Good morning, everyone. I am a single male of 67 years. I retired from the Air Force, the Federal Government, and collect my SS. My father retired and lived in the Villages in the early 2000's. I really enjoyed the time I spent visiting him. I live in Florida and want to relocate to the Villages where I can enjoy spending my time with others like me. Any advice about where I should move to in the Villages? I have a dog.

Many youngsters, like yourself, usually prefer southern newer area.
Rent for a month or so in all areas, see what takes your fancy.

Everyone thinks their Village/area is the best, so you will get a lot of conflicting advice. You might try to look at the different areas & see which ones appeal to you. You also might try looking at the available amenities & see which ones you might want to be closer to. For example: golf courses (not so plentiful in the south), gyms (some Rec centers have gyms), & which you might not mind an occasional drive to. Or clubs you might be interested in. As a dog owner myself, I would immediately cross out any 'keep off of my lawn' neighborhoods  I never, ever walk my dog on other people's property, but you can see from some posts on this forum some people become quite upset about dogs, fortunately many neighborhoods are dog-friendly. Good luck. Ask if you have any questions about clubs, rec centers or other amenities I mentioned.

Thank you for your service.

Rent somewhere in the middle of the villages for a month or more and explore.

Find a villages and an mls real estate agent to take you around. Villages agent can show new and resales mls only resales.

Take the trolleys and look around but recognize driver will push you toward whatever the villages is selling so keep an open mind.

Great place to live but takes awhile to decide where to go.

I'm a year younger than you and bought 3 years ago, just north of 44, in Osceola Hills.

Right now, it's pretty much the "Center of The Villages"...

Although, in another 10 year, that "center" will move south...

Our neighborhood is a mix of late 50's to 70's... (at least the people I've met)

You've been given some good advice. Rent for a month. Check out the neighbohoods north and south. See what suits your fancy...

Just south of Sumter landing gives you great access to the best town square IMO. And it’s close to varied shopping. Buying pre owned may save you from the hefty fee.

I recently learned that veranda style homes have bigger fenced back yards than villas. Our recently sold CYV had a large yard. Maybe, new construction CYVs have smaller yards but definitely not preowned. There are many with room for a pool and expansive lanai.

You will love The Villages......also 18% of the population of The Villages are Veterans. Make sure you look at pre-owned and new. You might get a better deal with pre-owned. If you buy on the newest side, watch out for Turnpike noise, and you might not want to buy near a Town Square because you will hear the music every night. There will be so much for you to do here with entertainment, clubs, Rec. Centers, sports....and very nice people to meet. If you find an area you like, feel free to talk to neighbors there to see what they say. Welcome to The Villages when you do move here. PS: they have a lot of dog parks here.

You live in Florida? Great! Visit the Villages as often as you can. Go to the squares at night and start a conversation with those sitting next to you. Many will be happy to give you information and advice.

I would not get a realtor until you know EXACTLY what you want. If they recognize you are undecided, they will make the choice for you in order to get a sale. Do not let this happen! This is YOUR RETIREMENT make certain you are buying a home that suits YOUR lifestyle. Good Luck and Welcome!

Don't think that qualifier exists in T V. I've seen St Bernards, Great Danes, you name it in T V. Lots of good advice listed on t o t v for your plans. Rent and explore. Enjoy your time here!

(A squirrel moment about dogs and dog walking in T V... What i find alarming the most, elderly people being dragged down the street by young, over excited strong dogs like a Chocolate Lab, agressively dragging a fragile owner down the street running toward my two small dogs. Friendly or not don't let it happen like I experienced recently.

Know your strenghth at your "young" (wink wink) age when picking a new pet people. A 70 lb full running Chocolate lab was over the top too strong for the owner. She or myself or my dogs could have gotten seriously hurt.

That cute puppy or rescue you pick may be more than you can handle. So think ahead to your age vs the full grown dog's size. Dogs pay the price for human stupidity, just saying.)

Homes with fences for the dogs are Courtyard villas, and Veranda homes. Verandas are found in the newer areas, south of 44. These areas also have a younger vibe with more newly retired folks (some still working), and Sawgrass Grove is a great gathering place.

