Finally decided to drop the ongoing termite warranty coverage. 19 years of no termites, no issues locally regarding termite infestation or damage. Supposedly not an issue at closings of sales. My decision. Not that I need the money but rather an opinion that it is really an ongoing scam against Villagers. Would be interesting to see costs incurred by providers verse income obtained.

lived in Florida for 20 years...never heard of a termite issue in any of the communities I've lived in...

Do you presently treat for termites?
Have you in the past?

If you ever seen a termite infested house, I think you would change your mind.

That's rather the point.

I filled in my elephant trap five years ago because I have never seen an elephant in The Villages, but if I did see an elephant-ravaged house I might dig it again. Until then...

We looked at 2 homes that hadn’t had termite applications over 5 years. First one didn’t have to bother to go inside, hundreds of termites were alive and active within the landscaping 2 feet from the house. Took a pic sent it to our inspector, replied find another house.

Other home had too many issues to bother with.

The only people who need to look into coverage are the people living in wood-frame homes. The block and tilt wall constructed homes only use wood in the trusses, and subterranean termites don't climb walls into attics.

Hard for them to eat concrete, plus I had life time spray protection on rafters which about as good as termite guarantee :sigh: Worthless, never heard of termite guarantee paying off? Anybody? If had wood frame house I would be more concerned.

This is not true. Typically, subterranean termites don't eat structural wood. They eat door frames, window sills, drywall, and carpet. A concrete or block house is just as vulnerable to termite infestation as a wood frame house. I am not saying that you need termite protection in The Villages, but the type of construction has nothing to do with it.

And when it's time to sell the house you only need to pay for the inspection and hope they find nothing. Not sure how much you save by stopping the service but it's not a lot of money as I view it.

My termite contract costs $79 per year compared to $1,202 per year for homeowner's insurance. To me, it doesn't make sense to eliminate it, especially since it does cover any damage and retreatment caused by termites. Finding termites during a house sale inspection can easily kill the sale if you don't have a termite contract.

An update as the original Poster. I received my yearly inspection for termites today. As usual no termites in the traps, no termites in the attic. This inspection is always scheduled the month before policy expiration. But this inspection was special. The inspectors first comment was "Did you hear the news about termites in The Villages? They are swarming in some areas. One woman parked her car in a lot and came out and found her car covered with termites.".

He went on to say even though you have no termites now, if you ever see even one call us for a free treatment.

Makes me wonder if somebody has a way to track this forum. Car covered with Termites. Give me a break. Must have been an old woody.

Spend the money on coverage if that makes you feel better. Nothing wrong with that. Myself, I am still waiting for a valid report of termites in a home in TV.

I am with you. I was just passing on a description of what these scammers attempt to do to keep people hooked.

Insects swarm in spring when new queen sets out for new colony. Been doing that for millions years. Honey bees get most attention due to potential stings. The insects swarming might NOT been termites?

My termite contract costs $79 per year....
What does your contract cover? An inspection every year or inspection plus a preventative treatment of some kind? What provider do you use? Thanks...

I have Massey. They treated the entire house for subterranean termites for $400 and gave me a 10-year contract. The annual renewals are $79 each for the first 5 years, but the price can increase in years 6 to 10. The annual renewal only covers an inspection unless they find termites. The 10-year contract covers retreatments as needed and damage repair as needed. Note that Dean's will only treat termites on an annual basis, no multi-year contract. That is why I have Massey.
