View Full Version : Patio Villa Roof Insurance At 12 Years?

I am thinking about buying a patio villa with a 12-year-old roof. I have not contacted any insurance companies yet to determine if the age of the roof will be an issue. Could any current homeowner tell me, based on their own experience, if they have run into issues getting insurance on a house with a 12-year-old roof?

Didn’t have an issues with 14yo roof on designer, just higher premiums. Will see about renewing next year

I have a 2007 Ranch style home with the original roof. Every year or two, I switch insurance companies. This past year, State Farm was the lowest price and they requested a 4 point inspection. It costs $150 but upon further negotiations, they agreed to pay. The inspection report indicated an expected life of 5-7 years, so State Farm wrote the policy, which is $815/year.

We do have a Patio Villa. USAA $750.00 annual. Started 2 years ago at $600.00 so it has bumped up a bit. Comes due again in September so we will see. We do have the original 20 year 3 tab shingles.

Cheapest I could find on a Courtyard Villa rental property, with a 17 year old roof warrantied for 20 years, in perfect condition, was $1000 from Kin, which stills seems insane for a tiny concrete and steel house house built to 130 mph wind standards. But the alternative was $2,457.81 from "American Integrity", with a rider that specifically excluded the roof, despite the law the legislature passed a couple of years ago that forbids that practice, The roof is on a depreciation schedule with Kin, instead of one of those idiotic "full replacement" policies that started all the insanity in the first place. If it blew away, I wouldn't get much for it, but that's better than paying the price of a new one over the next 10 years without actually getting a new roof, which is what "American Integrity" apparently thinks I should do.

By the way, 20 year roofs don't suddenly fall apart in 15 years or even 20. That's just the warranty. The warranty on your car is probably only three years or 30,000 miles. Do you throw away your car every three years? I intend to replace that roof when it shows signs of no longer being capable of doing the job -- not when some insurance or roof salesman tells me to buy one.

Just deduct 12K from you’re offer on house.

Well that’s find till you can’t get insurance which many of use got caught in catch 22.

I had a similar inspection with State Farm with a 2006 Designer. But they said no even though the inspection said the same as they told you. Refused to insure unless I put on new roof.

The age of the roof will ultimately become an issue. First, insurance companies are in business to make money. The amount of money they have paid out to replace rooves in The Villages is insane. They recover that from the insured even though they have good rates. More so when you exceed 15 years.

Be aware that there are some insurance companies that do offer reduced rates but there may be conditions. I believe that Citizens is one. I may be wrong, but I think it is sponsored by the state. But it may have some conditions that may affect their payoff. Something about higher charges if they suffer excessive losses. Don't take this as gospel .

We just bought a court yard villa with a 13 year old roof in January. We had no problem getting insurance through Peninsula Insurance. The policy was written through an independent agent.

The day I can't find an insurance company honest enough to insure a nearly hurricane-proof house house with a perfectly serviceable roof THAT'S STILL UNDER WARRANTY is the day I realize that insurance is just one more scam in my life that I can do without.

But just like Kin came along and bagged an easy $1000/year on a hurricane-proof house from a guy who's never stolen a roof from an insurance company, I'm sure that if they go insane like American Integrity and every other Florida-based insurance company did during the roofing scam epidemic, there will always be someone else to come along and take my money-for-nothing.
