Now that Don Wiley has confirmed it's being cleared for commercial development, and not just staging for 470 lane expansion, what will be put here?
Costco? Hobby Lobby? 7/11, Citizens First and a car wash?
Will there be a tunnel under 470 from Megisson?
In any case the desert wasteland that is Lake Denham and Dabney may be getting some new life. :D

My bet would be Grocery, should be high volume, then again one can never go wrong with a

Yeah, I would not mind a grocery and a gas station with golf cart accessibility. If no golf cart tunnel then I don't need a gas station so close. Some restaurants and groceries would be a great start.

There is an apartment complex being placed there on the 39 acre parcel. It will be interesting on how The Villages will maneuver around. I think there will be a tunnel under 470 to at least link their West Lake parcel and ensure connectivity to their commercial plot and further development down to Honeycutt road. Perhaps when the widening and rerouting for construction happens it will be put into place.

I do a decent amount of "Asian-style" cooking. A friend of mine goes with his Asian wife to Orlando for cooking supplies a few times a year to some stores that supposedly have everything. I don't think we have the numbers to support that type of store here but it's nice that Walmart carries a lot of the sauces required like Hoisin and Oyster sauce, unfortunately not Shaoxing cooking wine.

If it’s Villages owned, you can go to any of the many commercial plazas and see what will be in the new plaza.
It’s not like the formula changes.
Restaurant on either end, grocery store in the middle, nails, BBQ place, eye doc or HairCuttery - you know the routine.

For 2 years There has been words spoken at TJ’s of possible Ocala site. Since it’s privately held, TJ’s will move at its own pace. Look how long its taking Buccee’s in Ocala, the crickets are now on a third generation.

It would be a great spot for a TraderJoe’s. A local micro brewery, a Home Goods Marshals and a drive up type restaurant (skip the roller skaters though) would all be successful too.

I’d love to see a bowling alley added in the south. It would also be nice to see some things added that the average senior citizen can participate and get out of the heat in the summer. Maybe a new state of the art movie theater.
As I drive around The Villages (love living here) I have to scratch my head sometimes and wonder who approved some of the recreational activities and the dollars spent to build and maintain them. Currently in Eastport (under construction) is a lake where they will have dragon boat racing. Not something that I see myself doing and probably the same goes for the other 95% of Villages residents.
The new recreation center there will have a rock climbing wall. Go figure? Might be nice for the grandkids visiting; heck, I might even try it once or twice as a 70 y/o guy, but definitely not something that I’d add to my daily activity list.

True, the 39 acre platt was already OKed by city council and the county for apartments. It also will include retail. It should be a busy, busy place.

I cook quite a bit of Asian as well. I’m in Orlando once a week, and frequent the Asian markets there. There is a small Korean market in Ocala that is also good. I also supplement with deliveries of non-perishable items. My Asian Market comment was more wishful thinking - there is not a demand here in The Villages (yet anyway) to make that a viable option.

I order Shaoxing cooking wine from Amazon and get it the same day or next day.

For Filipino, I’ve learned to cook pretty authentic adobo, pancit and lumpia. But a restaurant would be nice. I found a place in Orlando that has awesome Halo Halo.

Without a tunnel for golf carts it won’t change much for Village residents. Currently there is a Public, Winn Dixie, McDonalds, Oakwood, bank, gas station and other businesses that are two or three miles east via car on 470. I seriously doubt they would duplicate this on the land they are “scratching around” on county road 470. However, sometimes I’m surprised by what the Developer does or doesn’t do.

I’m looking at the platt map and it shows parcel 3913818 and 3906202 are not owned by the Villages. They would only be working on 3929534 or 1088003. There is the possibility of easement for 470?

I've been waiting for someone to mention this, I thought I saw something 3 or 4 months ago about this. As I recall the 7 or 8 small parcels that back up to 470 are commercial businesses (store fronts)? I don't know if that's what they've been clearing the past month.

Seems to me they wouldn’t be clearing land if plans weren’t. In progress now. Plus they have turnpike traffic right there so not just Villages. I’m just speculating but I expect we will see buildings starting. in less than a year

As a 21 year resident on our third home I am always suprized by the changes made by the developer. When we moved here they bragged that every Village already had infrastructure in place. In our first Village which was brand new already had Publix, Walgreens, Citizens etc. Village of Woodbury. Those days are sadly long gone.

I'm not so sure 'the developer' does or doesn't do things. From what I see they develop the infrastructure & then post "commercial land for development available, for building or we will build to suit." It is then entirely up to businesses whether they think they will make money in that space or not. Since the developer has been doing this for a long while, they may give heads up to their contacts at companies they have successfully dealt with in the past, like Walmart, Walgreens, CVS, etc. But you are right, companies that are in the immediate area already will have a harder time making a successful profit forecast. Unless, their current locations are bursting with customers.

Don just posted in his thread about video 147 showing a better map with the section the Villages has pulled permits for clearing. But his sources aren’t talking about what is going in. It’s very cryptic and secretive. So probably one of those popup Halloween stores. :D

Of course this is all speculation at this point but if I can be offered a wish list, here is mine:
1. A bridge or tunnel for golf cart access
2. grocery store, publix or winn dixie
3. Gas station.
Everything else would be gravy.

Our youngest was disappointed not one “Coney Place” in Louisville. Has been taking polls among their guests @ their 3 high end NOLA restaurants for two years.
There are more displaced lovers of Great breakfast and lunch places than one would think. His thoughts are an Ethnic restaurant with breakfast, coney dogs, Greek salads, gyros, along with a true NOLA restaurant, in TV would be packed daily. Both in a retail strip.
Now just need to convince him, a chef and some outstanding people to migrate a little farther south.

I agree, both are only about 2 miles away, maybe 3.
The Publix @ Lake Deaton and Colony Plazas are about 3.5 miles apart. So one never knows,,,

I hope its not a Publix, I like their subs and fried chicken but cant afford to do any real shopping there, Winn Dixie isn't much better

Yeah, I'm not down there full time. I was wondering if it was all of Florida or just these stores that had either horrible prices or crappy selection. Mostly I'm talking about meat. When I was in Publix, it seemed like the horrible commodity chicken with 15% broth added was over $5/lb. Pork was also crazy expensive. Up here that chicken is like $2.99 lb and pork is never really more than $4/lb. Winn Dixie sort of reminded me of Walmart in quality.
I resigned myself to going to Costco for meat when I get down there full time. I'll split it up, vacuum pack it and freeze it. I don't see myself using those stores for regular shopping if I can help it.

Even closer if it materializes, an earlier Villages map showed a building and parking lot very similar to other Publix at Eastport.

I’ll bet they are waiting for the ballot count on recreational marijuana.
If it passes, maybe we get a dispensary, a tattoo parlor, vape shop, and sports betting casino.

Too funny. Plus us southerners are getting younger. Those soon to be sagging tramps stamps will be needing some coverup work at the Villages Tattoo and Smoke Shop.
