Heading to the Villages in a few weeks for our appointment with the design center.

We don't want to close until the first week of January. How much say will we have about the closing date?

A lot will depend on when house is finished. I put a deposit down on a finished home and had to close in 30 days. They were not flexible at all.

What was the ' Select and Order ' on or before date on your Purchase Agreement?

My impresssion is that the closing date is based on the date that you commit to actually build. Our June 10 contract specified a closing date of August 22; we were never asked at any time in advance if we had a preference.

If you want a specific closing date you should talk with your sales associate. You might need to work backwards from your desired closing date to determine your contract date.

I would check with the sales person first --
We picked out everything and then went back East to sell our home --when we were in contract we called and told them to build.
62 days later we closed

Your Sales Agent gets a hefty commission to do just this sort of thing for you - make him/her earn their money. Talk to them and ask them to set it up so you close on the date you want and work backwards from there.

On new builds, closing dates have been selected by The Developer and, in general, have been NON-NEGOTIABLE!

When I signed on, the date was set. I wanted to be here and wanted to know if the date was subject to revision, not so much by me but by the builder. I was told, very firmly, "No. That is the date, and there will be no change in it!"

It made me comfortable at the time; I could confirm my flights without being penalized for subsequently changing them!

On re-sales, of course, virtually everything is negotiable!

We were the first to buy a lot in this section of Buttonwood. We bought the day they opened it for offers. You have up to a year to build and you CAN tell them when you need the house done as long as it is greater than 45 days. I don't know what these other people are talking about. I wanted the house done after the summer because it is just to hot to be moving in the summer time. We bought in June and picked Oct 15th of last year to close. You don't get a choice of builders, but you do get to decide what is a good time for the closing. Once you decide the closing date then the builder will figure out when they will start to build. With that said the finish date can not be changed without cost. If the sales person isn't willing to work with you or seems to not know what is going on, then I would ask for a new sale agent. I have heard some horor stories from that sales office and seen first hand some pretty lousy information coming from a sales assoicate. When you get to deciding what interior design you want question every detail. What type of stove, refrig, DW etc are we getting. What is the design of my kitchen sink. Get it in writing or they will be putting in things you don't want. We even went so far as to not take TV window coverings because they don't have a good section. We bought outside and are very please that we don't look like every other house. Painted wall, you can get it done so much less expensive then having TV do it and it turns out beautifully. Same witht he fans. I didn't take the same run of the mill fans they install. My husband is my fix-it guy and we bought what we wanted and he put them in. A different style for different rooms. A lot less expensive than the TV. Hope this helps. Been there and done that. We have also lived here in TV for over six years.

I think one of the factors in the OP's question was that they advanced their appt with the design center to take advantage of the discount. This action would appear to start the clock on building/closing.

So, probably can't have it both ways....do the design/discount now and defer completion til January.
