Hello,
We are planning to rent our house January through April. We know we are getting a late start..but this is new to us. We are looking for a Rental Home Manager.
Could someone please give me a name of someone who is honest and reliable. Thank you

First year we used an agency, according to our contract only 3 consecutive months. Made a surprise visit, found out they were renting daily, damage to furniture, and their cleaning staff taking whatever they felt was sellable at the flea market.

Next year We advertised on thevill****4rent. Did it our.selves never had an issue after that.

Let's talk about cost of an agent vs DIY.

A property manager in Florida must be licensed. "Poperty Manager' means someone who locates renters and collects rent. This service costs 17 to 20% of the gross rent.

DIY means you advertise, screen renters but you can hire a local person to meet the renters and arrange for cleaning and other repairs. This cost around 100.00 per month plus cleaning costs. There are two popular, targeted to the villages, services to advertise with at less than 150.00 a month. You do have to file with the state because you will be collecting sales tax but that is quite simple.

Call a prospective property manager pretending you are the tenant. Whatever he or she does, will be the same they do for you.
