Hello, I’m considering purchasing a house
in the Villages and will be coming for a visit in September. I would really appreciate any recommendations for a Realtor to help us in the search for our new home. Thanks!!

The Villages has “sales agents” not realtors. I would like to recommend Ron Kerr and his partner Tom. They sold one house for us in 2 days and got a significant amount over asking. In addition we purchased 2 new house from them. They know their stuff- have been selling real estate in the Villages for many years. I cannot find their phone number. If you would like to work with them or interview them, please call the Villages Sales department and ask for Ron. Tell them Susan Dickson recommended them. You will be extremely pleased.

I would recommend Chris Hallmark, who is an experienced Villages sales agent and a licensed real estate agent. None of the Villages agents are Realtors because The Villages is not a member of the National Association of Realtors (NAR). If you really want a Realtor, you will need to find an MLS agent who will not be able to sell you a new house or any houses listed by The Villages. Good luck.

Basically you will need 2 agents, one from the Villages for NEW homes, and one from MLS (or equal) for RESALE houses, and yes this can be confusing.

Villages agents can also sell RESALES -IF- they are listed on THE Villages site (VLS). We did exactly that...

Hi Kathy. How exciting. You will love it here. We did over 2 years of research coming to the Villages to find our home. The new development is amazing and will be right by Eastport. Lot's of choices! Lot's, home series, homes within that series, etc... the process may be confusing at first, but finding your lot and then "winning" it are two different things. Anyway, we used Ben Bartlett of the Villages. Super human being! You will love him and his approach. Patients he listens and he educates you. He is one of the top sales agents for the Villages. With the new rules regarding MLS I would NEVER contact MLS agent they will tell you they will be your " buyers agent" want you to sign contract charging YOU 2.5 percent of selling price. If you look at MLS listed houses go online and deal directly with the listing agent. Buyer's agent will soon be thing of the past. MLS agent will be telling you that you need them. NO they need you to pay them 2.5 percent all MLS agents work for themselves no sale no commission. Everything you need to know is easily found online. With your post you will have many so called buyers agent trying to convince you that you need them. There's a reason they lost the lawsuit.

Villages agents can also sell RESALES -IF- they are listed on THE Villages site (VLS). We did exactly that...

If you’re looking for a brand new home, you can only use a Villages Agents which still have to go through the same exact schooling and testing that realtors do, they just don’t pay extra $$ to join NAR and they’re technically called real estate agents. No biggie. If you’re looking at pre-owned I’d recommend using both a villages agent and a MLS agent as they have different homes and usually work together. I used Brian Etheridge as my villages agent and he’s great. There are tons of them and they’ve been doing this a long time. Good luck. I’m sure you’ll find the perfect home.

The list agent will also have to have the buyer sign a buyers representation agreement and the buyer will still have to pay him to represent them. Do you think he will work for free? Most sellers that are educated by the listing agent will negotiate to pay the buyer agent as a concession in the sale. Sale prices are not going to change and everyone will have representation. VLS will remain the same. Basically listing for 5 % and still splitting the commission between the developer and the buying and selling agent and working as transaction agents. Each party in that arrangement has limited representation, that is how they always have been. If there are typos I’m sorry I did this without my glasses. As a seller, I would never allow a buyer's agent to collect any of the commission I pay. I would also not allow any agent to become a transaction broker until after the sales contract is signed. Under Florida law, they need the seller's permission to act as a transaction broker. If they change the law, I will sell my house as a FSBO.

You need to know it’s a strange set up in TV. You will need 2 reps. One will be employed by The Villages and will only be able to sell new Village properties and preowned Villages properties. An independent rep, such as ReMax, 20th Century..will sell only non Villages pre-owned properties.

We accidentally ran into Jim during an our lifestyle visit and he was head and shoulders better than the person assigned to us. We switched to Jim and he did a fantastic job for us, I'd highly recommend him.

You are NOT required to sign anything with the MLS listing agent making them your buyers agent.Working for free not true listing agent will still get 2.5 percent from the seller and nothing from the buyer but now with new law the agents want the buyer to also pay them 2.5 percent so they continue to get the 5 percent. Eventually, when people figure this out and read the new law, there will be no buyer's agents. MLS agents want to continue to double dip which is exactly why MLS settled the lawsuit just read it.

I agree. The Villages resales are not on MLS, which disadvantages the seller and buyer. I highly recommend using both. Good luck.

Please clarify. What is "the new law"? Is this an actual new Florida statute, or just a lawsuit decision? I didn't think that Florida law ever addressed how much agents were to be paid as a commission, but the law did say that dual agents were not allowed. Can you provide a link to this new law?

Absolutely, use one villages realtor and an mls realtor to get the best coverage. This gives you an opportunity to see new and resale. Go on line and that will give you a great deal of information. Do get suckered by the “realtor” name. All real estate agents in the state of Florida have to have a Florida Real Estate license regardless if the work for the villages or mls.

Thank you. So, it sounds like using the word "law" is misleading and not accurate. This may change NAR and MLS policies, but apparently, it has no effect on the Florida law. I would never pay a commission to an agent to buy a house, or allow any buyer's agent to collect part of a commission that I agreed to pay a listing broker. I may not even allow buyers' agents to show my house. If I hire a listing broker to sell my house, they will represent me only. My purpose in agreeing to pay a commission is to have an experienced sales agent to help negotiate a good price for the house. Introducing a buyer's agent into the deal is contrary to my goal. If there is ever a law that requires me to pay a buyer's agent, I will just list the house as a FSBO, and offer a 3 percent commission to whoever finds me a qualified buyer.

EXTREMELY IMPORTANT: Before you close on the house....contact community standards yourself. Make a complaint against any landscaping or outside improvement made after original construction. They will check and make sure that it is compliant before you close. If you don't do this you can be responsible for thousands or dollars to bring the property into compliance after purchase. It happened to me. You don't have anyone to support you - the CDD idiots like Jerry V will fine you until they are satisfied that you are in compliance. Welcome to the cult.

The listing agents and your buyers agent should do the compliance check for you, but they don't...why would they risk the commission??? Better to screw their customer than to loose the $$$. They are all in on it.
Do a search. Also, use google search to find realtors; it's better that asking us morons on this forum....

Be careful of using the villages sales agents as they will steer you to the new area down south. Don’t get me wrong…..brand new is great. However, it’s going to take some time for it to have all the golf courses, shopping, restaurants, etc that are available if you look at existing homes just north of Hwy 44…Pine Hills, Pine Ridge, Osceola Hills, just to name a few. Plus, I heard the bonds are much higher than in the existing homes area so that’s an additional expense. We have a beautiful 3/3 designer home for sale in Pine Hills cuz we found another beautiful designer home that we just moved into less than a mile from our other one☺️We love the area we are in….close to EVERYTHING, plus we can still get to the new area when there are more amenities there.

Once we told our agent we weren't interested in buying south of 44 (only Chitty Chatty and Bradford were being built at the time), the subject never came up again and we found our resale in Osceola Hills...