Overall TV is a great place and I enjoy it very much. I have dogs and regret not buying a place with a fenced in yard even though i'm a 5 minute walk from the dog park. Traffic noise is more than i care for, its difficult to judge as somedays its perfectly quite and other days its roaring - I live about a mile from the turnpike. Its a bit crowded for me also.

As a long time Lab owner, they are powerful dogs. Your friend needs to acquire one of those gentle leader type harnesses that reduce pulling. Then she needs to introduce it slowly with lots of praise so the dog will accept it. Happiness for all will result.

Welcome to your active retirement community and thank you for your service.
You have been given some good advice, but the BEST advice you got is to RENT (at LEAST for one month).

We rented one month in the swampy heat of summer when things are lovely and calm and friendly in the Villages. We rented the month of February when things were crazy, when restaurants, roads, and rec centers were crowded and the natives were stressed and aggressive. We prefer summer.

The area between 466a and 466 between Morse and Buena Vista (the golden circle in realtors terms) wound up giving us the easiest and fastest access to the most golf courses, rec centers, gyms, town squares, shopping, restaurants, medical, vets, etc. and bonus points for beautiful mature landscaping.

We found lovely homes that were on the outer edges of this middle region that were LOVELY, but when we realized it took 10-15 minutes to snake our way out of those villages via golf cart to get to main thoroughfares we decided proximity to those main thoroughfare fares was a priority…hence the golden circle became our target.

We heard the old wives tale that the young are in the south/new areas, which is ridiculous. Every one of the older villages has had its original population age out and be replaced by younger people. On our street of 19 residents (another strategic decision…we did not want to be in a huge village on a busy street with a lot of traffic…we wanted a NEIGHBORHOOD where we could actually know and enjoy our neighbors), we have 1 residents in 50s, 7 in 60s, 2 in early 70s, 7 original owners in 80s, and a couple in their late 40s who are snowbirding til they retire.

My older neighbors are lovely and beloved surrogate parents for my young 60s self and the rest of our younger people. The “youngsters” watch out for and help our aging neighbors with all manner of practical daily living challenges. I believe my life is RICHER for having this spectrum of terrific neighbors of two generations living well together.

The new areas are riddled with a lot of investor-owned Airbnb rentals, higher percentage of snowbirds, etc. One person posted recently that in their section of their new village they are the ONLY owner-occupied home. They are extremely bummed that they do not have neighbors, have the chaos of short term rentals with noisy children and/or younger gens at the houses and at the pools and rec centers, and the camaraderie and safety net provided by such. People moved here to be in a 55+ NEIGHBORHOOD with their peers. Do not under estimate the value of having old-school neighborly relationships. They are a quality of life factor! The other challenges in the new areas will be the quarries blasting, heavy trucks and construction traffic for another 5 years or so, and radical lack of shopping, dining, medical, vets, salons, etc.

It has historically taken about 10 years for each new section of TV to get basic retail and commercial infrastructure, and 20 years to get truly diverse amounts of the same. Brownwood is not fully leased out and it is 10 years old and surrounded by 10s of thousands of homes. If you are a golfer get yourself at least north of 44.

I wish you good fortune in your search for your next chapter home. And I think it would be helpful if you posted what village your dad lived in and what you liked or disliked about it. That would help people steer you in a helpful direction.

DEFINITELY work with both an MLS realtor and a TV salesperson.

Recently relocated to the Village of Dabney it is the most southern section currently. I studied the area for about 2 years. The problem is I liked them all. I do not think you can go wrong anywhere in TV. But you could always move again if you disliked it.

This part of Florida, and The Villages, is nothing like it was in the early 2000s. Before you think you want to move here, come during the height of snowbird season. Like now.

I'm guessing a single younger man, has a substantial size dog, so it will be safe outside in a courtyard. If I'm wrong (it happens) and you have a little dog, it is never safe outside alone....

