Statefarm Roof adjuster
What a joke these adjusters are. This jerk was on the roof with my husband and a licensed roofer. After 15 minutes the adjuster goes Oh everything looks great on the roof! My Husband goes are you kidding me! We had 5 licensed roofers giving us quotes and my husband spent 9 hours on the roof replacing shingles and 4 cases of Tar chalk to seal down all the lose shingles and caps. The roofer Almost lost his mind with that comment including my Hauband. The roof is loaded with tar repairs and can be easliy seen from the ground, both my husband and roofer began video tapeing the adjuster which changed his attitude in a hurry and then the adjuster spent another 45 minutes inspecting all the unsealed shingles and marking them with chalk. What a joke this guy was, drove 1.5 hours and was a 20 year adjuster with stateFarm and a catastrophe adjuster flying aroud US where the storms are.
People don't let these Jerks get away with this, i know we will have to push for a attorney to make this right, ughhhh what unbelievable!

Our State Farm adjusters were great.

Our roof was damaged by hurricane Milton. The State Farm inspectors checked our roof and said it needed to be replaced.

They gave us a list of roofing companies they recommended, including Eustis Roofing. I have always liked the town of Eustis because I won a junior golf tournament there in 1962 and it led to me being offered a scholarship to the University of Florida.

Eustis Roofing said it would cost $27K for a new roof and State Farm accepted that price. We had our roof replaced a couple days ago and State Farm paid that price, minus a deductible that we paid.

Is $27K an average replacement cost here? Just recently relocated. That is significantly more than where I am from with comparable size houses.

Our house is a Laurel Oak model built in 2016. I think it was the largest Designer model home at that time. In those days, you were able to 'stretch' homes, so I am sure other Designer homes are larger than ours.

Than you were very lucky, State farm is one of the worst ones to deal with, and this comes from 6 local roofing companies. This is why most of these roofing companies have attorneys on board. 8 roofs have been done in my neighborhood and everyone had to fight the insurance company with a attorney.

Average? Roofs are estimated based upon price per square(100 square feet) and roofs before the storm cost about $600 a square(full price)

8 roofs in one neighborhood. We had none in our neighborhood. Roofing company has an attorney? Sounds questionable to me and I was in the business. Under new Florida laws homeowner would need to hire the attorney not the roofer. Before the new laws homeowner would assign claim over to the roofer and roofer would have to hire the attorney.

You can not go by the cost of someone else’s roof. You need to need to know how many squares (100sf=1sq) of roofing you have. Add for ridge and starter row and waste (about 10%). Don’t pay more than $375 a square for an architectural 30 year shingle typical in the Villages.

Over 36 years as a property adjuster and all I can say is sometimes you get a good one and sometimes not. I was always fair and honest and treated people how I would expect to be treated. I hated to tell someone that something just was not covered and I could not recommend paying for something that was excluded in the policy. I see all these huge tarps on roofs and don’t know how the adjuster is going to make an assessment of damage they can not see. Most homes only got spot damage that is easily repairable. My roof had about 4 or 5 areas of damage and it was repaired for $1200. It took the guy a few hours because he knew what he was doing and how to properly repair a roof. Send me a note if you want the name of the roofing company.

How does insurance work if you have an older patched-up roof, and then a storm comes through and damages it further so you need a new roof?

Do they pay for a brand new roof, or do they pay a pro rata? I was wondering because the OP was mentioning existing tar repairs.

Look at your policy, or ask your insurance company, your coverage may be very different from mine. I would guess the replacement would be prorated, in any case insurance does not cover normal wear and tear on a roof.

In our case, our roof was 8 years old and State Farm paid for a brand new roof. We paid our deductible of $10K and State Farm paid the rest, which was $17K.

Was in the biz. Based upon your description and if the homeowners has replacement cost coverage, insurance should pay the cost of a brand new roof

Insurance adjusters are employed to protect the insurance co. and its shareholders. Hire a public adjuster who works for you. May I suggest CMG Properties Solutions Collin Graham will take over your claim and get your new roof bought by your insurance company. Call him at 407-488-5556.

Call McGinnis Builders for a new roof quote. You won't believe the price you are quoted and will be in awe of the process they use to install the new roof.

