Hi, opinions needed. What are your thoughts about what type of realtor to use for non village listings. I have been in contact with one realtor about this and she led me to believe in Florida buyers agent is not needed and is just extra costs. I in turn want someone that represents me and gives me good counsel on values, subdivisions that may be more or less desirable. Especially when looking outside the Villages?

What are your thoughts and what did others do? I will be down in October.

I was well served by dealing with a buyers agent.

why would it be an extra cost!! The agents would still split the 6% or whatever the rate is for the listing.

I am a retired Florida real estate broker. I would go with a buyer's agent. I am not recommending, just saying what I would do personally.

You may want to research the Florida statutes pertaining to the duties, obligations and responsibilities of each.

I am not sure what the "extra costs" are when using a buyer's agent.

I would do a buyer's agent also. I'm selling my home here in MA and everyone that has come to look has had their own agent. Doens't cost the seller any extra. Not sure of the extra cost to you (if any). I know the agent for the couple we are working at right now gets 2% of the listing fee (out of the 5 or 6 total you agreed to when listing). I'm selling myself so the total out of my pocket will be 2%.

MA laws must be more liberal than I thought..........(sorry Russ, I just couldn't pass it up!)
