I don't understand the latest survey that lists Allen, Texas as No. 1 retirement spot for Boomers and The Villages isn't even on the list for top 30....Must be political....Maybe that is a blessing in disguise, will just keep our little paradise secret to ourselves.

but with +80,000 and 1000's more coming its hard to keep secret. The compilers error not to include TV.

I NEVER trust polls!! Who do they interview for their information anyway?? I agree with you that it is a "blessing in disguise". My opinion, The Villages has been and is a great place to retire!!!

When you factor in the Tax Burden/Bond, and the cost of living ( Amenity Fee ) we are not cheap. This is a very good thing in many ways though.

I don't get it either! Hubby and I can't wait to move in! Honestly, we have not felt so sure about a move than we are about TV. :D:D:D

I'm with you...it is a dumb list! I say to hubby everyday, "Have I told you how much I miss TV?"...he just smiles and says soon! I just love THAT place too!:smiley:

One of the major problems in naming TV to a top 10 retirement list is that our real estate prices have not declined by 40-50% as in many of the retirement areas. This means that we are not as affordable as places that have declined by 50%.
Real estate prices in TV have declined but much less than the average in FL.
Great news if you own a home in TV. If you are planning to buy this is also good news because your investment is more secure than many other retirement areas.
You will read negative things about TV on TOTV such as "we don't like the new pool chairs", "the bond and fees are high", "the developer has IRS problems", "they closed the golf course for over seeding", etc.
There are no issues about the club houses not being finished or staffed.
There are no issues about the solvency of the developer.
Other retirement communities have much bigger issues than "we don't like the new pool chairs".
I'm glad we made a decision to buy in the TV and we will become snowbirds with the fall migration.

I cannot agree with those places at all. If I am right, there are a couple on the list where it gets really cold. Never met many retirees who liked extreme cold weather. Also, Texas gets really hot as does Arizona.
It gets hot here in The Villages, but the breezes and rain showers and all the beauty makes it bearable. I love it here. ( note: I have been to Az. and have lived in San Antonio Tx.)

OTOH, TV, or any other retirement community for that matter, is not for everyone. If it were, everyone would live in TV. Different retirees have different preferences/requirements. It costs more to live in TV vs. some other communities, so cost of living can be a BIG factor for some. Also TV is BIG, some people might want something smaller etc.
We prefer TV, but after looking at a lot of communities I can easily see how they appeal to different people.

I have seen similar lists on topretirements.com? and they usually rate TV in the high twenties based on certain criteria.
I remember seeing an article by the reporter who after visiting TV said, "what's not to like as there are a thousand activities".
I find it amusing as they will be more choices to buy when I get there. :)
It may not be for everyone but its right for me. :)

Where to retire mag had a recent article about the "top 100 master planned communites". We didn't make that one either.
I've never seen TV profiled in Where to Retire (but I don't read it every month any longer like I used to).

I used to read that magazine and when it came out about 5 years ago with the top 100 and TV didn't make it I wrote a letter to the editor. He replied and said if they compared any retirement to TV that they would pale in comparison. The following month they had a special segment that highlighted TV. Angie and I have locked and loaded in Sanibel so now I don't care how many people discover TV. We researched retirement communities and all I can say is there really is only one true Master planned retirement community and that is TV. Can't wait to come down in Dec and finalize the house plan and then hoping to move down by April 1st. Angie retires the 31st of this month and I will retire in March of 2012.

That's gotta be a boo-boo or some glitch in their survey software. They must've meant someplace else.
When you Google Allen, TX:
It's up by Dallas, which is mega hot in summer and winters often get ice...ICE !!!;:cold:
Their big draw seems to be soliciting industry to relocate to there.
Those two are just for starters. For the life of me, I can't see what either of those would have to do with retirement. There's more, but I think you can get the picture.
We came here from West Texas and even South Texas down around Padre Island didn't appeal to us or have anything close to what's here.
('Course there's lotsa things I don't understand.....just sayin'.)

If you read the Mag over a period of time you will see the more advertising done, the more articles appear. To my knowledge TV has never advertised in the mag, thus no articles or rankings in their top 100 whatevers. In the past The Plantation and DW Spruce Creek have been listed in their polls. Even Howie In The Hills has been ranked!
Over a period of time you will see that that magazine is really a glorified pile of brochures written by P/R firms and chambers of commerce.
In my opinion the only real value in the mag is their table of cost of living indexes.

BINGO: Cost of living is a top category in these polls. Jim's right, were are more expensive that most of the larger Retirement communities you can find. When we started researching for a home, our main concern was a variety of activities. The Villages was number one on that list. So here we are.

All those places are "urban environments." TV certainly isn't in an urban environment. That's one reason I love it.

The doctor I went to last month and there was a magazine of the top 100 doctors in CT. I mentioned to him that all my doctors were in there but him as I knew he was a top notch specialists.
He said he didn't want to pay the six thousand dollars to have his picture in it.
Moral - TV sells itself when people visit. As a wannabee, I would like to keep that a secret. :)

I'd guess that TV tends to attract retirees with higher disposable income, who are looking for a full-time home. For Seasonal Residents, the cost of maintaining two primary homes is high.

In addition, the article says the cities are listed alphabetically, so Allen Texas is the first city listed and really not ":#1. Also, the list compiled by Forbes is not a "poll" or a "survey" as frequently alluded to in this thread.
Bottom line is that the list has not relevance at all to The Villages.

It might be due to the amount of real estate one gets for the very reasonable prices in Texas. Not sure, but that's a possibility as far as selling one's primary home , buying a retirement dwelling in Texas and having a lot of cash left over.
At our recent barbecue here, everyone was chatting about the beautiful homes in various Texas "burbs" with extremely low prices for the luxury and palatial sizes of these homes (as shown on the Home and Garden Channel or HGTV.) Younger professionals were in "awe" of the newly built homes in Texas, as were their parents age group.
Have never been to Texas.
The realtors bring the prospective buyers to various towns in Texas.
Considering the recent draught, who really knows why Allen Texas is listed.
P.S. HAS ANYONE COMPARED ARIZONA TO THE VILLAGES AND ULTIMATELY DECIDED ON TV.? WHY?

We chose Florida over Arizona because we couldn't find anything comparable to The Villages in Arizona. And because Florida is an easier commute from Ontario, Canada.

After exstensive research, our preferences in order are:
1. TV
2. Tie - Sun City Grand (Del Webb AZ) and
2. Pebble Creek !Robson AZ)

Most of those cities in the list are too cold in the winter. We live in the suburbs of Indianapolis in the summer and we can say that it is a good place to raise a family but I prefer the Florida winter weather over Indiana which is why I love TV. I also don't think TV is much of a secret anymore with it's growth and how many billboards I see about it when driving down here in the fall.
