Part of Richmond, rumor is CYVs and some designers, no word if there are verandas. Once house is released 30 plus names on each, is expected

Assume you’re referring to the construction on the other side of Meggison, across from the north Richmond entrance. That’s unit 115

Yep, it appears to be a combination neighborhood of cyvs and veranda homes.

I suspect those homes, especially the CY villas, will have dozens of people (mostly investors), attempting to secure a home the moment they become available. That’s what occurred in late 2022 in the villa neighborhoods of northern Richmond. These new homes will be just a few minutes walk to Brownwood.

20+ minutes including a stroll over the Brownwood bridge. Walking is doable but not what I would choose. Pretty quick and easy by golf cart though.

Yes lots of rental property. Someone just across Meggison has a rental designer home on both sides. And also a lot more walkers across the bridge.

It looks like they are installing walk/don't walk signs at a lot of the traffic signaled intersections on 44 as part of the sidewalk project. That would also mean crosswalks. You could walk straight down Meggison.

Adding homes in Richmond — will our bond be recalculated orreduced???? Won’t hold my breath!

No, the lots were included in the original calculations, the developer pays the bond payments until the property is sold and then the payment is prorated between the new homeowner and the developer so that each only pays the bond assessment of the property for the duration of ownership.

So far 5 LLC in Richmond, are either up for sale, or sold at one year mark. My guess those 5 LLC will be investing in new Richmond homes. Easy money rental for a year, plus $100,000-$150,000 from price of home in a year.

We have been been leasing in The Villages for the past decade, we like the areas south of 44 the most. I guess it’s what floats your boat.

Maybe, maybe not. There's been a designer home for $635k in Richmond that's been on the market for a month. Beautiful home, just backs up to another home. Demand may not be what it was in 2022.

Great another rental slum, like there aren’t enough problems with sterile investment groups in The Villages. Hand it all over to them and let them choke each other out. Maybe the other areas can live life normally as retired people desire to live without the insensitivity of renters.

Even worse - more houses more people but no new medical facilities or hospital.
TV is a large Veteran Community, so no worries for many of them, with the clinic in mulberry, and hospitals all around central Florida. Besides when was the last time you couldn’t get into a doctor, any different than where you originally hailed from.
Plus every ED is full in any state, because too many people automatically go to ED, when a urgent care is all they need.

My physician instituted a policy that patients who go to the ER three times before calling him will no longer be his patient.

Why are you assuming that only investors will be able to purchase those homes?

The Villages will try to have their cake and eat it too. The longer they can string out the mix of rentals and people desiring retirement the better their bottom line is.
Objective reality…retired couples desire a nice place to retire. The greedy and ambitious try to trade up for More…More and More.

I have no idea what any of that means... Nor how it means that those houses will all be rentals...

It was the hot ticket in “07”, most of the nightly clientele then were in their 70-90s. Many May no long reside in villages proper, that would remember the hay-day of KBs. Meaning they spent money on great food, drank at the bar, enjoyed nightly entertainment. Then food became mediocre at best, and many ordered water, with lemon to watch entertainment.

The listing says no closing until after December 23, which may be putting off potential buyers. If I were interested in a Richmond resale, I would not be feeling a sense of urgency about putting in an offer; there are sure to be more coming on the market in the next several months. As we approach December, it will probably be gone pretty quickly. JMO.

Richmond homes one year date will be very soon. A few LLCs have sold already, with closing date of December. 2 soon to be owners are renting home until closing date. After all nobody’s going to give up a healthy profit
