It's illegal for them to solicit anybody for a new roof. Who exactly are these crooks?

OP, why not do it the correct way? If you have homeowner's insurance and you think your roof was damaged by a storm, call your insurance company and file a claim. They will send an adjuster to your house and determine if you are eligible for compensation. If you don't agree with the adjuster's decision, you can appeal it. That is the correct and honest way to do it. Why try to cheat and steal just to get a free roof? You will sleep better.

Excellent reply. If someone has to ask if something is a scam or will affect them negatively then obviously it’s not on the up and up. That’s just common sense. And it shows they’re willing to join in the scam if they can get away with it.

You Have Found The Right Villages Platinum Approved Roofer, Now What About The Materials Utilized, Options, and Quality?
It’s Time To Fully Transform and Modernize Your Roof with Sky Light Roofing Villages #SkylightRoofingVillages
“When it comes to Villages roofing, the choices you make can significantly impact your property’s value, energy efficiency, and overall durability. At Sky Light Roofing, we specialize in delivering exceptional roofing solutions here in TV’s that not only meet but exceed industry standards”.
Today, we want to present a compelling case for opting for a full roof replacement here in The Villages using Top-Quality Owens Corning TruDefinition Designer Duration Architectural Laminate. Step away from “sub-par builder grade materials” that are susceptible to FL barometric activity, moisture, wind, and sub-tropical environments.
Many Villagers have opted for partial roofing repairs post storms (Which we entirely respect and never sway your thoughts otherwise). The only unfortunate part is that the original 30 lb-felt paper in still in place (much of the time) and not truly creating a modern “moisture and cooling barrier” with Synthetic Membrane over entire roof space; Along with valley-water shield, upgraded ridge baffles, and potentially a Solar Attic Fan (35W) for much more enhanced protection / ventilation on Villa, Single-Family, or Premier Home.
Why Choose Full Replacement?
While repairs may seem like a cost-effective solution in the short term, they often lead to recurring issues and escalating costs down the line. A full replacement, on the other hand, offers you peace of mind and long-term value. By investing in a new roofing system, you eliminate the risks associated with aging materials and unforeseen leaks, ensuring that your property remains safe and secure for many more years than your current builder grade materials here in The Villages.

I've had numerous people knock on the door claiming I can file a claim and get a new roof for for free. Is this for real? Will it increase my rates? Hurt my chances of my insurance being renewed?
You’ve been here fourteen years and you hadn’t heard? Several thousand homes here got “free” roofs because of this scam and their greed, and this is why lots of people are being told that if there home is more than ten years old, their homeowner’s insurance will be cancelled unless they get new roofs at their own expense. Most of the rest have seen their rates zoom, partly because of this and partly because of the hurricane damage in the state. For four of the past five years, home insurance companies in Florida haven’t turned a profit, despite raising rates. My insurance is “only” $1,600 a year, but if I have roofing problems, the repair will be pro-rated, meaning it will pay almost nothing (12 year old roof). I also now have a $16,000 deductible for hurricane damage.
If you let one of these companies examine your roof, they will almost certainly claim they found damage and you need a new roof, even if your roof is fine. Be honest and just say no. And start saving money to pay for your own roof replacement instead of asking the rest of it to pay for it for you out of our insurance premiums.

Mike... The Florida roofing scam often involves contractors showing up after a major storm and offering homeowners a “free” roof replacement. Here’s how it usually goes down:
1. Initial Pitch: A contractor knocks on the door and tells the homeowner that their roof likely has damage from the storm and they can get a brand-new roof at no cost. They might even claim that insurance will fully cover it.
2. Fake Inspection: The contractor will "inspect" the roof and may even cause damage themselves or exaggerate any minor issues.
3. Assignment of Benefits (AOB): The contractor convinces the homeowner to sign an “Assignment of Benefits” form. This transfers the homeowner’s insurance rights to the contractor, allowing them to deal directly with the insurance company. In theory, this is supposed to streamline the process—but in practice, it’s often a setup for inflated claims.
4. Inflated Claims: The contractor then submits an inflated claim to the insurance company, sometimes charging for things that weren’t damaged or for unnecessary repairs. If the insurer rejects or questions the claim, the contractor (now with legal standing) might sue them.
5. Lawsuits and Increased Costs: The contractor may take legal action against the insurance company over the claim, which drives up costs. Florida had been notorious for the volume of these lawsuits, leading to higher premiums across the board as insurance companies tried to offset their losses.
Because of the rampant fraud, Florida passed several laws in recent years to crack down on the abuse of AOBs in roofing claims. Homeowners are now advised to be cautious, avoid signing an AOB, and directly involve their insurance company if they suspect storm damage.

