termite inspection - had them both written into the purchase contract as contingencies. Your point is well taken, though, as some folks decide to bypass some things in a property purchase and wind up aggravated later on. Everything's working out fine for us since the closing as well - no surprises at all.
We look forward to meeting up with more of you folks from TOTV as time goes on. Again, thanks for the well wishes. :)

However, we decided to not get a warranty on the appliances. After researching home warranties on the internet, we found quite a bit of homeowner dissatisfaction with them. It seems that people have a hard time getting the warranty companies to respond; and when they do, homeowners are often not satisfied with the repairs. We concluded that we would do just as well to pay for any repairs, if needed and/or to replace old appliances when they need replacing. When we become frogs, we'll eventually want to upgrade some of them anyway.

Ditto on the inspections and the home warranties - my thoughts verbatim. The home warranty stuff seems like a tough row to hoe to me - hassles, etc. as you stated, P. We didn't even bring it up in the discussions with the sellers. The place is 3 years old and the home inspection yielded nearly flawless findings. Not saying that the fridge couldn't just up and puke tomorrow, but if it does, we'll get it fixed or just be out of pocket for a new one - such is life. :)

Everything's going a-ok so far.........other than we're spending money like drunken sailors! :eek: It's amazing how much all the little "Oh, that stuff won't add up to very much money" things really DO add up!

We also closed today in a refinancing! As soon as we hear from the RR Retirement board we will fix up what we can and sell in the spring! TV will be our new home !
