Talking to an investor tonite at LSL.he was telling me, starting early to mid December you will see the for sale signs going up on these super hot homes in TV. The year will be up and the investors that bought em last year during the mad rush for these. They will start flipping them. He indicated the ones on the water front could go for almost double in price. There are some that have never been occupied. He said it will look like rats running from a burning building. The ones over by 466 @ Morse those will be the leftovers for those who just can't swing the price over on the water. He feels the one on the very end on the corner that you can see form beauna vista, with a water view & golf view with it's own pool on a dead end street would go for well over 600,000! The rats are ready for the cheese. Get those FOr Sales ready

I am not trying to make any point. Just starting a discussion. These were hot properties when they opened up and were sold in less than 24 hours. It will a interesting to see, if the flippers make good on there investments. I try not to waste my energy worrying about others motives. We only have so much time left here on earth. By the age requirements of the villages, we all are in the checkout lane of life. We just gotta hope it is not he express lane.

I can't imagine that they've increased in price from what TV sold them for. Don't think the market has progressed any over the past year. If that 600k one you mentioned is indeed worth 600K then that is what TV would have sold it for last year. They don't usually leave any money on the table.

If the villas being built in the new area at 466 and Morse are equivalent to those in the Edgewater group, I'd have to think the pricing on the new ones will set the standard for whatever price the Edgewater ones would bring. Competition in the marketplace will generally do that, all other things being equal.

And I agree with Russ. I look at the homes for sale on The Villages site every day and some of the MLS lisitings too. I think that the value is holding from last year and that is an incredible plus, viewing the national market.
Just my opinion. Keep in mind I am blonde.

We stayed in one in the Summer of 2008, and it was sweet. Except for the full unobstructed view of the Sweetbay and its parking lot from the Lanai. Can't imagine why anyone would pay the $450K+ they were asking for it. I don't usually care much about a view, but that one would have been a deal killer for me.

I think those are the cottage villas (the original LSV homes)?
I think we are talking about the new villas that look at to Palmer and have a water view as well (you can see them from BV). They were built last year.

My bad. But it makes me wonder if flippers were buying those homes as well - seems like they went up for sale about a year ago.

Resale prices in Edgewater will soon be dictated by new sale prices in the soon to be released Haciendas at Mission Hills villas. Once TV is built out then higher prices probably will prevail but that is still a few years out.
A couple of friends of ours have recently listed their houses in order to buy a different style and location in TV. Both listed high and were told by numerous potential buyers that the prices were too high and they could buy new for less elsewhere in TV. Both lowered prices below new prices and promptly sold.

There have been two recent sales in the Edgewater Bungalows. One on Edgewater Lane sold on 2/1/2011 for $234,000, was put one the market rather quickly for $279,900 and sold for $267,000 on 6/1/2011. The second on Seagull Court sold on 2/1/2011 for $217,700, was put on the market rather quickly for $240,000 and sold for $245,000 on 4/1/2011. You can verify this information by going to Sumter County Property Appraiser web site. We have encountered people on golf carts coming through and wanting to know if any homes are for sale in this neighborhood. I think it is more about location than anything else. We have never heard anything about the homes selling in 24 hours but when we did our walk through with the builder, he did say that they sold 35 homes in 5 hours. He also related how the last home that sold was to a man who said he didn't like anything about the house. When asked why he bought it, he said because it was the last one in there. He has since made unbelievable changes to his landscape-don't know what has gone on inside the house. Whether all of this is a good thing or a not-so-good thing, is a matter of personal opinion. However, if anyone is looking to buy in the new Mission Hills village, I would get in touch with my TV rep NOW.

But with somewhere in the area of 200 new homes being sold per month when the new option is gone then if that demand to move to TV continues those 200 per month have no choice but to buy resale if they still want to buy here. Which it seems to me would move the prices higher faster for resale.

There are 528 homes for sale thru TV. Add in MLS and FSBO's and you have a lot of used inventory (maybe around 800-900 or so?). That is a lot of homes available. A good time to buy!

