If you are referring to the white plastic fence and gate, here is a typical plat for a courtyard villa that explains your maintenance responsibility. Basically, you are responsible to maintain the entire gate that is used to enter your back yard.

You have the inside of that gate and the outside of the gate that leads to your neighbor's yard. That is because you have rights in the front across that gate. Your other neighbor has rights across the gate that leads to your yard.

Not exactly. See Post No. 2. It depends on whether you have an interior unit or an end unit, and what your specific plat says. For an interior unit, you are responsible for the entire gate that leads into your back yard (inside and outside of the gate), and the inside of the wall in your back yard. You are also responsible for the outside of the wall (not the gate) on the other side of the house. You have no responsibility for the gate that leads into your neighbor's yard. So, the gates are not a shared responsibility. One neighbor is responsible for one gate and the other neighbor is responsible for the other gate. At least that is what the plat for my house indicates. It is confusing, but the gate and the wall are separate items.

Note that the diagrams in Post No. 3 are not actual plats for a specific property. The diagram in Post No. 2 is an actual legal plat for a specific courtyard villa. OP, you really need to get a copy of and examine the actual legal plat for your property.
