This MIGHT be the gas lines in the attic, I do not recall the details, we do not have gas. I think it may have had something to do with the type of gas line used.

Never heard of this lawsuit. Too many rumors. You will love living in The Villages. We have now been here 19 years and probably is the best time of our lives---even more fun than college. There is always something to do. Also, we love all of our new friends and people are so friendly here.

Could you be referring to a very small portion of homes (about 5,800) in The Villages located in Lake County for which there is no bond (and not talking about bond that has previously been paid by the homeowner) and no CDD assessments. I believe this was the result of a suit. They are located in the Northern Section and are included in Village Center Community Development District (VCCD). I think there are homes in Avenida de Las Casas that are examples of these. Since the homes are a finite number compared to all the available homes in The Villages , it might not effect your search. Best place to address your question might be with an independent realtor like Mark Gilbo who will be forthcoming.

The lawsuit is sealed. Some residents sued the developer and won the suit over what I personally think was a pittance. (I think I remember that it was mold under the ceiling tiles at Paradise Rec Center, but don't quote me on that.)
The biggest difference is that area is run by the AAC formed by the lawsuit. With locally elected members) (Instead of the VCDD) like the entire rest of The Villages.
Please allow me to say I don't really like the general views and attitudes that I read in the POA .

Residents north of CR 466 sued the developer for maintenance issues many years ago and won the lawsuit.

The AAC was formed as a result of the lawsuit. It only governs THAT part of the Villages.

Golfers shopping for homes in The Villages should NOT purchase a New Home in the Southern Areas, which lack enough Executive Golf Courses. Rather, they should buy a preowned home in the Middle or Northern areas which have plenty of Executive golf courses nearby. Also, the Bond is usually paid off on homes in the North and Middle areas, plus you are MUCH CLOSER to Shopping & Restaurants and the landscaping, along with other expensive improvements have been added. Make sure that you include the cost of the BOND when shopping for a home in The Villages, because it is DEBT that you will be assuming that is over and above the purchase price when you buy your home.

Linden has gas lines in our attic. I was surprised but no issues in 4 years.

The companies that run this sprawling central Florida retirement community have agreed to pay $40-million to cover improvements and repairs, as part of a lawsuit settlement.
A circuit judge in Lake County approved the settlement of a class-action lawsuit that claimed the monthly amenity fees paid by The Villages' 70,000 residents had been misused by The Villages of Lake-Sumter Inc., the Village Center Community Development District and developer H. Gary Morse.
The settlement approved last week requires the developer to pay about $40-million over the next 13 years to replenish maintenance accounts. It also requires the defendants to pay $50,000 each to five plaintiffs and $6.7-million to the plaintiffs' attorneys.

I golf south of 44. Not a problem getting tee times. And more courses are coming soon.

If you read any previous posts there was a law suit, it was settled.
I have to say this post is so off the charts about those who think residents of the south need to invent rumors to sell a home. By the way the new Championship is open in the south that makes two courses, that are in top notch shape. Along with the multiple executives soon to be opened. As far as bond ( you know most homes have one, and a smart advisor will help you figure what’s best) who really pays that off, just left it with the next buyer for the last four houses.

I notice that you were looking at houses in the North part of the villages.
I have a courtyard Villa for sale in De La Vista North.
It is completely renovated and move in ready, mostly furnished in a contemporary fashion.
If you are interested go to Realtor.com and enter 1627 Benitez Street Lady Lake Fl 32159.
I have since painted it a lighter color, changed out the black sinks to frosted glass, installed nicer light fixtures and changed all the outlets and light switches to modern rocker switches.
Plus if you drive by you will see I have done some extensive landscaping.

We live north of 466 and have been there 26 years. Not aware of any lawsuit currently being pursued. Who told you this? I would check the source because if there was a lawsuit filed, the POA would have covered this fully, I am sure.

We are in the LSL area which is north of 44. We have gas in our home.
I live in Buttonwood and when we purchased in 2010:the only gas you could get was propane in ground (PIG) tanks.
