View Full Version : Homesite considerations around EastPort for lower noise?

Hi,
I've searched and read a lot of posts, but figured I would ask for some more direct opinions on locations to select for new homes. I have visited The Villages last year at a family members home in Pinnella, and enjoyed our visit. Liked being golf cart distance to shopping and big stores. Seems prices of homes are high in that area, but still looking.
My wife is disabled and can not walk far so needs a rollator or wheelchair so its difficult to travel to visit, so working to buy a new home in the Eastport area remotely.
We are looking at Designer homes, and considering homes along Corbin Trail in LaGrange adjacent to Eastport square and EdenField just north of the square when they open.
There are some homesites directly on the lake at Eastport square. I'm sure the lot will be priced very high, but would there be a lot of noise from the Eastport square (due to live music and other activities) living right on the lake and is the Turnpike noise there too? It looks like there maybe a golf cart path around the lake and wouldn't want to hear endless golf cart noise either while sitting in the Lanai?
Is the turnpike noise very noticeable around the Corbin Trail area which I think is about 1 mile away. I can not visit unfortunately. I was hoping to find a homesite with golf or water front. I use to live in CO with south/west facing house in rocky mountains (no trees) and we could not sit on the deck due to the direct sun light heat in the summer and it only got in the 80s so was considering looking for homesite with back of house facing east since I like to be outdoors all the time.
Is The Villages a good option for people who are disabled? I find since my wife's hit/run while cycling in Evergreen CO its harder to be accepted to find new friends, but we are in MA near Boston which is not a very welcoming place. I was hoping The Villages might be a better place given the properties appear to be well designed for those who can't get around very well.
Any thoughts would be greatly appreciated!

Lowest noise area currently under construction is a little further north around the Woodlands Golf course.
I wouldn't rule out a recently built (5 YO) home just north in Monarch Grove/Linden. A little closer to Magnolia Plaza/ Brownwood but still within 2 mi of Eastport. That area has a more green space per rooftop relative to what they are building around Eastport.
Somebody might point out the penitentiary nearby but not a problem, quieter than a national park.
The Lifestyle homes are now in that area, best answer is to visit.
There would be many activity options welcoming your wife in the Rec Centers. Many pools have an easy access chair. Some of the more recent pools have beach entry.

You have visited, however did you physically take your wife with a Rollator into model homes? Our first 3 homes would not accommodate even a small transfer wheelchair, or a 4 point Rollator into some areas of the house, and definitely not all bathrooms.
If you are concerned about noise factor, you may move farther away from squares, turnpike, 4 lane highways, only to find that noise travels. We are 4 streets from the turnpike, inside the house, we rarely can hear the turnpike or sitting in our lanai or pool area.
But we are at least a mile to Brownwood, on some nights we can hear the band. The other thing you have to consider is houses can be only 5 to 7 feet to the lot lines. You have no control over your neighbor when they move in their entire wood shop and get to listen to the noise of woodworking. For hours at a time.
One has to think if certain walking devices are needed now, how will that impact later in life.
To this date no homes built in TV that is fully “Handicapped Accessible”. Our oldest has been scouting models, that doors can be widened, and roll in showers that would need aftermarket remodel. With the least amount of construction. So far, nothing is fitting their criteria. Sadly I don’t ever see the developer building handicap accessible homes.
We do however have site, impaired clubs, along with Parkinson’s and other special needs clubs. There are residents, who have children with disabilities and autistic children, that can thrive in TV.
I think you will find that the villages is far more accepting of people who have disabilities than anywhere else. Especially since carts can be adapted just like a car or van.
Many neighbors have groups called, helping hands, when called will come to assist neighbors.

I have 2 friends selling in Eastport because they're tired of the turnpike noise. I wouldn't recommend buying without doing due diligence.

