I remember when they released plans for commercial development at the intersection of Warm Springs and Meggison roads. That was maybe 4 years ago and it's still sitting their undisturbed.

Probably 5+ years away for anything happening on this also. It's a weird chunk of land so suspect more to come given they have land down to 48.
Will be interesting to see what gets planned for the Turnpike/470 interchange that will happen during the same timeframe.
In the mean time they built three charter schools, Middleton Downtown is 80% complete and Eastport well under way...

What do you mean? They removed all the trailers that were storing the pine mulch. And there’s now a dozer parked on the site where the new rehab hospital is going. That’s progress. :1rotfl:

It takes time. Remember, lack of commercial space has kept the area more buoyant than other real estate areas. Commercial space isn’t a premium unless the logistics and demand are there. Look at so many other areas in the US where commercial real estate is more like the black plague for investors etc. Some areas are now black eyed with the blight of shuttered real estate. Groceries, gas, healthcare, and restaurants are much less affected by the commercial crash. Planning and flexibility are key. Like I said, it takes time to sort it out and get it right.

They have been clearing this area for a couple weeks already. Something is going in believed to be shopping plaza according to the workers.

I was a commercial mortgage lender. Retail ALWAYS follows residential. Have to establish the market.

This is why it can be difficult to live in the NEW areas for a few years without close by shopping, doctors, banks, groceries, restaurants, etc.

It helps to be selective and use existing royalty contracts too. Of course you will see Citizens First, Publix and Villages Health. Lake County and The Villages will get what they want, then interesting bids will be entertained. A major off ramp that is being built right there next to the turnpike will dictate logistics. Off ramp advertising potential married with marketing will drive a lot of ideas also. Look no further than 75 in Wesley Chapel.
