Garage Door maintenance

How often do you have it done; and

I don't hire anyone to maintain my garage door. I use white lithium spray-on grease to lubricate all moving parts. WD-40 makes a white lithium grease that you can order from Amazon. Don't use regular WD-40. It is a solvent, not a lubricant.

I use to grease rollers and hinges. I stopped, after thoroughly cleaning. IMO the grease get saturated with dust (dirt) and gums up the operation causing more noise, more maintenance. IMO grease turns into sticky goo.

Same here. Do not be stingy with the white lithium grease. Just make sure to hit all the parts that move and are metal-on-metal. Rollers, tracks, hinges, etc.

There are plenty of demos online.

I do not have a set schedule (I probably should) but I tend to mine when they start to make noise. If I had to guess it is probably every 12-15 months.

I had a spring break and contacted Home Town Garage Doors (Joe). He came out the same day to replace the spring. At the same time I had him replace the steel rollers with nylon and replace the two cable. He did a good job and will come back quickly is there are any issues.

Which is why I alternate between white lithium grease and WD 40.

Thanks for that. My garage door makes a racket, sounds like the world is coming to an end when I open the garage door. I called one guy who told me not to worry about it. I'll try Joe instead of climbing a ladder. I have too many friends with broken hips who climbed ladders.

My cart garage door make an awful chain slap noise when opening. It’s harmless but super annoying. Don’t know what the fix is yet, as I’m going to have that fixed as part of my 1 year warranty, the garage door guy will come out and tune both doors.

I had that problem in my courtyard villa last year. Replacing the steel rollers with nylon ones didn’t help. What really worked was replacing the chain drive opener with a belt drive opener. With the old opener, I could hear it about four doors down the street. Now I can barely hear it when I’m in the garage. I love it. Not cheap, though! It’s not that the belt drive opener is all that expensive, but replacing any garage door opener is expensive.

Mine use to do that. Check where the weather seal on the side where it meets the door. Mine had paint all over it and caused sticking. Remove the paint with a non solvent paint remover and you should be ok, if paint was your issue.

I bought a can (from ACE as I like to support the smaller shops - $8.99) and applied liberally to any part of the mechanism that looked in need of a good lube.

Much quieter now - most of the remaining noise is coming from the door panels.
