Merry Christmas to all!

Have just come back from Nash Loop in the Village of Hemingway.

Thinking solely of properties north of 44, are there any other "pockets" of ranches/designers that have been built with fenced in backyards?

Thank you, in advance, for any intelligence!

If you do not get any suitable answers, a call the villages sales department will not only get you an answer, but the agent will probably be able to tell you if any are currently for sale.

On a side note, if your need for a fence is to let fluffy out to play/exercise, be aware we have several predators is this area.

Absolutely will pose this to my incumbent VLS agent.

Thing One and Thing Two will be well guarded from the area’s varmints!

Off Odell circle between Canal Street and Havana golf course. There is a street that has either ranches or cottages with fenced in yards, which is probably where you looked at the homes. Other than Hemingway, no other homes were built until the veranda explosion.

Hemingway Built way before verandas, homes were probably built in around 2009 or 2010, guessing as a trial run. After that you will find Verandas (designers with fence) in most neighborhoods built around 2013 and are still very popular in every new village built today.

But you will have to cross 44 to get verandas, so a couple miles down the road Pine Hills has a large Veranda section not far from where your target area is.

VLS agents do not know it all. Bradford village allows certain type of preapproved fences.

Many thanks. That is Nash Loop. Seeking to understand if Nash Loop is unique or whether there are other such areas.

Am not (yet, anyway) enamored with “south”…especially south of The Turnpike.

Pine Hills area has veranda neighborhoods, not far from neighborhood Walmart (has brown fences not the new grey color)just across 44, no where near the turnpike, but
There are power lines, not visible in some areas, but still there
And it’s Lake county

As others have mentioned, it sounds like you're looking for what The Villages calls "Veranda" homes. As for those which are for sale, consult The Villages Homefinder site which allows you to select new or previously owned homes, neighborhoods, and home models. Look here (https://www.thevillages.com/homefinder/?new&preowned&homesites&status&lng=-81.97714755726567&lat=28.869263890607236&lvl=2).

As you look, consider the taxes that you will pay. Houses in Fruitland Park have higher taxes than other areas.

Fyi to OP - Rented a Villa in Pine Hills that backed to 466A, loud pickup trucks are a wakeup alarm starting at 5am. Road noise on the Lani was so loud you couldn't talk on the phone.

I think in many places north of 44 there are fences in the back, if the property borders an edge of the Villages. I am thinking of the village of Tamarind Grove, on its western side, where it borders 462 & other villages going north that have a western border. On the south very close to 44, but still north, I think Lake Deaton properties that border 44A have fences. Actually, & I'm sure many on this site will jump to prove me wrong, I suspect all of the edge bordering properties have that trademark brown rail fence. At least that is what I have observed while driving around. It may not be true in the historic section, but I think it is true in Silver Lake where the properties border 25. I know I'm home once I see those brown fences. :)

If you go to The Villages homes sales app, you can filter it to only show you Verandas. A quick search shows 0 Verandas for sale north of SR 44 but several below SR44.

Yes there are, ask your realtor. They’re north of 44, on the east side. I’m at a loss for the Village name.

Verandas are the designer homes that are built with fenced yards. They are a fairly new series in the past few years and are only built South of 44. As the neighborhoods south of 44 have dedicated blocks for Veranda homes which are on larger lots and have the white privacy fences with many having a view of forest or ponds. The side to the view is a rod iron type fence so you can see through it with the high white privacy fences on the sides.

If you do decide to venture south of 44 there’s a home for sale in Hammock at Fenney. It’s a 3/2 1647 sqft. Built in 2022. Bond is paid. Model is a Montclair. 5596 Strickland St.
You can find it on The Villages App VSL 484. It’s worth a venture south just to check it out. You just never know. Good luck in your search.

In the village of Pine Hills, designer homes off of Manly place and cottage homes off of Weichens Way.

Just south of 44 in the village of Bradford, there are Verandas and also some designer homes that have stand alone railing type fences.

Enjoy exploring!

I was just looking at a house north of 44 at Soaring Eagle Osceola Hills & while it does have the brown rail fence in the back (it backs to Morse Blvd.), it is not fully fenced, as there is no fencing on the sides. This may be true of all the edge properties.

Those are the dark brown, "see thru" fences made with 2-3 6" wide boards.

The poster you quoted is talking about the "stockade style" lighter brown fences that surround the edge of a neighborhood...

That said, some of the Veranda homes backing to a preserve have the dark brown fences in back, but have the white vinyl fences separating the homes...

I’m in Fenney and it’s very quiet here. Occasionally, we get a rattle from the quarry setting off a charge. There are veranda homes, but I haven’t looked for any “for sale” signs.

Many thanks....unfortunately the move I'm contemplating will not be until 2025. This is solely general research, at this time.
