I read where The Villages made two land purchases in 2023 for approximately 900 acres and another for 3,400 acres.
Does anyone have a link to a map depicting the total territory The Villages Owns?

I've never seen one, but would like to. The Villages Development Company is private, so facts and figures are rarely made public. Of greater interest to me is what other plots they have purchased, or have plans to. A friend, who owns a small farm near the new Middletown area, told me neighboring farmers are getting purchase offers they can't refuse. The company buys land through several shell companies, so tracking purchases isn't easy. It doesn't feel like a friendly hometown anymore, but I would love to own a piece of the business.

Just go to thevillages.com and search for homes...the map that comes up shows the green outline of all the villages, including the undeveloped land south and east of Middleton. It doesn't show the commercial property (including the recent joint commercial purchase) east of 301. But other than that, the outline is pretty accurate, based upon property information from the Sumter Property Appraiser.

someone mentioned a monorail in jest i think, but how about using those sale trollys as a form of villager transportation running during peak hours to various rec centers and squares, i am sure some seniors would use them frequently, along with their visitors. also a way to "enjoy" multiple beverages without putting the key in the vehicle.

I played golf with a guy who purported to be involved in TV's administration. He said they already have enough land to continue building for the next 16 years at the current rate of construction. Can't confirm it, but I believe it is better info than what I got from my barber's, sister-in-law's employer's dogsitter.

Interesting and never ceases to amaze me. Once one gets his/her piece of the pie they always want to put up a big concrete wall or 7 ft fence to keep others from enjoying the fruits of their success as well.
NIMBYS (Not in my backyard) exist in every city, town, planned community etc across this country. I’m all for responsible development but I would never knock a developer who has a proven track record of said....and works with all stakeholders to support an infrastructure that can support that development. Just so I can practice an isolated existence. Smh

To answer OP question... There is no map available, or any publicly available list of ALL property owned by Morse. There never will be one either. People who know the big picture are under strict contract confidentiality clauses to keep information private - with severe financial problems if they share information outside of the business environment. So it is extremely unlikely anyone would share info on a golf course or restaurant.
Main reason is that he has many companies all operating with different names, and many are ambiguous. That lets him somewhat hide what he is doing.
For example, somebody with a few hundred acres might be more inclined to hold out for a bigger offer from T V then if the offer was a small LLC that seemingly had no connection to T V.
Also, if neighbors all got offers to sell from the same company, then they might realize the one person who is really behind those offers.
Splitting assets across many LLC isolates one LLC from a lawsuit being able to go after another LLC assets.

That’s a great idea. Little drunk bus/trollys taking everyone home. I’m from a college town in the Midwest and we do it for the kids on the weekends. This is full circle. 😂

The amount of people who bash TV constantly. Why do you all live here? Can you not afford to move? That would be the only reason to stay but I feel like you could definitely afford to go elsewhere.

I like opinions from the outside...abutters, businesses, old guard. TV really is a bubble and a forum/dialogue opened to all stakeholders in its vicinity is of value to me. I don't agree with his/her message but I welcome the discourse. As a relatively newer member of this forum, it can get stale at times and newer voices/opinions prop it back up. Imo

Located between Wildwood and Coleman, the attractive site for distribution and warehousing offers easy access to I-75, the Florida Turnpike and State Road 44. It also borders CSX’s main eastern seaboard rail line with connectivity to a 20,000-mile train network in 23 states.
The Florida Department of Transportation has designated Monarch Ranch property as a site of a future I-75 interchange.
Currently used for agriculture, the site may be the largest tract of open land an hour’s drive from both Orlando and Tampa.
Avison Young’s Florida Capital Markets Group was tapped to make the sale.
A 70-year-old company founded in Buffalo, N.Y., Benderson Development owns 800 properties in 41 states.
It owns several commercial properties in Siesta Key, retail property in Delray Beach and Pompano Beach and recently purchased a 95,489-square-foot shopping center in Sarasota.

The Florida Department of Transportation has designated Monarch Ranch property as a site of a future I-75 interchange.

Avison Young’s Florida Capital Markets Group was tapped to make the sale.
A 70-year-old company founded in Buffalo, N.Y., Benderson Development owns 800 properties in 41 states.
It owns several commercial properties in Siesta Key, retail property in Delray Beach and Pompano Beach and recently purchased a 95,489-square-foot shopping center in Sarasota.
The company has offices in Buffalo and Rochester, N.Y, Raleigh, N.C., and University Park, Fla.
I have on more or less reliable sources that this is also going to be where the new Costco will be built.

That’s a good point to remember - one that I often overlook, in assuming the curmudgeons and negative Nancy’s on TOTV are all residents. I’ve been here 16 months, and am happier now than ever (still waiting for the “kool aid” effect to wear off - lol). Everyone I have met in person in TV is thrilled to be here and feels very blessed.

There’s isn’t a better place in the country for the quantity and over-all quality of activities, recreation, dining, musical entertainment and fellowship among friends neighbors and acquaintances. Unfortunately “complaining” has moved to number 3 behind golf and pickleball for “things to do”.

Happy to have read that DeSantis saved Osceola County by blocking some 4000 acres from development. Hope he gets his hands on T V one day. Its sad to see what is happening to Clermont and elsewhere. All for the $$.
T V is getting out of hand imo. No need for farms, make them deals they can't resist. Yep, thats funny. Because who needs to eat when Tyson is happy to feed us mealworms and crickets right!!??

Does one not see that the medical and other "infrastructure" (traditional meaning not DC's twisted definition bs) does not exist to support a never ending community of cookie cutter rec centers, houses, and diamond golf cart lanes. The uniqueness is gone, the charm gone. Beautiful trails pretty much ended at Everglades.
Newbies don't recognize the "dream" is turning into just raping the land and setting down weed palm trees. Did not T V learn anything from dust bowl history. It's sickening.
Gonna need more AED stations and FB drama lol.
Did someone who was living here say that about you when you moved here? Everyone moves to TV and then wants the development to stop.

I do think they need to perform an updated traffic plan. It's already bad in many spots and it's only going to get worse with more & more development. I don't think any of us moved to TV to sit in long lines of traffic. Yesterday, Morse was backed up northbound at 44 for over half a mile, too many trying to turn left / west on 44 with only a dozen or so making it through on each light. Needs either a much longer turn lane with longer turn light or two lanes turning left. It's bad.
