A couple want to buy our house,and are making a very decent offer, how do you deal with a spouse that is having seperation issues?..there are no Grandchildren...........We have been on the market 9 days ,A:22yikes::22yikes:nyone got a house with room for a car aboat and 2golf carts ,within the 160 to 180 range ,I'm talking cash,They want to close on 9 21 !

I have seen lots of them like that for WAY LESS than 180k....BUT...they are NOT in THE VILLAGES. Don't you just love it when you do a "search" for THE VILLAGES and you get all these ....Near..close.only 8 miles from hits????? Sorry I can not help you with that but GOOD LUCK with your quest.

In this market if you have an offer that is very decent in nine days, that is a special case. Those separation issues will fade away once you are in TV. I might suggest you rent a place for a few and search for a home after you get down here. There are many resales available and there is one with your name on it, not to mention it only takes a couple of months to build a new one. Many options are here including places to store your boat until you find that special home. At any rate, Welcome and I hope all your dreams come true.

I agree 100%! Take a deep breath! Sell! Come down and rent a place with a golf cart for a month or MORE. Decide what series of home you want. TAKE YOUR TIME! Look at the MODELs and realize that MODELS are small with not much furniture in them. Try decide where you want to live. ( ex. which Village) Look at how the house sits on the lot. (ex. Does the house sit at the end of street and headlights from a car shine into your house.) If you find a cheap lot there is a reason. (THE VILLAGE has done there
HOMEWORK) What direction is the Sun in relationship to the house. Where is the lania in relationship to the Sun. Look at the garage and ask yourself is it big enough? You will quickly realize that you have many choices are going to have to be made. Do you want VINYL, BLOCK or CEMENT, 2 BD, 3 BD, 1 1/2CAR, 2 CAR garage, Florida Room, Big Lot, Small Lot. Try to learn everything about the Village your buying into (ex. HOW MUCH IS THE BOND/PAY OFF). Bonds are different base on where your house is located in the VILLAGES and what your buying. According to the Sales Agents the average Villagers moves at least three times. I rented different size homes over the years. THE VILLAGES over the years have changed MODELS and options. There was a time that people had six hours to make a decision on there home. REMEMBER TAKE YOUR TIME, THE AGENTS SELL HOUSES AND WORK ON COMMISSION. They lead you to believe that you NEED to jump on this house before it gone. Good Luck, YOUR DREAM WILL COME TRUE! :thumbup:

Good point! We are still about a year away from moving and wanting to buy this time with my head, not my heart. After all the reading, planning, downsizing, etc., it will come down to making a quick decision and you are so right about "don't look back"!! Thanks for the reminder.:highfive:

We have over a half dozen relatives and close friends in TV and none of them have moved from the first home them bought - guess they are all below average or maybe the Sales Agents are fibbing.

There is no scenario under the sun that could make us move again. This move was so terrible we will never do it again.

Take the cash and close on 9/21. And don't look back. The way it looks lately, the economy is not going to get any better in our lifetimes.
Many people, even having excellent credit, longstanding job, and 20% or more down payment, are having a hard time getting mortgage approval.
The pendulum has swung from allowing any tom, dick or harry to get a mortgage, to tight, tight controls on credit history checking, income stability etc.
Don't put yourself in a situation waiting for buyer's loan approval that can fall thru and you start over......and who knows what economic fiasco is coming next.
That said, you can't go wrong in TV unless you're addicted to snow shoveling or something like that.