To me the nicest parts are near 466A. The Trailwinds shopping area has pretty much everything I need in life. Lowes, Publix, Aldi, UPS store, Spectrum, Verizon, an emergency room and fast food. Soon a Target, a Home Depot, a Panda Express and a CVS will open there.

The new areas down south are beautiful, but quite a drive still for necessities.

Personally I'm not a fan of the 441 corridor up north, but the areas up north are the most beautiful to me because of the trees. Down south they razed everything, up north they didn't.

Be prepared for people to be grumpy about your dog..... me, I prefer dogs to people.

As others are saying visiting here would be a good idea before buying. I rented an Airbnb for two months while I looked around and got familiar with the place.

I am 58 (not retired) and ended up buying in the very north end, about a mile south of 42. I like it much better up here because there's less traffic and mayhem. It's more like a quiet neighborhood. It's also close to everything on 441. The closer you live to the town centers and rec centers the noisier and busier it gets. It all depends on what you want.

I heard the age demographic up here might be a little older but I don't really notice it and at my age, everyone's old, lol. The houses up here are older too. Mine was built in 2002. As far as I'm concerned that's not really old. My previous house up north was built in 1986 and the one before that 1917.

I can't speak to owning a dog because I am pet-less and prefer it that way but practically everyone else up here has dogs.

If you decide to locate near a town square, don’t worry about the music. It adds joy to your evening and is over by 9:00.
Everyone loves their location…so you’ll get lots of different opinions. IMHO locating betweeen 466 and 466A is the sweet spot. It’s a golf cart ride to all three town squares. Tom’s of golf courses, country clubs, pools and rec centers. A lot of new shopping is being added near Powell Rd. The preowned homes are selling to younger folks, so there are people of all ages in every neighborhood.
Two thoughts
When you have some idea what you want, you will need two realtors. One to show you Villages listing and a MLS Agent for their listings. They don’t cross over.
Watch out for the “sense of urgency” realtors create. If it’s a preowned, there is some legitimacy here because they are more limited in number.
If it’s a new home, you do have more time. The Villages have been selling “new homes” for 30 years. They always try to pressure you that this is the greatest house at the best price in the greatest location. It will be snapped up by someone else, if you don’t act right now. The truth is they will be selling new homes for 20 more years.
Each neighborhood has its own personality. Some are extremely friendly, others not so much.Once you find a home style that you are interested in, try and figure out the neighborhoods vibe. You can spend some time and walk your dog in that neighborhood. Talk to the other walkers and dog walkers.
Good luck! I’ve been here 15 years. Love it as much as I did on day one.

Some homes have fenced yards. Depending on the size of your dog, courtyard villas, verandas have higher wall/privacy fences. Newer patio villas in the southern section have low plastic picket fences that might keep a small dog contained. (Ours was older and not interested in escaping. But it wouldn't have taken much effort).
Best to rent for a while and see which area appeals to you. The place is SO huge, and still growing. Also, ignore all the negative dog comments here. There are thousands of dog-lovers in TV. Best of luck!

There are young Villagers everywhere so don't pay any attention to age. If you buy a home in an unincorporated area, one not part of another city, you will only pay property tax to the County. Paying property tax to the County and a City can almost double your tax bill. A real estate agent should tell you if the hone you're looking at is within a cities limits, example, Wildwood, Fruitland Park, Leesburg, Lady Lake. That is something that cam add thousands to your tax bill and you are getting nothing in return. Also, since you have a dog, consider a home with a fenced in back yard. I moved here 21 years ago at age 46 and still live it here as I'm sure you will too. Welcome.

I just moved here a year ago. I have a dog which I walk daily. I was also Air Force. You need to decide your priority, location or house. You can fix a house but you can't fix a location. My priority was to be near walking trails. North Villages do not have walking trails, maybe just a few. South has fewer golf courses. I do not have fenced yard. Some houses have fenced yards. Can't put up a fence if one isn't there already. Near golf courses, or near other activities?