When we bought in 2021 the insurance company said they wouldn't insure us unless roof was under 10 years old. I saw several new roofs in the neighborhood, so I went and asked them how much they paid for theirs, and if they had heard of this 10 year rule. Not only hadn't they heard of the 10 year rule, but they couldn't say how much they paid because their roof was "free" after a guy in a truck had pulled up and asked them if they wanted a free roof. You could see the gears starting to turn and a lightbulb go off in both of our heads when we put two and two together.

I don't know if this has already been addressed to your satisfaction, but I will give you, my experience.
Someone in the neighborhood was having it done and then another and before I knew it so was I.
What I found out was that depending on your insurance policy determined what your out of pocket was going to be.
I have Farmer, who are dropping me next year because they are leaving Florida. my total was $500.
It was a very pleasant experience, the only thing I had to do was pick out the color of the shingle from the samples presented to me which they had already cleared that I could use, and the job was completed in 3 days.
There are some in the neighborhood who did not have it done and after the hurricane suffered damage and have tarps on their roofs.
Check with your insurance company and see what they cover.

My neighbor was getting his roof inspected, and they came to my door and offered the same free inspection. I told him that I did not want an inspection or his card. I don't know why people view insurance as their means to avoid paying for roof replacement. Insurance is available in the event of a catastrophe, and replacement of an aging roof should be out-of-pocket. I heard that insurance companies are going to drop insurance after 10 years for a 20-year roof. People who play the game only make things worse for everyone.

Free? Most will say that you only have to pay a deductible which will be much higher IF the damages occurred during a hurricane.
If you feel you have damages to your roof, report it to your insurance company.
Do not sign any contract with a roofer until after your house is inspected by your insurance company
Do not allow the "roofer" access to your roof.

Of course, this will increase your home ins premium as well as your ins.co. will share the info. with other ins. co....this may lead to deny you when you apply for another ins.co. I did learn a harsh lesson when the roofer unnecessarily replaced with new ones and my ins. paid 75% and increased my home ins. premium. Just recalled that Gov. DeSanito did sign a few years ago and makes a law that it s illegal for a roofer or roof investigator to discuss with a homeowner and he/she claims that the ins. will pay. Chas

Check you gutters. If you don't have a lot of stones in your gutters very good chance there's nothing wrong with your roof. Very few home owners will go up and check their own roof. Go in your attic and look around your roof vents or skylights see IF you see water marks or staining. Can't see all these people needing new roofs. Supposed to be 15 or 20 year shingles. Check your contracts. These guys are making a killing in here.

Think about it, of course it will increase your rates, our rates too. But your rates will increase much more than ours. Then you will have a very hard time getting insurance from someone else. Insurance companies know when they’re being scammed and don’t want those scammers as clients. Would you?

If you need a roof, then yes, your Ins. does pay for it. But I would NOT TRUST anybody knocking on your door. Call Insurance company. Here in Florida anyway. Tree fell on my roof during the hurricane, Inspector came out and confirm along with the roofing company that they do replace if needed. Don't know if my insurance will go up or not, but we did have water damage coming in our back rm. Good Luck.

Assignment of Benefits (AOB) by which a homeowner transfers his right to make a claim against his insurer, are now illegal in Florida. This, along with several other new laws, were part of the "reforms" enacted by the Legislature and signed by Governor DeSantis in 2023.
By eliminating AOB's as well as the automatic award of attorney's fees, the legislature has prevented the fraudulent activities of certain roofers and their unscrupulous attorneys in which a roofer would sign up the homeowner; take an AOB; replace the roof before the insurer even knew of the claim; and, file a lawsuit in which the roofer would be paid and the attorney receive a fee award that would exceed the amount awarded the roofer.
Since 2017, because of these fraudulent activities, ten homeowner insurance companies have been forced out of business in Florida, five alone in the worst year, 2022. Several multi-state insurers have pulled out of Florida or severely limited the number of policies they will write in Florida. Every homeowner's insurer in Florida has been forced to raise its premiums by significant amounts.
I'm confident that the reforms enacted by the Legislature will, eventually, restore order to the insurance market in Florida and reduce the premiums or, at least, reduce further increases in the premiums. Unfortunately, this will not happen overnight. For one thing, some of the reforms may not be retroactive, and there are still thousands of pending lawsuits brought by the roofers and their attorney's.

designer---about 22-25K. The aspect of the roofing scams mentioned above that infuriates me is that I have a 100% legitimate claim for a new roof plus other damages for a total of about 30K. My roofer is a well-known legitimate business. But the insurance company is lowballing/insulting me with their settlement of $7K, which they say is final. Trust me, it is nowhere near "final". But now I'm stuck with the hassle of a public adjuster and their lawyers. I agree with those above who posted that the scammers and greedy homeowners who got something for nothing has cost the rest of us big time.

This is a scam and it is primarily why insurance rates are out of control. I thought the government shut these companies down? I would report the company.
You could also end up with only part of your roof done. My neighbor got halfway through the process before the insurance company stopped it and took legal action against the roofing company. My neighbor had to pay for a new tile roof that he didn't need to begin with ($50k), but because they damaged his perfectly good roof, he was forced to put on a new roof.
Run!

