Villa Wall Concrete Repair

During a recent storm, lightning struck the Villa wall at the rear of my home. It split a chunk of the concrete wall at the top and sent pieces towards my home . This caused a small hole in the base of the foundation near the lanai. I need a repair to the wall and the small hole in the foundation. Any suggestions for someone who deals in this? The Villages is not responsible for this damage. Thanks.

It depends on the extent of the damage. if it is severe, I would call a concrete contractor, like T&D. Also, it sounds like the damage may qualify for a homeowners insurance claim. Your agent may be able to refer you to a contractor.

I am surprised that YOU are responsible for REPAIR to the wall, but if this is really the case some of the handyman should be able to do this with the proper patch material. If this is the stucco coating that is actually damaged, you should find someone experienced in stucco repair. When we had the lanai enclosed Fullview provided a subcontractor to make minor repairs when the old aluminum was removed, but I did not keep their name. You might be able to get this from Fullview.

With very little talent a concrete caulk is available thru TrueValue HD or Lowe’s along with a putty knife if my daughter can do it anyone can.

The OP is correct that he is responsible for repairing the damage on his side of the concrete wall. The District will not repair it. This is detailed in the deed restriction document. If there is a neighbor on the other side of the wall, they may need to share the repair cost if the damage is on both sides of the wall.

Section (e) applies to the homesites that are on the perimeter of The Villages, where you have a concrete wall with the inside surface on your property and the outside surface that "may" belong to the District. Recently a neighbor had some damage to the concrete wall that was inside of her back yard. I told her to call the District Property Management office to inspect it. I thought they would repair it. But, they told her that they will only repair damage on the exterior of the wall, but not inside her yard. So, she was responsible to repair the concrete wall. I admit that the deed compliance document is somewhat vague, but the District guy who inspected it was adamant that this situation has occurred in the past, and that they would not repair anything inside of her yard, including the concrete security wall.

I found a repairman for the concrete work. If it works well I will post the information. Yes, we are Responsible for the Villa wall. Homeowners on one side and villa owners on the other side. It depends on where the damage occurs. T.V. is not responsible.

I always thought it was metal too. Then our fiberglass flagpole got hit. Then I realized lightning also hits trees.

I was really wanting a nice tall flagpole to hoist our amazing flag in our yard. But then all this lightening got me thinking, will this possibly attract lightning? Thanks for that answer. Seems obvious, anything can/will attract lightning. Did you fix your flagpole?

Agree, but metal seems to attract it most IMO. I think that why all lightning rod protection systems made out of metal down to ground? Makes good conduct.

Metal doesn't attract lightening it is attracted to the highest point closest to where it happens to strike.

Let's hope there's damage on the exterior so that TV will fix/repair it
