We will be moving down shortly, does anyone know if there is a PNC Bank location nearby? Can you also tell us, it appears that TV is in 3 counties, we will either be building or buying a spec house and would like to know if there is a benefit (taxes less) to living in a particular county. Or any other benefit. I am not sure if any of those counties are all built out or not and then it would be a moot point. Thanks!!

for the forseeable future, TV is only building in Sumter County, so no choice unless you buy resale. Not sure about PNC - just google it.

True that new homes are only being built in the Sumter County section of the Villages. However, do not rule out resales. There are many beautiful homes for sale in The Villages and they are all like new.

One other thing, many resales have already paid the bond.

I have said many times that I believe a resale home is the best deal. You can negotiate price with the seller, lower or no bond at all, lower annual maintenance fee, mature landscaping, no construction going on around you, and the opportunity to have upgrades already in place.

The low or fully paid bond and lower maintenance fee for resales is truly a big benefit when it comes time for your property tax bill.

As for a great bank - Citizens First is absolutely the best.

The PNC in Clermont is the closest; about a 45 minute drive down Hwy 27 from TV if you avoid the high-traffic hours; I have used it occasionally, as I have a business account from up north that is at PNC.

New building in Lake and Marion Counties is limited to replacement of an existing home. There is very little of that going on. All new (first time) building happens in Sumter County.

As for banks, Clermont is closest and that is 45 minutes away or so, unless on-line banking is an option. That being said, most major banks are represented in/around TV, with Citizens First being one of the better local ones.

Thanks. Since we have a deposit being held already at TV, we need to build so resale is not an option unless we forfeit our money. Don't want to do that. I just thought keeping same bank would be less confusing but I don't want to make a 45 minute everytime I need to go.
