We just finished a year with Hometown Property Management. Not thrilled with their operation and they, in our opinion, are too restrictive. They do not want a golf cart available and we had to sell our propane grill. Opinions may vary, but 1 and done.

We agreed that they were too restrictive. They are a subsidiary of the Developer, and we didn't go with them.

You can try Down Home Properties, they allow golf carts and gas grills. However, there is no additional income for golf carts, just more desirable than not with golf carts.

I'm long term renter, just moved to TV April 1. Found my home on rentfromavillager, might be worth a try. I did contact some management agencies, found much better properties directly with the owners.
The no grill and golf cart restriction are safety issues - too many grills are too close to the house (code requires more distance from the dwelling than many homes have) and golf carts come with their own set of issues.
I bought a used golf cart and insured it personally, if the cart is part of the lease liability problems arise when/if there is an issue/accident, so keep that in mind.

Landlord here. Almost everyone that I've talked to that used a property management company here has had a negative experience. This is on top of the company taking 30-50% off the top of the rental income that you would keep 100% of otherwise. I highly recommend just managing it yourself. There's almost no reason not to. My northern home is over 1200 miles from here. You can do everything over the phone nowadays, and there's several homewatch companies in the Villages that can handle unexpected things.

Personally, we just have our home posted on "Rent From a Villager". Take some good pictures and do a decent writeup and that's all you need to get started.

That’s not “restrictive”. That’s limiting theirs, and YOUR liability! We were in the business for years. We even removed garbage disposals. Kids put their hands in then they’d blame the landlords.

Can't recommend Down Home. We used them for several years. We had items broken in our home by renters. They were unresponsive. Their cleaning people were terrible. Had them come back a second time (when we returned to our home). Asked them to leave they were doing such a poor job. And five years later our home is still on their site

Jeremy Gunn with Gunn property services has been great with yearly rentals.

yikes!

Thanks. . I think a cease and desist letter from an attorney would fix that site issue. There are other web sites of small business who aren't really responsive with inventory updates either.

Though with renters, stuff does break, renters and not owners and expecting breakage are normal expectations. We have had very small stuff gone missing, could be renters, could be cleaners, who knows, but very little in the house can't be replaced easily. .

Hometown Property Management is not a subsidiary of the developer, and it is not owned or controlled by The Villages. It is a private company that manages rental houses for individual property owners, like other property management companies. This is a common misconception.

My wife and I rented for over 20 years during the winter months, and apart from one self-managed property, never had contact with any so-called home management reps.
Very hit-and-miss with the care and attention many management companies give.
We often had to clean and tidy, even after the so-called cleaners had finished their alleged cleaning between rentals, and certainly left places a lot better than arrival condition.

Hometown Property Management is not a subsidiary of the developer, and it is not owned or controlled by The Villages. It is a private company that manages rental houses for individual property owners, like other property management companies. This is a common misconception.

Make sure your neighbors have your contact information, so they can let you know when it all goes South with a bad renter....it happens way more than you think.

One of the worst property management companies I have dealt with in the Villages is Down Home. They are very nice! But, they are totally non responsive to landlord phone calls or emails.

They wound up renting my property for less than I had agreed to.

They promised me repeatedly that they would send someone over to check the sprinkler system timer. They failed to do so for several months despite repeated emails and phone calls as to why my irrigation expenses were so high (the house was unoccupied at the time).

They failed to submit the one year property report to the Villages (it was a brand new house with a list of punch out items). This wound up costing me thousands of dollars.

This is a business that really should be not a business in the Villages. They fail at every step of the way. No return calls. No return emails. Non responsiveness to tenant inquiries. Non responsiveness to owner inquiries.

Oh...they are quite good at taking their commission out of the rent payments. That is the only thing they did right...for themselves.

Do business with Down Home at your own peril!

Searched posts and came upon this thread- but there is not updated posts.
We’re looking to rent my father’s house, as he is coming to live with us. Since it’s our first time, I don’t think we can do Rent From A Villager.

I have an appointment with Hometown Property Management - we’ve met with them before- and it seems their pricing is pretty high- unsure if the house will rent for what they are asking.

I just did a Google Search on Down Home Properties, and see a lot of negative reviews- so we won’t go that route.

I’m currently talking with a rep from Gunn Property Services.

Has anyone used Gunn or Hometown?

We are debating about going with a company or save the money and doing it ourselves but not sure about how to go about it. Since I’m not down there who do I get to clean the house, who can I trust to fix things, who do I get to look in on things? These are just some of the questions I have. What kind of contract do you use? Please reply as soon as possible. Thank you

Can anyone possibly send me what they use as a rental agreement? I’m specifically looking for language around the ID cards and our private community pool.