Thanks to your post I feel grateful as a 65-year-old youngster. I too am USAF, Federal, and State retired - drawing my SS. Like you, I came here with a dog. A large German Shepherd. Having a large dog was a big reason for opting for a courtyard villa but even then found it was too small for her since we moved off of two acres where she ran free. I felt sad for her being cooped up in the villa and ended up giving her to a veterinarian who lives on a large farm with other German Shepherds. Although there are folks here who own large dogs in the villas, it just wasn't for my "Maggie". I am sad and think of her often but I know I did the right thing. Aim high and take the advice to visit for a month before you decide. Best of luck!

First - Thank you for your service.

Second - I would say definitely check out all the areas, your amenities and your options based on what your interests are, how far you would want to go to something via cart or car. Off season rates are reasonable and may give you more of an opportunity to check things out, just remember that its much busier during in season. Pick up a newspaper on Thursday and look at the villages Recreation insert or look at it online (VCDD Rec News (https://www.districtgov.org/departments/Recreation/recevents.aspx)) (recreation and parks publication)
or look at this site for the weekly insert, https://online.flippingbook.com/view/10419946/

Third - look into the property taxes. This can be confusing. If live in the county limits area you pay only county taxes. If you are also in a City limit, example Wildwood or Leesburg, you will pay county and city property tax. The villages and the cites are working out agreements and the cities are annexing count property into city limits to help provide amenities to the growth of the villages.
Lake county is higher rate than Sumter. Check out your various property tax exemptions in the different counties since you are a vet. Example Tax & Exemptions - Sumter County Property Appraiser (https://www.sumterpa.com/tax-and-exemptions/)

Fourth - Look into the deed restrictions, most are similar but they can vary from district to district. Lots of info here Village Community Development Districts (https://www.districtgov.org/)

If I think of more I will post it.
Good Luck.

I have a few bits of humble advice: you have time to decide so don’t rush; I was buying in the summer of 2021 when it was absolutely nuts down here. I wanted a courtyard villa because I was attracted to the wonderful back yard privacy it affords and I also have a dog. However, it was impossible to get one - even the old, broken ones were impossible to get. Now is much better for everything everywhere. But - many people said that I could “always buy now and move later, and that people often move 3 times within the villages” etc, etc. so I purchased a small villa that I didn’t really want, just to get here. I would not suggest anyone do that, although I pretty much had to, and I am truly happy to be here. I love my neighborhood and my neighbors, so I have decided to stay in this house and make it work. But sometimes I’m sad that I couldn’t get what I wanted to begin with. So take your time deciding on the type of house you want. As far as where you buy, I don’t think the location is as important as the style.
Another thing to consider is new vs established neighborhoods. My experience has been in a brand new neighborhood and it was a lot of fun - everyone was moving in and getting settled at the same time which made most everyone super helpful and friendly with each other - it was amazing. Folks I know who moved into established neighborhoods didn’t meet as many people - not that the neighbors are unfriendly - they just have already established all their friends and routines, etc, and probably won’t go out of their way to get to know new neighbors. But also - having a dog helps because you will see people and they will see you when you’re walking the dog. There are alot of dog owners here so those will likely be your first acquaintances in your neighborhood.
Lastly, I would be sure to check noise from rec centers if you find a home adjacent to one; pickleball is wonderful fun but living within earshot of a court might drive you crazy, you hear the noise all day long.
Good luck to you in your search. You will be very happy to live here I am sure. I’m also 67, retired Navy, retired DoD, and I am sure there are hundreds of others with roughly the same resume. This is a wonderful place for Veterans. If you use the VA for health services you will find the VA clinic here is outstanding, I have had excellent care there. Sometimes have to go to Gainesville for services they can’t handle here which is about an hour and half away. But the service and care up there is just as good. Best wishes to you!

Actually it’s only a 10 min ride from the southern villages to get to Publix, Winn Dixie, gas stations and restaurants at 470 and 27. If you want a new house than you will have to come south of 44. I’d spend time in the different areas of TV to see what you like the most. Good luck to you!

My priority was to be near walking trails. North Villages do not have walking trails, maybe just a few.

