We just listed our house up north and it went into MLS last Wednesday. Our realtor called tonight to say she has someone who wants to see it tomorrow. This will be the first showing. Wouldn't it be great if all it took was just this one?

Our realtor took great pics of the house and posted them in MLS. It is a VERY contemporary style house. She also doesn't recommed open houses as it doesn't usually bring buyers. She has a stipulation that she ONLY shows to buyers that are pre-approved for financing - no looky-loos. And she attends ALL showings - no lockbox.

kandj, good luck with the sale of your home, I am in the exact position. The only difference is, I am the listing agent. I agree with your agent, open houses are usually held to show the sellers that we are "working" for our money, I am not sure about her other stipulations. I have worked with many, many buyers that were not 'pre-approved' and although I agree, I would not waste much time with them, I would not stop them from looking. They may not have been to the bank yet but they may know that they would have no problem financing your home without talking to the bank. The other issue I would address it the fact that she has to attend all showings...why? What if she isn't available? There have been many, many times that I am out showing properties and we pass a for sale sign. I immediately call the office and request the opportunity to show the property. If we have to wait for the listing agent, the opportunity is lost. If you have to wait for your listing agent, then you have lost the opportunity too!! Please address these concerns with your agent. This is a very tough market and we need to avail ourselves of every chance to get our property shown. I'm not condemning your agent at all, just giving some insight from years of experience.

We stipulated that all showings have to be attended by our realtor. This is not something that is uncommon in NH. We do NOT want a lock box as our property is so private that it is not visible to our neighbors. SHE is responsible to make sure all doors are locked after the property has been shown. Right now, that is not a huge concern as Jim is still up north. But just in case it doesn't sell right away we want to make sure someone is accountable.

Please don't say that can't happen because realtors are responsible. When I bought my house down here, after we closed ALL the doors were unlocked until Redwitch came over to check out the house for me!

kandj, please, please don't think I was doubting your realtor!! If this is what you requested than I tip my hat to her. Every situation is different and I understand that (heck, I want to be here for every showing on my house!!) I have all of my fingers and my toes and my eyes crossed for you (actually, only for a moment, can't hold it that long!) Good luck and hope to meet you in the near future when we all get there!! I have been an agent for so long and sometimes I overreact..sorry!!

I guess that every area of the country is different. In NH most viewings are scheduled with at least 12 hour notice. As for "drive bys" being interested, there is NOTHING other than our long driveway that can be seen from the street. As for requesting that our realtor be present, that was an option that we could chose. It is one of her offered services. And her office/home is less than 1 mile from our home that is for sale. She also limits how many listings she manages at any one time to less than 10 so she can give them her attention.

I believe we have the best one in our market. She certainly has great stats! When she first came out to the house, she had done all her homework before meeeting us and seeing the house.

You will generaly get a low ball offer early. Take it and come on down. You will never think back on the loss once you live here.

That's great! We listed our house with a realtor on 12 July and it sold on 15 July. We got our asking price and are closing 19 August.

It sounds like you have a great realtor who is giving you personalized attention. I heard from REA's that home's will sell through the internet and not open houses but I always have hope that someone who has been looking for a while will stop by.

Being pre-approved is a great as you don't waste your time as well as your agent's in showing your home. Having an agent present is good because some will be concerned that potential buyers might want to take some valuables if they are easily accessible. "who would have thunk it"?

I have a feeling you better finish your packing as it won't be long now. :)
