Ok, very general question...designer home (gardenia?)...stretched...golf cart garage...not on golf course...pool...estimate??? (not holding anyone to it...just an idea of cost)

I believe a Gardenia with a golf cart garage is called a Begonia, so check new house prices for one of those. By the way, we love our Gardenia floor plan (although I am jealous of anyone with a golf cart garage!)

New Gardenia as you describe and upper-mid upgrade package before recent price increase: $263k-ish;
no idea about pool $$ other than cost could range into decent 5 figures depending on frills;
you'll pay extra for a lot size that will accommodate the stretches, garages, and pool;
bond cost for designer home in St James is $23k

just a small clarification, ducati: a begonia and a gardenia have same basic floor plan; however a Begonia has a golf cart garage on the "house side" of the main garage while a Gardenia's golf cart garage is on the "yard side" of the main garage.
The nook area of the begonia differs slightly from that of the gardenia bc of the golf cart garage location.

Stretched Gardenia with a pool and golf cart garage will be $420K to $475K depending on the location and the pool. Most homes with those features have some type of over-sized lot with a view. That is the range for resale over the past 4 years. I threw out the bottom 3 and the top 2 and there were 29 others in that range. Most of those stretched were stretched where that particular lot would allow. So some it was on the master bedroom side, some it was on the guest room side, mine was right through the middle. That is the same home I purchased except mine does not have a golf cart garage, does have an over size garage and a pool and a golf course view. Hence why I have collected all that data.

guesstimate....Camellia which is frame version..about $250k with golf cart garage on interior lot.
Gardenia (same home, block and stucco) on interior lot with golf cart garage, $270k
Stretched add 10K...again a guess.
New or resale.

Aaaa....Trish....not to worry. I've put the dawg, Lexi, out on the street selling lemonade...(we don't have kool drinks up here in Wheatfield)...and we are hoping to make that $.62.
Call those movers back......the dawg :doggie:is doing just great....we're almost up to $.62 profit.

Where is Russ_Boston when we need him!
He has a Begonia that will be built. If I remember correctly it's on a corner lot and he will be putting in a pool. Believe the lot was $25K extra. ( but that was last year's pricing)
Cost of pool say another $25 - 30 K plus . Therefore the total cost of the house could be done for under $400 K but you really have to be lucky on the cost of the lot....Obviously not on a golf course....

We have a stretched Begonia (Garage stretched --guest bedroom side of home stretched 3ft front 2 ft wide )--all tile, granite-- on a Golf course $378
added a pool after mkt for Mid 30s --very happy with everything --

Hi Trish, We're building a Gardenia in Sanibel in Oct. Just got a price sheet from agent. It includes our lot premium of $45M, golf cart garage (which was dictated by our lot, believe it or not), garage stretch, lanai stretch, den stretch, granite in K & baths, SS appliances and all else pretty standard - $313M. We will now work on bringing that in line with what we're comfortable with and any other options we want or will remove. The lot premium & GCG are not negotiable in our case. And I don't mean that they negotiate price on anything because we all know they do not! Just adding and removing options.

There are 8 spec Gardenia's under construction right now, price ranges from $226K to $425K.
There are 114 spec Designer homes of all series under construction right now. The cheapest is a Bougainvilla frame built in Tamarind Grove for $175K and the most expensive is an Ivy on a golf course lot in Buttonwood for $457K.

And a pool can vary greatly in cost. A very basic pool with no water fall, basic shape and a cage is 35K to 40K. And they go up up up from there. My neighbor just did one that was over 100K. Big pool, free form shape, huge cage, solar heat, spa, 3 water falls, and many other extras.

Hi i2, I do think our lot would accommodate a pool, though we have no interest. It's at the end of a cul de sac, a little odd shaped and large by Village standards. Wanted some rear privacy so had to pay the price! We are not even sure we'll do all the stretches. Was trying to get a feel for their cost. Just happy to be coming in 6 short weeks!:highfive::BigApplause::pepper2:
