Hi all,

I wonder if anyone has been in this situation and what you did about it....

1. I buy my TV home *before* I sell my non-TV home.

2. After the TV closing, I have some work done on the house (painting, etc)

3. I move into my TV home and my non-TV home is now empty; the house is now up for sale.

For your homeowner's insurance on your non-TV home, what did you do? I remember reading somewhere that if you leave a certain amount of items in the home (bed, table, chairs, pots, plates, utensils, utilities still on) that you are still covered.

Did you need to purchase an insurance rider for a "vacant" or "unoccupied" home? Did your realtor help out with this?

Thanks in advance!

Technically, you should buy vacant home insurance, but most people don't do anything as long as their current policy is in effect. The real estate agent doesn't care one way or the other.

Jus leave your current homeowners' policy on the old home.....don't change a thing.

Some companies get a little nervous about an empty home.......some don't care.
The nervous ones might charge you an additional premium.

Thousands and thousands of people have two homes.....insurance companies understand.

We kept our home up North for years after we purchased in TV........the insurance company knew this and did not change a thing.

I am purchasing home insurance on a 12 year old home in TV. Being new to this state. What coverages do you feel are a must?

You need a standard HO-2 homeowners policy with sufficient liability coverage to make you feel comfortable. You may also want to add an optional "sinkhole" coverage, which you may or may not be able to get on an older house.