Anything around Corbin will have turnpike noise. It will most likely not be heard when inside but definitely hear it from outside. You also have the cement plant that can be noisy in the morning when everything is quiet. My recommendation is to be south of Barr Blvd where new homes are being constructed now. The advantage is the further south you are the further you are away from the turnpike because it runs from the NW to the SE.
Ultimately everyone is different on their tolerance to the noise. Some people hate it and some people say they get used to it. So really think about your tolerance to the noise. Another consideration is the turnpike is going to eventually be expanded from 4 lanes to 8 lanes. If the state decides to put up noise barriers that may help, but that is not guaranteed. Visiting yourself would allow you to determine for yourself.

Due diligence is great advice. There is an area near WellPoint where a power plant sits (only to be made bigger and uglier like the one in Newell
) and a sewage treatment plant. You won’t see these on the Villages house map but if you visit the lots in WellPoint they most certainly are there and don’t appear to be going anywhere.

Hi Altavia - I won't be able to visit until my wife can walk a bit more to travel so appreciate all your feedback to help me on this remote decision. I may have to wait based on the feedback so far. Yeah I really want to go there in person to check it out.

Hi AsianThree - my wife does use a wheelchair in the home at times too when she gets tired. She can only walk a short distance now so use the wheelchair often. I have not tried the wheelchair or rollator in the model home yet. I did a walk through of the model of the KingBird home, but it was stretched by 2 feet in the back so most likely will do that too. I was planning on getting a tub in the main bathroom since my wife can not use the shower yet. Thanks for pointing this out since I will review the floor plans for wheelchair access in the house.

Hi Dond1959 - So you think we would hear the turnpike noise even from Corbin Trail area at Edenfield and LaGrande? I didn't realize the turnpike will be expanding from 4 to 8 lanes. My first house was 1/4 mile from a 4 lane highway, and will never buy a house this close to a highway due to the low frequency noise of trucks. I might pass on buying in this area and focus more on used homes south of CR466a. I like the Pinnella area. I wasn't aware of a cement plant or the sewage plant. I did see the prison and powerlines, and power station from an aerial drone which to me seem to be an eye sore along Marsh Bend Trail.
Hi Normal - Thanks for adding the map. I saw the prison across the Marsh Bend Trail from an aerial drone video. I was looking at Oak Hollow until I saw all the prison, powerlines and power station across from the homesites in the drone video.
While watching videos on The Villages, I just learned The Villages Healthcare facilities only accepts United Healthcare Medicare Advantage plan if you are using Medicare and does not accept Medicare with a Supplemental plan. I read from The Villages website that Tampa General Hospital and Orlando Regional hospital will take the United Healthcare Medicare Advantage plan as in-network. Interesting. Learn more everyday.

Why even consider buying there? Head north where there is shopping, medical care, gas stations, banks, etc. And did I mention being away from major traffic noise?

Eastport itself is just under construction. There are miles of just blinding dirt and massive construction traffic in Eastport. Might be more helpful if you included the Village name instead of a blanket area.

beware of the bonds in the new areas, and taxes in both wildwood, Sumter County, and the villages. Also how close will you be to Coleman prison? Since your wife has difficulty getting around, you might consider an established neighborhood. where everything you need is much closer to your home, much more convenient to doctors for your wife

We live near Brownwood. Very proximate to everything Our home is handicapped accessible in several ways through original construction and adaption by us. A few thoughts. All of which were in original construction: width of doorways, size of entrance and exit from kitchen, size of doorway sliding to toilet, no lip on shower entrance. Linai floor should be level with floor in home. Additions. Bars in bathroom and shower (2-3). Ramp at entrance to front door and linai if not level (Amazon) ,garage with golf cart garage PS. You can always have one sink and cabinet lowed to 34 inches in original construction ( google specs). As far as noise stay away from music pickleball and rec centers

Yes, you'll hear turnpike noise from Corbin trail. We're in Monarch Grove and hear it every day. Pinellas is gorgeous and well established. You won't have that noise and your chances of finding a home with the bond paid are better!! The bonds in the East Port area are insane!! Good luck!!

I don’t know which will be worse to be next to, the prison or the power station which will eventually be a giant part of the grid like the one in Newell. It went from a small nothingburger into a huge substation. But I guess it’s the company’s prerogative, it is their land. I’m sure power needs will grow with all the development forecast.
Here’s are some pictures of what the one in Newell has become…the Developer of course never hinted at how much it would grow till after the houses were built and sold and they moved on.

In my home, not in your area, I do not hear the street noise from inside my home except for garbage trucks. So you may not have a noise problem inside your home but only when you are outside.

you would be smart to stay north. they will be years before you get shopping, the traffic will be insane. you should see the dirt flying around on a windy day. construction will be going on for years.

The power distribution facility near Oak Hollow is a small nothing burger that serves Coleman and there is no room for expansion.
One benefit could be if power goes down, that area will have priority for restoration.

Similar to Newell’s, until houses were added to the area requiring the power company to expand. It is possible they will build more houses in the area….almost a certainly….

Take a look at pre owned homes in the Northern parts of The Villages. Many are situated within easy golf cart distance of shopping, restaurants, medical facilities and golf courses. Also, the neighborhoods are quite.

I can't address the Eastport area since I am only marginally acquainted with the area. I can however discuss your concerns about your wire's disability. About two years ago the neuropathy I've had for years worsened to the point that I had difficulty walking and I've been using a walker since that time. The Villages seems to be especially equiped for those with some mobility issues. You will rarely find stairs. Curbs are cut for access without stepping up. Newer showers are walk-ins. Door knobs have flat not round knobs. For the most part, I find it easy to get around everywhere.
But perhaps the most important is the people here. People are always offering to help carry items. People see me approaching a business and purposfully wait to hold the door open for me. I cannont stress how welcoming The Villages is to those with ambulation difficulties. (Probably because so many of us are or will be someday.)
Good luck on your home shopping but do not worry about the warmth of the community.

We have not purchased yet but have been on 2 one week stays....after considering your concerns I'd suggest looking further north up by Lake Sumter. Generally quieter, better and closer access to shopping / entertainment. Finding a good VLS realtor is the key to being your eyes and ears....we've worked with and can recommended Jared Rothel (352)530-8245.... but have met many others and most seem very helpful and knowledgeable.

The only real way to know if your site will be noisy is to go there at different times of the day and listen. Pickleball noise will carry a mile depending on the terraine. Same with the turnpike and other noise.
People can give you their experiences but depending on the orientation of the home and the surroundings and people's ability to hear and their sensitivity will make a difference.
This is why some people only buy pre-built homes because you know for sure what's in your front and rear yard and what's built around you. Eliminates the "guess-work" and being surprised when you find a utility transformer in your front yard after the home is built.
Also, if the land behind your home is vacant, do the research to see who owns the land. There was a case I think in Richmond where people built homes only to find the vacant space behind their home was owned by the power utility and within 6 months a power substation was built in their yard. Never take the work of the Realtor when it comes to this information.

- Visit in person during months of June, July and August if possible. The heat is a concern so I'll try to check it out.
- Rec center and squares are accommodating for a person with walking disability which is great.

You need to research yourself, looking at facts, not “I think”.
Richmond doesn’t have any power lines, or a power substation. Richmond is surrounded by an abundance of Dry, Wet, and shallow lake prairies, along with large areas of trees, with wildlife that some need to become accustomed. Bear, (which travels weekly through our backyard), bobcats, coyotes, With a pitch and putt at most southern end.

Keep in mind the names of floorplans change constantly. A KingBird floorplan will only be found in Eastport area. Older homes have completely different names. Our village of DeLuna doesn’t have any models/floorplans named KingBird, and we’re only 2-3 years old. Our veranda home is called a Mason, but the same floorplan in a designer home was called a Woodside, and now is called a Robin.
Also, keep in mind you could find the perfect lot near Eastport but with the system used to buy newly released lots or homes you might not get any of them because of how high the demand is for every view lot/home released. At least 30-40 people will be trying for the same lot/home as you. It’s a very frustrating system. I think it’s much easier to buy an older home here, but you’ll likely need to do extensive remodeling before moving in to accommodate your wife’s situation.

I agree in 2004 our parents floor plan, had been renamed 3 times. Then finally deleted around 2016. Even with the “Don’t Buy South NO Shopping”fear that some preach.
Every view lot south of 44 has 30 plus names hoping Christmas came early. On our 15th try we got the screenshot text we were first, for a lot. I actually called our rep to make sure it wasn’t a mistake.

You have so many issues here it’s hard to address them all. As a former real estate agent who’s helped people find homes, I strongly suggest you rent down here first. That’s the only way you’ll know if you can handle the summers. Count on 90++ in July and August. Now add humidity. Come visit in July. You’ll see.
Florida ain’t for sissies. One last thought, can you live with alligators in your picturesque waterfront yard? Assume there is one in every pond, ‘cause there likely is.
As an alternative, consider Lake Oconee area in Georgia. It’s beautiful, quiet and peaceful. Wish you the best of luck.

- Bonds in Eastport are expensive. I have found they are around $50k in the Oak Hollows area, but not sure if they are more in other villages around Eastport.

Keep in mind when looking at lots with no homes built yet that noise will travel more with nothing to stop it. Once homes homes, landscaping and other buildings are up it tends to mute a lot of noise. Except for pickleball, nothing mutes that sound!

Lowest noise area currently under construction is a little further north around the Woodlands Golf course.
I wouldn't rule out a recently built (5 YO) home just north in Monarch Grove/Linden. A little closer to Magnolia Plaza/ Brownwood but still within 2 mi of Eastport. That area has a more green space per rooftop relative to what they are building around Eastport.
Somebody might point out the penitentiary nearby but not a problem, quieter than a national park.
The Lifestyle homes are now in that area, best answer is to visit.
There would be many activity options welcoming your wife in the Rec Centers. Many pools have an easy access chair. Some of the more recent pools have beach entry.

There are also a lot of activities such as Chair Yoga, Chair Exercise, etc. that she may be able to do to maintain her level of fitness.

You need to research yourself, looking at facts, not “I think”.
Richmond doesn’t have any power lines, or a power substation. Richmond is surrounded by an abundance of Dry, Wet, and shallow lake prairies, along with large areas of trees, with wildlife that some need to become accustomed. Bear, (which travels weekly through our backyard), bobcats, coyotes, With a pitch and putt at most southern end.
As I said, I thought it was Richmond but someone pointed out it was Newell. The point was if you see open land behind your homesite, always do your own research as to who owns the land so as to try and anticipate what might be built there or not down the road after you build your home. Your realtor mightg not know so any guesses are just that.

We live a mile from the turnpike and occasionally hear it when the wind is blowing in our direction. We never hear it in the house.
We love it south of 44. I rarely go up North for anything. We have plenty of grocery stores locally and shopping in Brownwood and Everglades with new Walmart presently going up at the corner of 44 and Morse Blvd. All my doctors are down here with the Villages specialties building nearby and a great stand alone ER at 44 and Meggison. The Villages health only takes Medicare Advantage plans (most all of them), not regular Medicare.
My husband uses a wheelchair and our Veranda (designer with fenced yard) home needs no renovation for it. All doorways and halls are extra wide, no thresholds instead including walk in shower, etc.
We bought our house sight unseen via video. It has a view of water in the backyard. Best thing we ever did. Go with your gut feelings on something. Yes bonds are high and you have a lot of competition. I wouldn’t be surprised if lake lots at Eastport will go for $200K-$350K just for the lots. That is prime real estate.
The Villages is made for disabilities. You are coming to the right place.

I don’t know which will be worse to be next to, the prison or the power station which will eventually be a giant part of the grid like the one in Newell. It went from a small nothingburger into a huge substation. But I guess it’s the company’s prerogative, it is their land. I’m sure power needs will grow with all the development forecast.
Here’s are some pictures of what the one in Newell has become…the Developer of course never hinted at how much it would grow till after the houses were built and sold and they moved on.
To me, this is totally unacceptable. Can you imagine how the people who bought that house must feel? Forget about any possible health concerns living so close to that sub-station. That looks terrible.

One thing about turnpike noise is it totally can depend on the weather. When we bought in Lake Denham it was August, hot humid. We did not hear a peep from the highway. Totally silent. Got there in winter with cool crisp air and some days it sounds like trucks are driving through our bedroom. So a visit may not tell the entire story. I’m just hoping it gets a little better once the turnpike and 470 are repaved as part of the lane expansions. The section of 470 at the turnpike interchange is so bad it’s like driving on gravel.

One more consideration, It's fun to live close to a Square but that novelty wears off over time for most people. Pick a home that's balanced meaning not too far from shopping, medical, etc.. Reading all these posts you are probably best to buy a home either north of 44 or Fenney, DeSoto, Chitty Chatty, Bradford, Marsh Bend, any area that's established. Remember, when you purchase a home in an established area you know exactly what's around you. In the new areas you don't and no matter what the Villages says, it can be a long time until all that construction is eventually done. And finally, in a lot of cases, in the new areas, people tend to build their home then spend a couple of years upgrading it so you will be looking at and listening to all that post construction noise as well.

Um ya, and to beat all that Village was built in 2022 buying at the top, before the decrease in housing prices here. Totally ripped off for much more than chump change for most. Never trust a Villages realtor. Hopefully they don’t have to increase power production for more homes in the new area, but we all suspect otherwise. How easy would you think it is to sell your home in similar circumstances?

I've searched and read a lot of posts, but figured I would ask for some more direct opinions on locations to select for new homes. I have visited The Villages last year at a family members home in Pinnella, and enjoyed our visit. Liked being golf cart distance to shopping and big stores. Seems prices of homes are high in that area, but still looking.
My wife is disabled and can not walk far so needs a rollator or wheelchair so its difficult to travel to visit, so working to buy a new home in the Eastport area remotely.
We are looking at Designer homes, and considering homes along Corbin Trail in LaGrange adjacent to Eastport square and EdenField just north of the square when they open.
There are some homesites directly on the lake at Eastport square. I'm sure the lot will be priced very high, but would there be a lot of noise from the Eastport square (due to live music and other activities) living right on the lake and is the Turnpike noise there too? It looks like there maybe a golf cart path around the lake and wouldn't want to hear endless golf cart noise either while sitting in the Lanai?
Is the turnpike noise very noticeable around the Corbin Trail area which I think is about 1 mile away. I can not visit unfortunately. I was hoping to find a homesite with golf or water front. I use to live in CO with south/west facing house in rocky mountains (no trees) and we could not sit on the deck due to the direct sun light heat in the summer and it only got in the 80s so was considering looking for homesite with back of house facing east since I like to be outdoors all the time.
Is The Villages a good option for people who are disabled? I find since my wife's hit/run while cycling in Evergreen CO its harder to be accepted to find new friends, but we are in MA near Boston which is not a very welcoming place. I was hoping The Villages might be a better place given the properties appear to be well designed for those who can't get around very well.
Any thoughts would be greatly appreciated!
If the 80's were too hot for you in Colorado I'm not sure you will like Florida. In the hot summer months you will have 95 degrees or more in the afternoon with close to 100% humidity which makes it feel much hotter.

Just to be clear to the OP, there is no space available to expand the Coleman power distribution facility.
The Developer owns and is actively developing all the undeveloped space around that facility.