In my last posting I stated that I have Farmers Insurance which is dropping me because they are leaving Fl and that I only had to pay $500 out of pocket.
I might be one of the lucky ones, because if I understand it correctly, if you sign up with a new insurance company and your roof is over a certain age your rate will be higher than if you roof is new.
Now the other factor you have to consider other than premiums is the irreplaceable damage within the home due to faulty roof.
Before making you decision on premiums alone, consider what you have within your four walls.
Yes, the property in your home may be fully covered if you have the right insurance but is it worth the inconvenience.

It's a scam if the homeowner signs an "assignment of benefits (AOB)" agreement and the insurance company doesn't agree that you need a new roof. Then, the roofer sues the insurance company to force the insurance company to pay for a new roof. And, sometimes the roofer deliberately damages the roof to support the claim for a new roof. Also, the roofer does shoddy work or takes too long, but the homeowner cannot replace them because of the AOB agreement they signed.

I've had numerous people knock on the door claiming I can file a claim and get a new roof for for free. Is this for real? Will it increase my rates? Hurt my chances of my insurance being renewed? check your policy to see what your deductible is . Mine is $10,000.

Even without the assignment of benefits (which according to some posts here, is no longer allowed in Florida?)...
Unscrupulous roofers will go up to the top of your roof, DAMAGE it, take a picture of the damage, and show it to you as proof that it needs work.
Of course since it's now damaged, the insurance adjuster will agree to pay for the new roof. The one you didn't need before the unscrupulous roofer went on top of your roof and damaged it.
The ones that are MOST LIKELY to scam you like this are the ones who show up at your door soliciting their services without you calling them first for an appointment.
That doesn't mean that ones who you call for an appointment won't ever scam you. It also doesn't mean that the ones who show up without an appointment are all going to scam you.
But in roofing, just as in life, there are people who take risks, and there are people who take calculated calculated risks, and there are suckers with targets on their back screaming "OVER HERE, PLEASE SCAM ME!"
You have to choose which one you will be.

Believe what you want, if Ins. Co. cover a new roof 100% they’ll be out of business soon!

I think Florida passed a law banning AOBs for new insurance policies, but I wouldn't be surprised if the contractors create a workaround in terms of a private contract with the homeowner. Florida passes some seemingly good laws, but they are often not enforceable or enforced. There is also a state law that requires a door-to-door solicitation permit, but I have never seen that law enforced.

Retired guy you are spot on. If you believe you might have roof damage from the recent storm, call your insurance company and they will send out their Adjuster to examine your roof. You could have a legitimate claim. There were some a couple years ago who basically got “free” new roofs from what some call a “roofing scam” similar to what is apparently currently happening as the OP mentioned.
Roofing scams don’t just happen in TV but everywhere when there are storms across the country. Between the recent scams and the unusually number of natural disasters insurance rates have gone through the roof. No pun intended.

Good information especially the part regarding AOB contracts. Was in the biz and the legislator changed law after retiring. Saw several cases where in contractor had 150K(from an AOB contractor) estimate and many other contractors could do the same job for 75K

Anyone have a ballpark idea what it costs for a new roof on a designer or a courtyard villa?
About $600 for 100 Square feet of roof size.

Because in most cases like this the roofer or the contractor will charge higher than the market price for the roof. If they can not reach an agreement costs to the insurance company will be at least 3K higher as the claim will go into appraisal which is costly. I know this as I was involved in this process while working.

This is one of the reasons home insurance is so expensive.
There is no free lunch. There is no free lunch. If you can't afford a new roof, you need it think about moving.

Yeah the solar people knocked on my door last month. I asked if she had a license and she said yes, I asked to see it, she said it's in her car. I told her to go on and get it, and until then to get the hell off my property.
She didn't return. But she scammed two people with manufactured homes into getting solar on their roofs in the neighborhood. Just wait til they realize that the cost to lease the panels is more than the cost of their electricity - and they're under contract and can't change their minds.

This is why members need to read TOTV fairly regularly to be reminded that living in a third world country has different risks, particularly scams, where retirees are targets. Wonder why we are targets, because when we stop working, we start to lose touch with the real world, and soon forget that not everyone is a nice, honest person wanting your business.
Financial scams appears to be an easy income in this 3rd world country, so one has to be untrusting of strangers, which is counter intuitive to most human behavior.
Neighbors got taken by a gang of landscapers for more than the agreed upon amount due to a gang payment calculation mistake. I used them but didn't agree to their scam as it was easy to spot. We won't know the final price until we dig up the tree. no go . .
Rule of thumb Don't be sold to
good luck

Please don't do that. It raises rates for the rest of us and we pay for your roof. I paid for my own.
