We bought a new home last summer but we have been renting it out long term as we live in Germany. We will retire in December and move in full time then.
We need a home warranty inspection before the end of July. We are using The Village People to manage the rental but they have been nothing but a huge disappointment. It takes weeks and several emails to get a response and we have figured out it is easier to just do things ourselves.
Does anyone have an inspector they would recommend?
How much does this cost?
Do we need to be present at the inspection?

DeAngelo is very good, I do not know the current cost, but you need to contact him NOW he typically has a 2 to 3 month lead time, he advertises on this site.

Was referred to us by our agent. Did a fine job on our new home inspection last year.

We are closing on a house next week. We used USA Home Inspections. They were able to schedule us within a week of calling. They did a good job. Our cost was $650, but that included the regular inspection, wind mitigation and 4-point inspections. Our real estate agent was present for the inspection.

DeAngelo is very good, I do not know the current cost, but you need to contact him NOW he typically has a 2 to 3 month lead time, he advertises on this site.
We have used Frank on 4 houses. If one is considering Frank you need to call now. He is booked 4-5 months in advance depending on the date. We always made our appointment the day after we close, a year in advance

D'Angelo is the best, but as others have noted, they usually have a long lead time.
We used Boutwell on a tight timeline for our current home, and were happy with their work. (352) 351-8476.
Cost varies, but we found them to be quite reasonable versus other companies.
You do not need to be present.

Who are The Village People? If you are referring to the Hometown Property Management Company, they are a private company, not owned or operated by The Villages. The Villages does not manage privately owned properties. This is a common misconception.

You are correct. D’Angelo responded they are booked to 2026.

If I had to do it again I would not use DeAngelo. They were not impressive and missed some things. I’m not real sure that they are not in cahoots with TV somehow.
I would find and try another recommended company.

I would find and try another recommended company.
So, who would you recommend? My experience with the one year warranty inspection is that The Villages will correct any defect that either you or the home inspector brings to their attention.

We just had a new home inspected by Jeff Asbach Home Inspections, LLC.
Very personable, thorough, knowledgeable, and quick to respond.
Quick scheduling our inspection too, but in truth it needed to be performed within the 10 days of signing. Im not sure about an annual...I had correspondence with him by both Email & Text...As for fees/costs, I don't know if an annual is different $ than a new home purchase, or if square footage falls into pricing...Send a text is my advice...Good luck (352)748-2008 & JeffAsbachHomeInspections.com

We used lntegrious Home Services (352) 344-3370. They have a contract that clearly states what services they are providing and the extent of their examination, the cost was reasonable ($465 in Dec 2021 which included roof and wind mitigation), and we were able to e-sign it (so you could do it remotely). The inspector we had was Jessie Morse, and he was extremely detailed. The report was well documented with pictures, and where possible dates and serial numbers (appliances, HVAC, etc). 4 years later, we haven't found anything that they missed. We did not have to be present, but wanted to be so we could ask him questions as he proceeded, and he was very helpful answering questions during the process.

Agree. Used D'Angelo first time when dad was still doing. Now sons have taken over and think they don't do a complete job. Using Surf to Turf Home Inspections- highly recommend. Call Tom - a Villager, 352-448-5567

A few years ago, I wanted them to do an inspection on a resale and was told they are only doing new construction now. I don't know if it still holds true.
However, since I was an "old" customer, they did do the inspection.
I can't remember the cost.

I can second Boutwell. We hired them as we are out of town and they handled everything for us remotely. Very prompt with emails, calls, etc. Even went above and beyond to answer questions I had that were way out of scope of an HI about storage space capacities.

Florida Sweet Life Home Inspections ~ Joe Smith is licensed with the state of Florida. 352- 801-2638. He just did a Home Inspection for us. We highly recommend him. He will spend 5 hrs at your home inspecting every area of your home and attic. He uses a drone to inspect your outside roof area. His fee is $350. He will submit the report to the Home Warranty Department.

Cusimano did our inspection.
He missed a major llumbing wall leak. He also missed an electrical problem. He wasn't cheap, just incompetent.

After nearly 3 weeks, The Village People finally responded. They hired JBH Home Inspections to do the job. I haven't heard anything one way or the other about them. I'll update this post after I see what kind of work they do on the inspection.

There are many home inspectors out there so it can be difficult to choose. I became one after my Village home was inspected because I felt I could have done a better inspection myself. I’ve been inspection homes for 3 years and my report gets filed directly with The Villages warranty section who then contact the contractors responsible for the areas in question and they then contact the home owner to arrange for repairs.
