Any recommendations regarding sealing garage floors? We are building a new Lilac and am exploring a sealing process for the garage.

We used Tim The Toolman who also does attic stairs and cabinets including garage floor coatings, he did a nice job for us, his number is 352-217-0561.

Another vote for Tim... He did our garage floor and attic stairs. Reasonable and was here when he said he would be.

He installed attic pull down stairs and finished the garaghe floor :BigApplause:

Google Race Deck Floor Tiles, Did it to my home here, It looks great was easy for my wife and I to install. Customer service is great! They help you lay it out and order the correct amount,
It's going in my new Lilac when we build

We are also building a lilac will call timtoolman for srirs thnaks but wd rather seal/paint the garage floor myself before we mv in. Follow up to above poster..... any suggestions for sealing material or paint? Thanks

Go with the 2 part epoxy sealer. Don't forget, you will need to etch it first, with acid to get all of the dirt and dust off it. Even though it's new, you still need to do this step or you'll likely have problems with your epoxy coating.
Tim can do your floor before you move in too. We had that done, when we here for a week, since it needed to sit for a few days without anything on it.

Everyone homeowner I've ever talked with who has had real problems with their epoxy paint lifting, peeling, etc. has skipped the acid etching step.

You dont need to recoat with clear at all. You can even put flakes in it. you wet down the floor and when you paint it gets drawn into the concrete.

Must be just my bad luck but! I wish you the all the best with paint. Prep is the most important
Watched the crew wash clean acid wash etch again wash clean let dry apply two part flood system and leave,
Let set for a week, It cost a pretty good buck to buy this paint and the labor
Took a Harley ride came home late evening parked the bike on the new floor.
Rolled it out the next morning and the paint came up off the floor stuck to the tires!
Thats when I called Race Deck! No hot tires, oil leaks or scratch marks gonna get this ole CarGuy again.
Only sad part was leaving it in this now sold home. New owner would not hear of me taking it up and moving it to Florida!
Just my story I'm sure many have had good installation and outstanding good luck with their painted floors

I have read just about everything about having your garage floor sealed with epoxy. There are many pluses like looks, clean up, etc...with just as many minuses like cracking, hot tire, etc. Those of you that had your garages done, would you do it again or just live with plain concrete. I really need to know. Thanks

My epoxy floor is only a year old, but it looks as good today as the day it was done. No cracking and no peeling from the hot tires. I would do it again in a New York Minute!
I had ONE PART EPOXY once and it peeled from the hot tires. I tried to go cheap and the long-term results reflected that...

A product (possibly industrial epoxy), with flakes and a clear coat. At least a 5 year warranty. I don't want to worry about it once it's applied and I want it done right the first time. Any suggestions on a product or a company to apply it?

Call Tim the Toolman, referenced earlier in this thread. He will spend 3 half days at your home; first acid etching, then applying 2-part epoxy & flakes and finally sealing with a clear coat. Tim does a great job and I thought reasonably priced. You will loose the use of your garage for about a week, so if you can do this BEFORE you move in, that's a huge plus...

If you call sales and give them a copy of your garage floor layout or even the diminsions. They will quote you a price on shipping etc. My old statement was five years old and with the price of shipping and cost of plastic I am sure it has gone up! I spent 629.36 in 2006 144 sq plus the nice tapered finished edge borders.
I had a industry two part epoxy pant appied a month before however I must admit that maybe my installer did a bad job for me. Others posted a job well done? Mine job was a disaster.
I like the race deck because if I spill oil or gas on it I can clean it up. When I sit on it for cleaning cars I am not on a hard concret floor. It is warmer in the winter months and not that hot in summer.
I visited a home in TV who had a absolutely beautiful garage and driveway coated. Howevee is best friend came over several days to pick him up with a leaking Golf Cart and was ruined. The Black Oil went down into the paint?
When I get to TV I will be just like you lookng at all the options!. Probably will go back to the race deck I just know it works for me and everyone admires it! It sold my home for me. In TV it could move from garage to garage if you move.
For all you other readers Race Deck also has Indoor Out door carpeted tiles that can be layed down in a lani or outside area.
A disadvantage of the race Deck is that it supports all car weight and does not damage. If you jack up a vehicle with a floor jack or use jack stands you must put down a plywood sheet under the jack/stands to keep the wheels or legs from denting the flooring. Pressure Point stuff! If you had a epoxy floor you would worry about scratching and scuffing
Morrisville College spent $$$$$$$$$$$$ on the entire Auto shop with a epoxy floor covering. 6ars later it has peeled up in mostas and looks like heck.

I believe that industrial epoxy used in a garage would hold up much better since it is used in hangers, auto mechanic shops and high traffic industries using tow motors. Priced out materials at about $600 and would not be found at a big box store. SuperFloorCoats.com. Check it out...any thoughts?

I got an estimate from a Sherwin-Williams rep (specialist in their commercial/industrial floor coatings and their proper application) about 3-4 years ago for putting a coating on the floor of a new storage building. His recommendation was to prep the surface via the grinding method since our floor was fresh and had had a good amount of curing compound applied to it after the pour. I choked on the cost (fairly good sized building) and decided to pass on it. Would've loved to have done it, though! :( Just doing my best to take care of the floor as-is!!

Yes, had to acid etch floor first. Like it was said earlier, prep has everything to do with outcome.

Great thread and very timely for me. We closed on our new home on Aug. 8 and will move in mid-October. I'm going to call Tim and a couple others to get more info and quotes. I want this job done before we move in.

Tim Miller is great - does excellent work, sticks to his schedule and is very personable. He has done our garage floor, installed new cabinets in our utility room and built enclosed storage in our garage. We wouldn't call anyone else!

I have a 2 car with golf cart garage (657 sq. ft.) I checked out RaceDeck flooring...nice but kind of expensive ($3,000). They actually sent me sample flooring. About how much does it cost to have someone put down epoxy (with flakes and a clear coat) to a 2 car with golf cart garage? Doesn't have to be exact - a sq. ft cost is close. I'm going to do something...just trying to figure out what that something is!

Does anyone know of any one else besides Tim Miller who does the garage floor? Do any of you know what brand Tim Miller uses to epoxy your garage? Just looking for alternatives in case he is not available.

I would recommend Del Hobdy of Delcrete Coatings 352-551-1515. Always on time, excellent work, beautifully finished garage floors, driveways & lanias. Stand up guy.

Not always on time. A couple hours late, and forgot their pressure washer - left it in Mount Dora. They considered and then dismissed the option of renting one at Ace. I guess my job wasn't worth their rental expense. They offered to reschedule, but my schedule did not permit. Anyway, at that point they reminded me too much of Frick and Frack.

I put a addition on my golf cart garage. I wanted a nice floor to keep the dust down and have a cool room to sip some suds in while watching the race. To properly put a coating down, you must do a acid etch. I could not do that because I did not want to risk staining my driveway pavers. I contacted a company calle "Big Floors" out of Utah. I bought these floor tiles for $1.98 per square foot delivered. I put them down myself in a few hours. Cutting is a piece of cake. I think this is a better way to go rather than painting/staining. Every driveway/ garage I have ever seen after coating has had problems. This is something that you are married to. I see coatings coming up and people wish they had left the concrete natural. Best of luck however you decide.:wave:
