There was about a four percent increase on june 17 on designers which we beat by one day. So this new discount is actually a wash for us

That is good news. We are starting our construction the first week of August. I will confirm with our realtor.

Who confirmed the 4% discount? We are coming down next week to start the building process in Tamarind Grove. This would be great news for us. Thanks. Maybe see some of you when we are there.

My understanding is that the 4% discount is tied to making an appointment with, and using, the new Design Center to furnish your new home and receive the discount off the package, i.e. the home and the furniture. Check with your agent for details. Good luck and have fun!!!

I spoke to our agent today and he confirmed the 4% discount. He said nothing about it being tied to furniture only that you must start construction before September 30th (applies north of 466A only). He is setting us up with someone from the design center however so maybe it is tied to that. I will find out more info. This is great news because we were so disappointed when we could not finalize everything before the last price increase (our home was not sold). Now that our home is sold we can move forward and this is a savings for us.

The person from the Design Center is not for furniture, she/he helps you pick your flooring, tile, counters, light fixtures, etc., etc.

Thanks for clarifying re: the Design Center - makes more sense. For those fortunate enough to be able to take advantage of it, it should take some sting out of the price increases in June!

Hope you all have better luck than I did. A 4% discount was announced last winter. My agent e-mailed us to let us know. We took a few days to discuss changing our schedule, and when I called the agent, she told me the limited # of discount certificates were all gone in 24 hours. We got bupkus.

Nothing was said about a limited number of discount certificates, only that the house needed to be ordered prior to September 30th. We won't be down until August 10th, sure hope that discount is still around and is not being limited. I think I will call our realtor again to confirm.

I just confirmed with our realtor that the 4% discount is limited to the first 200 who book appointments with the designer team. Fortunately we were able to get our appointment and are all set with the discount. So glad now that we did not wait.

We just confirmed our reservation with the design center for Sept 14. This was the latest date that was still available. This will move up our start date by 30 days. For the savings, it is well worth it. Tamarind Grove here we come.

Wow....thanks for the information. We are closing on our house in Cincinnati on 29 Jul and since I read these posts I have also confirmed with our realtor that we will get the discount. Thank you so much. We have a lot in Tamarind Grove and will start building the first week of August. Look forward to meeting all the neighbors. :)

Thanks to all the people making us aware of the upcoming discount!! You are awesome. We are scheduled to meet with the design team Sunday, yes, in 2 days!!! We thought that maybe we needed to request the 4% discount or ask for a coupon or something out of the ordinary, but our salesperson assured us that yes indeed we get it. He was going to surprise us, but we did check with him yesterday.
We are building in Tamarind Grove and will soon be Grovers! Our house in Maryland has not sold, but we are continuing the build hoping that it won't be on the market much longer.
We are so excited to get the building started and to pick out everything. It is certainly something to look forward to and to meet everyone at the pool!!!!
It has been so hot in the Annapolis area (103 today) we can't wait to get to Florida to cool off.:cold:

Interesting concept. All of the marketing gurus must be pitching what I think of as a "spending gauntlet"-- although I'm sure they don't call it that.
Think about it. How many stores to do go to where you have to walk through a maze of impulse-item displays before you get to the check-out register. Grocery stores have always had impulse items at checkout, but now stores have a literal maze of items you have to walk through to check out.
Needing an appointment with the Design Center to get the 4 percent discount is like that too. Look at and discuss with our professionals every single upgrade available for your home and you'll get a four percent discount. I wonder how many people who make those appointments with the Design Center leave spending more rather than less than they expected before they got their discount.
I'm not knocking it. It's good marketing. And you are getting somethign of value for your money.
But understanding the game before you go in could save you some dough.
I'm just saying.

I hope others don't get confused because of the negative attitude of your comments. You can't build a home in TV WITHOUT using the design center to pick out your various color choices at the minimum. Its a FREE service and you get to walk into a model home that has the color of the counter top you're picking out etc. Here is the link to understanding this very simple concept http://www.thevillages.com/newsletter/201107/home-site.htm
If, because of the discount, they take the tile option for $1200, or stretch their garage two feet for the same price when they might not have before, what business is that of yours. I think TV is doing something good not bad.
That said, those that did not get the discount shouldn't begrudge those that will. Be happy for them instead.

I am not sure Pt's post was meant to be negative. It was more like a "heads up". It is easy to get carried away with some marketing ploys. There is a lot of money to be made in upgrades.
One of the purposes of this forum is to make suggestions and comments to help people. It is difficult to do that without "minding someones business".

Someone that indicates her occupation as a "Marketing Consultant" and has over 4500 posts on this site since October of 2009 ( that's an average of 182 per month, or six a day ) beats a drum in many directions in my mind.
I started this thread to alert those that were building or thinking about building to a 4% discount if they did it North of 466A, and before September 30. It helped those it was intended for and I'm happy for my effort. Bless them for their savings, period.

Jim Starz - Re-read the quote I took from PT's post. Not only is she not being negative she says "getting something of value". How in the world do you read that as "negative attitude of her comments".
No one already in TV is going to begrudge new comers from saving any amount of money.
And who cares how many posts per day she makes. You think she's making money on it somehow? Go read her other 4500 posts and tell me one time where PT wasn't caring or didn't try to help someone else etc. She's a great TOTVer and even more impressive when you get to know her in person.

Yes I wasn't questioning your thread. I think it's part of the service that TOTV provides by alerting wannabes to discounts and opportunities. That's good and valuable.
Since PT is a marketing person she knows what TV is doing. But she was using her experience just to make sure that no one gets suckered during the design process. Knowledge is power and that's what she was providing.

Hi Jim,
It was wonderful of you to alert people to the 4 percent discount. Some posters on this thread went ahead and made their appointments thanks to your thread. Had they not, they might not have been among the 200 receiving the discount.
I hoped my marketing knowledge might help some shop more wisely and that is all. In no way did I mean to slight you or minimize your kindness and good deed in passing along this information.
Best regards,

Had I initiated post that provided useful information that ulitmately benefitted many, many people (200? Wow!) and helped them to save serious dollars, I would be very gratified.
Had I written a subsequent post in that same thread that directly attacked another poster who had NOT first taken a shot at me personally, I would be embarrassed.
Had the person whom I attacked responded with kind words acknowledging my initial post but completely ignored my subsequent insulting posts, I would be ashamed and feel belittled.
And I would apologize.

As ssmith alluded, written words often fail to accurately convey the writer's intonation and connotation.
We all who post and who read posts should be mindful of that.

I thank you for the kind words. I think what happened is I didn't get mad at PT personally, I got mad at the mere mention of any thing I thought was negative about TV. I'm new and have just fallen in love with her so I believed I was defending her honor. There have been some other negative things on here lately like'are the services going down?etc, sooooo
It's easy to confuse new folks and in talking about the discount I didn't want them to think going through the Design Center was a bad thing, but rather something that helps them and is a necessity anyway. Hence the reason for the link so they could see for themselves. http://www.thevillages.com/newsletter/201107/home-site.htm
In NC where I live some would consider what happened to me as being tarred and feathered by all her friends on here, I accept it, and will learn from i,t and move on. Ya'll have a good day out there. Jim

I'm confused...is the discount for anyone that meets with the design team and starts their home before Sept. 30 OR is it limited to the first 200? We are meeting them on Aug. 8 and would like to know if it's too late for us now? Our sales rep has been on vacation, so we can't check with her untill Monday. Thanks.

It happens on here once in awhile, I don't think they meant to 'tar and feather' you. I believe this medium is hard since it is not a face to face encounter and it is easy to misunderstand others and to be misunderstood. For instance, I started the post about TV possibly not keeping up with quality since I felt things were being misrepresented. I think some people are just naysayers and they naysay a lot....so they can leave a bad impression of the place which is not exactly the whole picture just their bias!
Well, pick yourself up and dust yourself off and please KEEP POSTING!