If they sold it before the year is up, that profit goes to the villages. I understand why they do this it keeps the flippers out and makes the units at least somewhat occupied. The one real fantasy that we are being told is" ther will be a build out" I don't believe that will ever happen. Thats like Ford saying we have made enough money.They will have purchased more land. To keep this all going , the baby boomers are on their way. They don't want to buy all these old dead folks homes, they want brand new homes, just like we did. The kicker is these buyers will have big money for huge homes. They have planned and setup for retirement much better than we have. Will they buy 2 or 3 lots in the trailer park and put up huge homes? This will be a very different place 5-7 years from now.
The Edgewater area is able to offer a small community with a great location, the huge new area by 466 is just like a public housing project that goes on forever with cookie cutter lots and miles an miles of roads. Is there even a rec center for those folks within that mess of homes? Think what that golf cart gate going onto Morse will be like talk about congestion just in the carts.
I feel the Edgewater site will become the poor mans lakeside cottages.

What leads you to believe it will be any different than other large groupings of TV homes where there is only one way in and out of a neighborhood? For example, look at the Villages of Pennecamp and Buttonwood on a map. Lots of homes in both. Each of those Villages is very nearly fully developed with homes. Now, if you own a home there and are heading out to go pretty much anywhere to the north, you'll get on St. Charles Pl. via either Pennecamp Dr. or Buttonwood Run. Unless I've missed something, I've not seen an inordinate amount of cart (or car) traffic at either of those intersections. And neither is served by a roundabout-and-multimodal-path as you'll have where that new 466 and Morse housing area connects to Morse Blvd., both of which do a much better job of keeping traffic flowing than does a conventional intersection with a stop sign.

Concerning build-out, I had a conversation last week with an acquaintance who works in The Villages who told me that the developer has made a commitment to the residents that TV will only get as large as currently planned, and he won't expand any more. I don't know how or where this commitment was made, but if true, it tells me that the developer (or his family) will be looking elsewhere to start a new development. TV is a well-oiled machine, and I can't imagine the Morse's would ever be satisfied running a commercial real estate operation in TV after enjoying their current 200 closings a month (new homes) while nearly everyone else in the FL real estate business is struggling. JMHO.

We drove through the Plantation development towards Clermont and we were told that the prices are depressed there to the point of "just make an offer". Even though it's nice there it's no Villages. That might make a difference in the end. BTW, Zillow just sent me an alert that my house has dropped 8% the last 30 days.

Neither of the developments at LSL have any attraction for me. I do have a friend who bought one of the first homes at Edgewater and he told me he paid less than $200,000. I don't know how profitable flipping is in this market? But I hope the banking industry is doing a better ob of appraisal, etc. I have heard that both Fannie and Freddie have learned their lesson

The real worth of something is what a person will pay for it. I hope those who purchased those units make tons of money with the resales. There is nobody forcing them to purchase them for the high profit prices. It just wont be my wife and I who shells out a boat load of money for one these. We love the area. In fact we will be like rats out of burning building when we find a scalper of these homes.

I was just down there at the beginning of July and talked to our sales guy about the cabanas. he said he felt TV underpriced them when they sold them. He said they completely sold out in 17 days and that one person that had bought one on the lake had someone knock on his door a week after closing and he was offered 50K more than he paid for it. Maybe they were underpriced.

The sales guy I work with in TV told me that when the current plans are completed, TV will be built out and there is no plan to add anymore. He said the developers have not filed any new plans outside of what they currently have and it takes them years to buy the land, create the plans and get all the approvals they need to build in a new area. There has been rumors that the next Villages could be in Texas near Austin but who knows for sure. Maybe they will just retire and sit on thier pile of money.

Readers should question the motives of anyone trashing the reputation of these gorgeous homes, implying they have "rats". The only "rat" around here is the one starting such crap.

You're right George... We already had a conversation on the attention thing in another post... To be honest, I'm OK with it as long as EVERYONE knows what it is... I don't like it when it hurts people. The problem is when someone comes on here and doesn't know what's going on and gets excited about it....
