As a seasonal renter (aka snowbird), I have rented several homes over the years. Many of those had beds with very, very old, uncomfortable mattresses. Please, if you are going to rent your home, provide a decent mattress. It does not need to be an expensive one, just one that give support and a good night’s sleep.

I had originally planned on being a renter, rather than buying a home in TV. What I found was that living with uncomfortable furniture for a week, or a month was far different than doing so for 3 or 4 months.
It is also different when you are a 20 year old college student with a flexible, resilient body, and a 70 year old retiree.
It was a major reason why we decided to buy a place.
Of course, along with that issue was the desire to stay here longer and longer, but living for extended periods on uncomfortable furniture was not going to work for us.

We bought mattress for our preference, would have no idea how one would please thousands of renters.

Our parents used our brand new 1week old home, with all new furniture. (We loved our furniture, as did our home watch person) My parents hated the mattress in the master, but tolerated the guest room. They hated the lounge chair, couch, and loveseat. Loved the dining set, but not the kitchen set. Tolerated the top of the line cookware. Hated the pepper grinder (can’t you just buy a pepper shaker)

I got weekly sometime daily grumbling. They absolutely hated the golf cart, because it didn’t have the hard enclosure.

I would remind them…You are staying at our home for 5.5 months for FREE.

So we are not the exception for kids preferences, 3 kids, 3 guest rooms, make them switch each visit, so far 2 not a fan of the mattress this trip, third, didn’t like or dislike. Round 2 switch in December :throwtomatoes:

Heck, I can't even keep myself happy. Some nights my mattress feels too soft, other nights, too hard.. Every once in a while it feels perfect.

Yes, that is what my ex does when he has visitors. He leaves the visitors his place and stays with a relative while they are here. But then the visitors are friends not renters.

Have you tried mentioning it to your landlord, instead of a bunch of strangers online?

I do not live in my rental, so I depend on my tenants to tell me what needs attention. I get suggestions every year, but I have never had a complaint about the mattresses, one of which I just replaced three years ago, when I bought the place. Like every other seasonal landlord I know, I greatly value good quality repeat tenants, and will do anything within reason to keep them happy.

I think if you try to view your landlord as a partner in your snowbird retirement plan instead of an adversary, you might find them very accommodating.

I do not rent my home. Many people who rent out their houses (they are not their homes) consider this just a business. If the bed is uncomfortable, they don't care. If you don't rent their house someone else will. I suggest you go online and find a mattress cover that will fit their beds that will supply some type of comfort and bring it with you.

Agreed OP. And another rental item I couldn't stand was the GROSSSSSSSS toilet bowl brush. I changed it up for them/me every time. Not a costly item. Just change it up for every new renter!!!!

I would measure most slumlords in Florida (especially those in The Villages) aren’t out for accommodation of your sleeping patterns. They just want the cash. We have seen a couple in our day. They get by as cheaply as they can. Watch out for bedbugs, they love the warmer climates LoL.

So what if you have a bad back, they have your money already.

Let's put bed comfort aside for the moment and think is it sanitary. Look even the most diligent person will have a cleaning service come in and they will leave the place spotless, but they don't clean what you can't see. I'm sure we have all have seen segments on the news showing investigators inspecting a hotel room with a black light and what they discovered on those beds. As I posted before if you want some type of comfort and the protection of not seeping in someone else germs bring you own mattress cover. They sell them on Amazon from about $40 to $125.

Given your renting a place for others for a lot of money supply comfortable mattress.

But what is a comfortable mattress for one person, is definitely not for another. Our parents hated our $8,000 mattress, but was just ok with the $2,500 mattress in guest bedroom.

Went to mattress stores after we moved here for a new mattress for us and after investigating very happy with $ 700 sealy ultra something.

Never worried to much about mattresses, both wife and I can sleep on pretty much any type.
But.
My wife never travels anywhere without her own pillow, ever.
That pillow has more air miles than Richard Branson!

PS. Youngest daughter is same. Think it is hereditary.

But one doesn’t get a choice on who your parents are, so the child who gives them a free home to use for any length of time, is the child they are always so critical of.

The child who can’t stand on their own feet, is the favorite and would never complain about anything to that child

Hopefully we have instilled better values in our children, and grands, who happily stay at any of our homes, and try to pay for anything or everything

A seasonal renter is a tourist, not a snowbird. A snowbird is someone who actually has skin in the game, an owner who uses his Villages residence around 6 months a year.

We debated as to the investment in mattresses for our new home in Newell until Costco's Labor Day sale and so we went with new Caspers for all three bedrooms (king, queen and 2 twins). We absolutely love our Caspers in our home up north. (I expect some here will disagree, oh well, it's a new high quality mattress and satisfies the Op's post).

Additionally, we went with all new furniture throughout the house ... "Buy Once, Cry Once" as the saying goes.
We want that new house feel for our new house ... for ourselves and our renters and guests.
Our moving truck just pulled away from our house yesterday and we'll be there moving in this coming week!

Unfortunately, we can't retire just yet with one son still in college and having just married off our daughter last month so we'll be listing our home for rent this winter.

I appreciate the responses to my mattress issue. However, being too hard or too soft is not the issue. Lumps and sags in the middle make for a very uncomfortable night’s sleep. I will talk to the landlord about this issue.

The best move for a landlord is to buy premium foam mattresses with the covers. Once a guest leaves, just wash the cover before the next guest arrives. It would cut the likelihood of Bedbugs too.

I can't imagine any landlord who doesn't use mattress covers. We certainly do. We even use them on our own beds. But then, being Villages landlords, we are hardly anything like the "slumlords" that this thread has spent three pages disparaging. (By the way, if we're "slum lords", what does that make this community where we all chose to spend our retirement?).
