I have posted before about southern part of Lake Denham. We are interested in some of the veranda and villas at the south point.
A few have mentioned that in the near future, more amenities like restaurants, shops or pools may go in?
How can I find information about the future plans that far south?

Amenities go in first so don't expect anything to be added.
However, 470 in Sumter County was completely removed and relocated. . No idea what will happen in Lake County.
Long range plans showed removing the dog leg so things may look verydifferent in the future.

Don’t get confused about amenities. Restaurants, shops, grocery stores etc are commercial businesses, not amenities. They wont come until there is sufficient population for them to turn a profit.

It usually takes 10 years before some retail comes to an area. Magnolia Plaza was put in with all the other dirt lot corners in the area are still empty lots. Expect 7 Eleven, McDonalds, Citizens First Bank as early retail lot arrivals.

Doubtful any pools will go in. Businesses will be built once the restructuring of the roads in that area is complete but it’ll be a while as that entire area is being rebuilt. Roads taken out and moved. I’ve seen TV lower prices on a various homes throughout since I’ve been here. They always sell. I’d snatch one of those up if you like one. Good luck

Nothing else will be built north of 470. There isn't any room.
That begs the question, will you be able to cross 470 at the end of Meggison?
Right now, the answer seems to be no, but you never say never.

More likely at Chandler. The Villages doesn’t own the land directly across from Megisson. But they own a big spot across 470 from Chandler.

Regardless, the odds of building a golf cart bridge across 470 is minuscule...
Now, will they build auto only access shopping/restaurants/etc across 470? Probably.
But more amenities, etc in Lake Denham? No way...

...and a tunnel under 470. :D (Gold Wingnut agrees they will likely make a crossing under 470 in this area to go to the new commercial area).

Given the choice I'd take a cart path over the turnpike, specially if the hospital really goes there.

Definitely depends on what goes there. But considering I'm in Lake Denham, if they put anything there that I will use, it would be easier to cross at Chandler than to ride over to the turnpike crossing. Of course, this is all speculation that we may not have any facts for a few years.

I don’t think there’s a new hospital. At one point it was to be the UF training hospital but UF pulled out of that deal.

I think this little space will have a gas station or a strip mall.
I asked Don Wiley about this about three months ago and he said that that slated to be Commercial.

I don’t think there’s a new hospital. At one point it was to be the UF training hospital but UF pulled out of that deal.
There have been rumblings that this is coming back without UF.

They are not going to put a golf cart bridge here because the Southern Oaks bridge is so close.

So many homes in the southern section are for sale already. People need to wonder why? Just pickup the Daly Sun ( classified) and check out all the ads for resales....and that is just thru the villages real estate. Scary for sure.

They won't come in until the demographic is large enough to support the cost of doing business. Talk to the people in Fenney about how long they had to wait for non-developer amenities to start coming in. If you build way south, just expect a long drive to anything you need or want. The developer does put in some amenities like rec centers, golf, postal station, and such, but no actual stores for obtaining products you need to live on a daily basis. If you want a fully developed support system...think about buying north of 466A.

It will be interesting to see it come to life. Think about the folks that bought near 466a before any of the commercial development came along, they can compare then to now and I'm confident its a shocking difference between cows wandering around to side by side stores and banks.

There's already a Publix, Winn Dixie, Walgreens, McDonalds etc etc at Lake Harris Square, 2 miles from the Chandler/470 intersection.

I don't think anyone anticipated how they completely relocated and redesigned 470, so should be interesting.
Lake County however may be a different story.

And now Wildwood will not be approving any further building until the sewage plant is completed in 2027. There is a lot of commercial property along Warm Springs that cannot be built on as they have no utilities such as water and sewage. That's why the fire station is still not completed, the urgent care is still not completed, Ocala eye is still not completed, the small plaza at the Bingham Road intersection has not even started and that is also why all those boarded up old houses are still standing. There are more than enough people to support small and large retail but now without sewage it's going to be a long time before there is any further commercial building other than what has already been approved.

OK, so I live in Dabney, which is right next to Lake Denham, am I cracking up? There’s two pools right in the area. Dabney rec and Franklin rec. as far as shopping goes, yes you do have to leave the bubble and go down to Lake Harris, which is five minutes away , 470 & 27, restaurants, Publix, Winn-Dixie so on so forth.

It those businesses you mentioned are already started, the new sewage plant has zero bearing on anything. They have already been approved...

I understand this somewhat. What I mean is, yeah I like the golf cart lifestyle. I like going to the squares or whatever, but the fact I may need to take the car for some things doesn't detract from that at all. I guess there are folks that never want to leave the bubble. But for me it seems normal to do both.

Oh, I do both, as well... But I also want to be able to take the golf cart for a quick run to the Publix in Lake Deaton Plaza, or the smaller Walmart off Moyer loop...
Plus, there are 20+ restaurants I can go to in my cart, all within 10-15 minutes...
I'm close to Lake Deaton Plaza, Colony Plaza, Pinellas Plaza, Brownwood and Lake Sumter Landing. Not to mention 5-6 Country Clubs that are very close. Spanish Springs is a car ride.
We'll drive the car if we want to eat at the Mexican place @ 44 & 301, or Sammy's/Napolinos, or Pho Saigon farther up on 301 and 466. We've also driven up to Ocala for dinner. (I highly recommend Mark's!), and down to Leesburg and Mt Dora.
I'll use the car to go to Lowes on 466A or Ace (on 301), or when we go shopping off 466A, 466 and 441...
So no, I'm not averse to "leaving the bubble"...
It's important TO US to have options. What is important TO OTHERS only matters to them...

I'm just trying to see all the places I can go in the golf cart. It appears that it's about a 10-12 minute GC ride to the nearest pool. Is a 30 minute gc ride feasible to go play golf? At least 20 minutes to Eastport?
I'm just trying to figure out things and that's hard to do from 1k miles away. Thanks for the info.

My feeling is that they sold that area before building anywhere else is that that's the least desirable area to live. Just an example, when there's construction of the Turnpike folks use 470 as an alternative. It's bumper to bumper all the way from Rt. 27. It would take a half hour at least to get to the Publix.

None of this is a concern. The golf cart is for fun and when I go to Brownwood I can hop over to Publix. Sometimes I take the cart to Magnolia. I have time and enjoy the trips. Personally I don't want to be so close to big shopping places. A little drive is fine.

It likely will be converted to an ALDI. There are no Winn Dixie competitors in that area. This is the opposite of what will happen to Winn Dixie in Wildwood. There is already an ALDI just a block and a half from the Winn Dixie there. You will also see the Winn Dixie in Sumter Landing converted to an ALDIs.

It's still a Winn Dixie.
It likely will be converted to an ALDI.
I hope you're right, I think that WD is the most expensive store I've been to in ages. I haven't really done any sort of real comparison but the few times I've been there lately I feel like I've been fleeced. I prefer the neighborhood market or a big Walmart when we go into town.
