The best I can find is on page 35 of the Preliminary Budget Workshop Presentation from the March 19 AAC budget workshop (https://thevillagesfl.portal.civicclerk.com/event/3532/files/agenda/10688) Just one item in the CIP fund request: "Mira Mesa New Constructed Golf Maintenance Facility $1,500,000"
It is also a line item in the budget review packet from the May 8 meeting. No details, just a number. The June agenda has not been published yet.

The 1.7 does seem strong, jus wanted to see the details before getting heartburn.
Obviously the land is free, but what are the costs for utilities, washbay, maint shop, etc.
Hopefully they will publish.

I think they legally have to publish eventually...
$1.7M for what is reported to be an 1,800sqft structure..... Seems my approx 1,800sqft home with all its extra walls, plumbing fixtures, and kitchen appliances is undervalued by at least a factor of 3!

Bill should be able to confirm, but a maintenance building isn’t just a shell to store mowers
Doesn’t it need a place to clean equipment, sharpen blades, change oil, fuel mowers, etc.
How many holes will the facility serve?
This is from a GM job description for a club in the northeast. It’s a premier club, but only 18 holes.
“In April 2012 the Club completed and moved equipment into their new, $3.5M, state of the art, Greens and Grounds Maintenance Facility.”

Does the equipment even cost that much? Maybe the workers need a break area? The whole thing seems a stretch to me.

Where have the lowest bid contractors been storing their equipment the last 20 years (that we have been here)?
Are all golf course and landscape contractors entitled to garage space for their equipment? (Of course not!!)
So why all of a sudden does this one become, what appears to be, a prior approval?
Something does not smell right!

There was a story..........the equipment is being stored outside now. I can't find the article.
Which other course has equipment stored outside.......I have not seen any list.

Likely some of that will be in the cost.
The new facility will serve an older course. Does that mean it is a replacement for an existing facility or did they just realize after all this time that they need a maintenance facility? If it is a replacement then some of the cost might be in the removal of the existing structure.
It is also possible that the District doesn't always get a competitive price. Sure, the best price available from the preferred providers, but the best price overall?
It will be interesting to see the proposal.

Who is this contractor? I've been wondering why we have to pay to shelter his equipment. Why isn't he paying for this?

All other locations have shelters for contractor equipment.
A contractor will not put up a $1mil facility on an annual contract.

A few years ago my best friend had a 40x60 metal building put up, with concrete floor, office area, bathroom, lighting, storage, fully insulated with HVAC... for $225k total.
We are getting hosed here.

Because it's most likely not "just" a simple storage shed, with a bathroom and HVAC...
They will have to install fuel tanks (which aren't cheap), upgraded electric, water, fire suppression, and all other things needed to help maintain the vehicles.
If they're installing fuel tanks, that a whole other can-o-worms, with special permits, environmental concerns, etc...
And like was mentioned before, no contractor will pay for those things based on a year to year contract...
Until anyone knows exactly what is being built, all speculation that "we're getting ripped off" is pure folly...

The equipment alone can’t even be valued at 100,000. 1.7 million is way overboard. What is shown would fit in my 3 car garage for crying out loud.

Stop crying until you understand where they sharpen the blades, where maint is performed, where the office is, where the break room is, where the cleaning pit is, etc., etc., etc.

Shouldn’t the contractor take care of his people and equipment? After all, everything has been good for the past 15 years.

I can only assume that everyone posting here who seems so concerned will be attending future CDD meetings to ask questions of your CDD Supervisors.
If not, you are wasting your time posting here.

The best part is that the District has already pulled the permit to build with Lady Lake and the ACC has not approved the project. Time to get better oversight of the management of the District. If this was a business the District Manager would be fired as the Board has not approved this action. Time for The District Manager to go......

Why not just split the cost?
“We” will pay for it and own it - the contractor maintaining the course will lease the space from the district for as long as the contract lasts.

Never a good idea. One pays. One owns.
