curious what people have been paying in the last 12 months for 2000SF house shingle or metal. Just getting price thoughts together. if you replaced more than just the shingles see if you can post without those extras.

Not sure where you live but be sure to contact ARC regarding the metal roof option, there have been several reports of these being rejected, and a few reports of being accepted. I am GUESSING the ones that were accepted were the type of metal roof that looks like traditional shingles. I also recall the cost of metal over traditional shingles was around twice as expensive. Finally, I would call my insurance company to see what their take is on metal roofing and policy renewals and possible discounts.

Assuming that was an insurance job. No way it should cost that much if one is looking for a routine replacement that does not involve a storm related claim and the abuse that happens on those occasions.

Eustis roofing quoted 16,000 and batterbeequoted $18,000 for 2003 foot plus garage and lanai roof I am just outside of the villages.
Both are very old reputable companies

Also remember if your roof needs extensive peaks or valleys, or extra plywood to be replaced they would be additional charges

Last week, Batterbee quoted me (1400sq + garage & small lanai) 17k (Good), 19k (Better), 22k (Best). I'm still getting other estimates.

Try McGinnis probably 4 to 5 thousand cheaper than Batterbee.

UFFDA!!! That's a midwestern, Scandanavian exclamation for "what the heck"!! Covers a lot!
Anyway, those costs sound exhorborant for home-owners but guess I've been living under a rock.

Roofers here overcharge. Four or so years ago I was quote $12,600 and $15,400 for a 1527 sf house. Told them I’d give them $8500. Told me no way. Told them I’d bring my roofing crew from Atlanta (I owned a skylight business and used roofers on occasion), and get it done for $6500. Called me 15 minutes later and said ok. Ended up paying 9k as a bit of sheathing had to be replaced. Today, it would probably be 11 or 12 k max. If you do not ask, you will not receive.

Roofing Guys are a good company! Highly recommend them, and they do it right the first time. They also did a very good cleanup the following day.

That is a great price. Almost sounds too low. Was an insurance adjuster and we allowed $325 a square 15 years ago. Just had my own insurance claim and was paid around $600 a square.

This has nothing to do with cost, it has to do with cell service.
I have a friend who has a metal roof and has to go to a certain place in the house to get cell service.
I went on the internet to see if I could find a solution and there was information on an expensive antenna to attach to the roof.
Since there is a product on the market, it's obvious she is not the only one with this problem.

We live in a log home with a metal roof. We have no problem at all with cell service. In fact I'm using my T mobile phone to post this reply while sitting inside our home.

Quality Services Roofing incorporated Ocala, replaced mine with Owen’s Corning yesterday $10,000, 1527 square foot Amarillo / Stetson, three bedroom 2 bath two car garage in one day.
I have the feeling I could have offered them less, but I took their first price, it seemed reasonable. They did my roof 9 years ago for $6000, same house, I am shopping for new homeowners insurance, I think the new roof might lower my rate. And the old roof was stained and looked bad from the street.

Our roof was damaged pretty bad by hurricane Milton. We called our insurer State Farm and their adjusters said we needed a new roof and they recommended Eustis Roofing. Our roof was 9 years old.

They said it would cost $27K for a new roof and State Farm accepted that cost. We paid $10K and State Farm paid $17K.

We have a fairly large designer home with about 2350 sq ft living space plus a 2.5 car garage and a large lanai, all under one roof.

By the way, we were very pleased with Eustis Roofing.

just as a FYI, all the major cell companies offer a device for free......

Most people don't need a "device" and some providers (perhaps all) have sunsetted their "devices". Most contemporary cell phones support Wi-Fi calling. If you have a Wi-Fi router in your house then cellphone calls from contemporary cellphones will be routed through the internet via your Wi-Fi router. Depending on your provider and cellphone you may need to toggle it on.

no duh, but if you pay attention to the technology portion of this board, you'd realize they need more than one option.

its not bad advice, it's an alternative. From a consultant's perspective always offer an alternative. So it's actually not bad advice, bad advice is , nevermind it's not worth my time. whatever......
