View Full Version : Roof Damage from Milton in The Villages

Two days after the storm Milton breezed through The Villages, traveling south from Lake Sumter landing on Morse Boulevard to Meggison to CR 470. Most of the way we noticed the normal storm debris by roadside and a few fallen trees. Around the Moyer area we noticed a cluster of newer homes with roof damage (Blue Tarps). Noticed some more to the right after crossing Rte. 44. No damage noticed along Meggison. We were out of The Villages for the next few days and may have missed any news
Wondering if there were other clusters of damage indicating areas of higher winds?
Were the winds noted as higher than other areas of the Villages. Seems like I heard the that the winds were in the 60 to 70 MPH range.
Observation was that it is hard to believe that shingles lost at the level on newer homes. My home had no damage in Lake Sumter Landing area even with 18-year-old roof.
Would be interesting if affected persons had noticed any path.

Same here.....LSL area, 17 year old roof and no damage.

I'm just north of 44 and in the Buena Vista area and had quite a few shingles come off, and have a tarp on my roof. None of the houses around me had any damage. All homes are from 2013 and most of them have original roofs. No rhyme or reason

My question is what insurance companies are you with that they haven’t forced you (through price increases or cancellation) to replace your 17 and 18 year old roofs? Seriously, no sarcasm intended.

It appears that some of the newer homes have roofs that are not as sturdy as those on other homes in The Villages, which would be the result of (1) improper installation and/or (2) Inferior Shingle Materials. I would expect that The Villages will ensure that this issue is corrected . . . They have earned a long standing reputation for constructing VERY WELL BUILT HOMES!

Rumor has it, the homes that had damage in some of the southern areas of TV, had roofs that were not properly installed in the 1st place. It's odd that the vast majority of roof damage in TV was in the same, localized area. Could have been a local tornado ... could have been another cause.
We carted up to Pinellas Plaza from DeLuna yesterday, and noticed many roofs with tarps on them on the street that’s behind the Eisenhower rec center. We were surprised and assumed they had stronger winds or gusts than us. I don’t think the homes are more than 10 years old or so?

Yep, shingles were not installed properly. Unfortunately, it looks like you have an older roof because they don't use tar paper anymore so it's going to be difficult to do anything about it but I would try anyway. Maybe if you find out who installed the roof, they may give you a discount on the repair or new roof based on what you found.

Sumter County sent out about 12 people to The Villages the day after Hurricane Milton. There job was to drive through The Villages and document any house with visible storm damage. The Village of Charlotte alone had 85 homes with roof damage. Some very bad others not too bad. Sanibel, Fernadena Duneaden, and Osceola Hills also had damaged homes. Oceola Hills area had quite a bit of damaged homes, again most of the dame was roof damage. The county was going to take their findings and submit it to FEMA to get Sumter county to qualify for disaster relief.

We live in southern Osceola Hills not far from Rohan Rec Center. My weather Station measured max wind gusts at 45 mph. Rain total was 4.5 inches. WE also had a large cooler with the top open in the birdcage to collect rainwater for toilet flushing in case water was out. The water collected was about 4.5 inches deep. Measured by ruler from tip of finger to knuckle.
These are measured not guesses.

We aren’t safe from Hurricane Damage in the Bubble, that’s just a fact. Hopefully insurance companies are slow to react and in modest fashion.
Some houses in The Villages just weren’t built correctly. Hopefully there is a sit down with roofers and an explanation that shingles shouldn’t be leaving homes in 60 mph winds.
Anecdotally just from this thread, we see demonstrated problems.

I lost some Hip Shingles and my neighbor lost a few more than me in the same spot.
Don't seem like they installed correctly

Some house in The Villages just weren’t built correctly. Hopefully there is a sit down with roofers and an explanation that shingles shouldn’t be leaving homes in 60 mph winds.
Anecdotally just from this thread, we see demonstrated problems.
The Villages at some minimum distance of about 40 miles from Crystal River and longer for typical storm path is certainly at lower risk from straight wind and flood damage. Tornados and downbursts are another story to my amateur mind. We did not have a tornado. However, the scattered damage pattern of suggests funny twisting winds that seemed to damage "weakened installations".
The shingles should be good for 120 mph or so and the measured winds at our house were less than 50 for Milton and 70mph for Irma several years ago.
Irma did not produce shingle loss in our neighborhood. Milton had one house with damage to nearly every gable surface with nothing damaged at adjacent houses.
Regarding flooding, our distance from the Gulf and the extensive stormwater handling systems should prevent major house flooding. Yes, there can be tunnel flooding and some pond flooding that may cause some damage especially in the Historic area. However, we have no large streams that can erode the hillsides and wash our homes away as in NC.
I have done a fair amount of research on the stormwater facilities near my home in Southern Osceola Hills near Rohan Rec Ctr.
Our area stormwater discharges to a pond which has a discharge into the adjacent wetlands area. This discharge is at least 10 ft elevation below our Lanai. The pond is defined as an AE flood elevation (aka 100yr).
In turn this wetlands has a discharge path under Morse Ave to the wetlands surrounding Lake Deaton.
In turn Lake Deaton has a flow path under Rt 44 towards Lake Okahumpka and beyond eventually reaching Hogeye Sink via various surface and reported below ground drainage.
As long as the CDD maintains their current vigilance on these under road drainage facilities and removes any potential blockages, Rohan Rec Center and the new Walmart will flood before our neighborhood.

My Davis weather station measured 6.98 inches of rain in Osceola Hills also just north of Rohan.

Looks like they missed the nail zone strip. FWIW...Owens Corning Duration shingles have a wider/stronger nail zone. Maybe talk to Batterbee Roofing.

How long is the warranty on the roof on a new home? We live in Pine Hills and many homes in our neighborhood had roof damage though fortunately not us. Wondering now whether the damage might be covered under warranty since all these homes are less than 10 years old. Since the rooves are supposed to be built to withstand up to something like 125 MPH winds and we had nothing like that.

We live in Gilchrist and follow a weather station in Pinellas. Measured just under 10” of rain. Lost 8 shingles and three others on our street have roof damage.