I have State Farm and this is my recent ongoing experience. Hurricane Milton damaged my roof and roofing contractor said I needed a whole new roof. The State Farm field adjuster came looked at the roof and agreed. He stated that he would recommend full replacement in his notes and pass the information on to the desk adjuster. We should hear back from State Farm in the coming days. I didn’t, so I opened my State Farm app to look at the progress on my claim. To my surprise it stated that my claim had been closed! What? I immediately called and this nice young lady tried to help but couldn’t explain why it was closed? She reviewed all the notes from the field adjuster and nothing? She said she would try and have this field adjuster guy call me back. He did and he apologized, he said it was a mistake and he’d fix everything. He finally sends his estimate along with a check for $5,000 for partial replacement of my roof? So I call again and ask where’s the full replacement as promised? They have no explanation as to why from reviewing his notes. So I wait for a return call as asked and a week later another desk adjuster from Texas contacts me. He was very understanding and apologetic he said he’d personally take over my claim. He has been very helpful with everything. He stated they would cover everything as promised and sent a revised estimate along with another check for an additional $12,000. So we could get started. Very frustrating to say the least but thank god this fellow felt our frustration and offered to help.
But while I’m on this subject I’m also a little frustrated with the fact that my roofing company is going to charge $35,000 to replace my 4,000 square foot roof. I do know a little about building homes and the cost to replace this roof shouldn’t be more than $23,000 to $27,000. Don’t get me wrong, the roofing company has been very helpful though out this whole process. But why not it’s in their best interest if they’re going to make this kind of profit off my insurance company. We wonder why insurance companies are leaving Florida and why our premiums are so high.

I have no idea the age of your house but it sounds like you should have paid for a roof way before this last storm. I paid for my roof because it needed replaced due to normal wear and tear. I am so sick of people getting a freebie and everyone else's expense! My rate with State Farm is fantastic and I hope they continue to weed out the cheap people that believe it's the insurance companies responsibility to maintain their property.

You should have not made any repairs yourself and let the adjuster see the damages first. Same thing would hold true for any house damage. My understanding is that if 25% of the roof is damaged, they will pay to replace the roof.

The way I had it done was I made an appointment to have my insurance company adjuster and the roofing company I wanted and trusted on the roof at the same time for the evaluation.
This was 3 years ago and not during a time like now after a serious storm, so it was much easier to arrange.

Four years ago I was quoted 15.6kand another at 12.4k.Told the roofer I’d get my 1527 sf house roof replaced for less than 7k with an out of state roofer which included travel, etc. (this would have been done during a weekend to avoid a building inspector getting my roofer taken to jail for not being licensed by the state of Florida Construction Licensing Industry Board as a roofing contractor) Said he’d tell his boss my offer and doubted he’d accept the $8500 I offered. Less than 30 minutes later called back and said they’d do it. Ended up paying for architectural shingles for 9k including replacing some damaged roof decking. The original shingles were triple tab and worn after 20 years so not an insurance claim. Most roofers in this area overcharge. I might add, I was a builder in another state and knew all things are negotiable.

Correct that insurance does not pay for normal wear and tear on a roof. Person asked if roof would be replaced if a storm caused damages to an old roof. if the insured has a policy with replacement cost coverage(most common policy) the policy will pay for a new roof if repairs can not be made to the roof. Full disclosure I was in the adjusting biz for 42 years.

Is $27K an average replacement cost here? Just recently relocated. That is significantly more than where I am from with comparable size houses.

It can be IF you are willing to pay it ! Pretty much anything the traffic will bare here, or I should say, accept. We know E. Roofing to be a legitimate company (from the area before retiring to the Villages) but... they were also the highest bidder. You really need some negotiating skills here, and stick to the long time established family owned companies in the area, not Orlando, Gainesville, even Jacksonville, etc. We finally settled on Bowles, long established family owned business that employs their own crews, not contracted, and never asked for a penny until the job was done, and both their inspector, country inspector, and we were satisfied. Bids for our designed had a range of $10K highest to lowest for the SAME BRAND, color, and style of shingle, so do your homework, find out and ASK about what techniques they use, nails per strip, how vents are done, etc. etc. ASK A LOT of intelligent questions !

The roof is about 10 years old with three tab architectural roof. My husband was up on the roof for better than 9 hours doing temporary repairs due to another storm coming through. There are clauses in insurance policies to protect the property until proper replacement can be done. The tarps blow off in high winds so my husband did temporary repairs, and that is where all the tar came from.
So because we did not use tarp we will suffer being treated unfairly, is this what some of you are saying? Most insurance companies want to deny claims due to alot of roofs being replaced in the past when the insurance companies should not have paid. Attorneys are on board with alot of roofers for this reason; adjusters are there to save insurance companies money. What a joke!

Was in the business and if there were not adjusters who would handle your claim. Adjusters job is to handle the claim based upon the policy(contract) and the appropriate laws. Hire ups in the at the insurance company establish the protocol on handling cases.
