Does anyone have a recommendation for a good responsive VLS realtor? I contacted one I saw in a YouTube video who seemed great. However I'm waiting 3-4 days, and most recently over a week for email responses. Being across the country as a potential buyer, that's just not going to work.

We have used Kathy Collins (352-446-8934) a few times now and found her to be responsive and very honest.

I was happy with Beth Pope and her team.

One thing to be aware of that annoyed me -- The Villages imposes some strange sales rules on their agents. I had initial contact with an agent what was randomly assigned to me when I first called. After being unhappy with the service he was providing, I reached out to Beth based on a number of recommendations. Apparently, she had to split her commission with the first agent, even though I "fired him for cause". It didn't cost me any more, but it bothered me that the agent I purposely left still got paid for me buying a house he had nothing to do with.

It sounds like you didn't have a buyer's contract, in which case, you did not pay any commission. If you bought a new house, then The Villages broker paid the commission. If you bought a resale house, then the seller paid the commission. But, in either case, you shouldn't be annoyed because you didn't pay a commission. If anyone is annoyed, it should be the agent who had to split their commission.

Save your time since everyone is going to tell you about their favorite realtor. Better to ask which VLS realtor to stay away from. The rest will be just fine.

I wonder if this will happen in my situation. I contacted one of the agents via email and they replied once. When I switch to a new one will they be subject to this split commission?

If you are a buyer, why do you care how the agent is paid? The buyer doesn't pay the commission.

It's a matter of principle. Just seems unfair to get a new agent because the first was inadequate. And then the first gets compensated for absolutely nothing while the new presumably good agent gets half of what they should.

FYI.............this is NOT always true.

A lot of "initial" agents do NOT require the $$$ split.
The "initial" agent can be a jerk, but most do not.

Our agent when we bought was Becky Duffy. Can't say enough good things about her! She was knowledgeable, professional, personable and didn't apply any pressure to buy.

I would highly recommend working with both a VLS and a MLS agent so you can view ALL properties for sale and not only what listings the VLS have.

It is a case by case basis as to whether the sales rep assigned gets a split when the customer ends up working with another rep.

As a former Realtor in another state, I was super picky about who we wanted to work with here in TV. We met a lot of agents at open houses and I interviewed them, casually via conversations.

We selected Mary Pearsall to handle our purchase. She was easy to talk to, knowledgeable and highly responsive. We highly recommend Mary!