Hi Kvanpera,
This publication from The Villages lists the Parks, Trails & Pathways in The Villages & I count 27 in the north & 18 in the south. I used the commonly used Rt 44 as the dividing line, if I used the Florida Turnpike the numbers would be different.

My wife and I rented for 20+ years, in many areas of TV.
Each had its pluses and minuses.
Our personal preference, after a while, was between 466 and 466A
The thing I would recommend, is avoid living next to main roads, and any street with a through route, or golf cart shortcut.
Village drivers do not take prisoners.

I agree rent a month at a time in SS, LSL and Brownwood areas. Dog never a problem as long as you are responsible owner.

Bigger question is your lifestyle, do you need to shop brick and mortar weekly, in need of restaurants daily? Do you love large trees and Spanish moss. Then the established SS area might work for you.

Or do you shop and eat out occasionally can go north to SS or south to Brownwood in same amount of time. Enjoy less large trees mid range of ages. Then LSL could be your area.

Finally are you the age who loves to save time by using grocery services, and Amazon, can zip up to Brownwood or down to the new areas in same amount of time. Since you are a Veteran you are close to turnpike and 1-75 to VA hospitals in Either Gainesville or Orlando. VA clinic in Villages is 34 minutes from Brownwood.
This area eventually will have more shops, restaurants, as soon as clientele can support them.

We are on our 4th house, south of 44, starting in LSL area when it was so new GPS only showed the lake. We found that moving into newer areas with younger residents, with less shopping has much less traffic, and yet in 3 miles can head north great restaurants, the parks, and Costco or commissary.

So spend time researching areas, find what fits you.

By the way the VA system is very good here, TV has the most amount of Veterans living in one area outside of any base.

Congratulations on your retirement. I was also in the USAF, Morse Code Operator. We live South of 44 and there are more Golf Courses in the future. I play a lot of Golf everywhere and all places in the Villages I visit are fantastic. Great place to live.

I moved to the Villages 2 yrs.ago. I wanted to be near an established area and close to Lake Sumter. Village of Virginia Trace has been perfect. Centrally located for now, everyone has dogs and great way to meet people. The neighborhood is established and great plave to vacation or just relax. Good luck! Happy to answer any questions. My dog also love it here. For a little more privacy and great back yards look for a hme with a culedsac.

To the commenter who mentioned walking trails in The Villages: Where are they, please? I enjoy walking most of all, I don’t bike or golf. But the only areas I’ve come across to walk are short pathways.

Thank you!

Ignore simplesimon! Do a life style stay in The villages you can bring dog too. It’s 4 to 7 days and you will get an idea of the difference areas. North had more landscaping with trees and bushes. I moved here when 67 , North side of TV and had No Bond on my home. Check out all town squares entertainment nightly. South had Edna’s and Sawgrass with entertainment. Many clubs and single groups on Facebook here to join .Download The Village app

If you have a dog I suggest that you buy a villa. Good luck.

We came down 4 yrs in a row and stayed in different areas. I only came cause my husband wanted to. Was never interested in buying. But then we rented in the Fenney area and I never wanted to leave. We now own a home here. But others love it further North. Best to try all areas out for yourself.

Hammock at Fenney is a newer development South of 44 and very dog friendly. We have a Courtyard Villa that we will be selling, it's not on the market yet but will be soon. One of few models that have enclosed backyard. The neighbors here are awesome and in our age group. If you're interested please give me a call when you are in town to see the house before it goes up for sale. You can reach me at ilovehines5@gmail.com.

I suggest you come to the SOUTH Villages. Although I'm not sure of what you mean by 'others like me'? I would figure out what you're into first (sports, hobbies, entertainment etc.) and go from there.

Stay north of 44. Don’t live near the turnpike, a pickleball court, a mail station, a dog park even though you have a dog, or a busy street. Best is between 466 and 44. Living down south means a lot of driving.

Even though you probably have Tricare for Life, the VA Clinic is very good, so it’s worth the time to have a VA doctor. Finding a doctor that takes Medicare and TFL is easy.

We also have the largest membership American Legion post in the world within a 20 minute drive from TV. Lots of activities and food almost every day.
